My wife and I had a midweek break in the residence in October. We have stayed there before and love the location and the ambiance of the place. However we were a bit disappointed this time with a few things. As we arrived earlier than check in time we registered and went for a walk. Upon returning we were handed the room keys and a vague description of how to find the room, After a good few minutes getting lost in the many corriders we found our suite in the bowels of the place . Then it was a trek back up to reception on the second floor back outside and down another two flights of stairs to the car park to collect our bags before retracing our steps with our luggage back to the room, Disapointing that no assitance or guidance was offered . The room itself was lovely but again a few touches let it down. e.g loose wall paper,loose floor tiles in the bathroom , the toilet seat about to fall off and the bed just had the sheets pulled up on the second night and not made up properly. In isolation these are minor issues but would not have happened on our previous visits. We will still return again but if the residence wants to retain its 5 star ratings it will have to address the falings standards

I read the reviews before I booked our time share. They were bang on. The hotel is beautifully decorated, spacious and centrally located. It’s a fifteen minute walk from the Royal Mile. Located in Center Town, it's considered a posh neighborhood. The staff was very friendly and helpful. My one complaint concerns the phone call I made to the hotel prior to leaving. I called to confirm a microwave and tea service in every room and was told our room didn’t have one. EVERY room has one. The hotel restaurant was expensive but for the neighborhood probably average. I would without a doubt return. The staff alone made our stay.

Close to Haymarket Station in a quiet square, a very comfortable traditional hotel. Helpful, discreet service, excellent full Scottish breakfast. Small dining room serving good food for those eating in. Ten minute walk to Princess Street. We had a mid-range room with huge sitting room, on the ground floor.

I booked the Edinburgh Residence via Late rooms at a reduced rate and when I saw that we had been allocated a smaller room in the basement with no separate living area felt that this was to be expected.
The room however was still large, comfortable and spotlessly clean.On the negative side the wash basin in the otherwise large and well appointed bathroom was ridiculously small.
The Hotel is only a ten minute walk from Princes Street and is at the end of a large georgian terrace in a nice quiet area of the town.
We didnt use the resturaunt however breakfast which is delivered to the room was nice particularly the cooked Scottish breakfast.Omlettes and haddock and poached eggs etc are also available but are not of the same quality.
One negative with our room, which was the only one in the basement, is that it is near the kitchen/staff area and as such can be a bit noisey from 6 am onwards.
This however did not spoil an enjoyable stay.

We stayed here for 1 night in September.

Huge room with separate living area with dining table & lounges. Huge bathroom.
Room service dinner from restaurant was good, as was the breakfast.

Location OK, we had a car so we were able to drive around to the sights which was good, especially if the weather is ordinary.
