This B&B is just stepped up to my top 3 B&B's. I stayed here for 4 night's. It is perfectly located it the heart of Edinburgh. The bathroom that was for my room was very big, deep tub, with a shower. (very clean)(included soap/shampoo)
My room was also large with a great view the bed was so comfortable. David is the owner which he is always there, and very friendly. As for the breakfast I experienced such incredible service; you can have a small or large British/American breakfast. I had scrambled, bacon, and toast every morning very good. A++
There is also a room to relax in and read or watch TV. The day I had to fly out was not till late so I checked out, then watched a movie on the Flat screen till I had to leave for the airport which is 25 min away by bus for only 2.50 pounds. Please see my attached photo's.
This B&B is well worth the money, a great place for a single/couple or a family.
ATTN: Traveling-men to the east it's only 3 min to the GL, and No.1

My sister and I stayed at 53 Frederick Street for two nights earlier this month. David (the owner) was helpful and friendly from start to finish and even let us leave our bags at the B&B after checking out so that we could make the most of our last day (we didn't fly until early evening).

The location is great - and even though you're right in the middle of the city, you don't hear any noise at all. The room we stayed in (at the front of the house) was spacious and clean, and breakfast was lovely. I'd highly recommend staying here - just be warned you have to be reasonably fit to navigate the stairs up to the B&B if you're carrying luggage with you!

(If you get chance, have dinner at The Witchery restaurant near the castle - it's an amazing place and they do a great pre-theatre menu that's very reasonable).

This is a wondeful place to stay if you are planning to be in the middle of Edinburgh. Even if you're not, there's enough taxi's and busses around to get you to wherever you need to go.

The property is exceptionally homely and the service, rooms, "breakfast" is of the highest level.

It's unlike other B&B's and certainly removed from the non-personal world of a hotel. There is no segregation, in fact, the host was sitting and watching television with friends of mine prior to my arrival.

Everywhere in Edinburgh is walking distance. The Royal Mile and Princess Street is a stone's throw and the castle just minutes away.

A very good find and cannot imagine anyone being disappointed.

We can't rave enough about our stay at 53 Frederick Street!

My husband and I just got back from a wonderful trip to Scotland. Our last two nights were spent in Edinburgh. We were fortunate enough to get last minute accommodations at this B&B. The proprietor, David, was very charming and extremely helpful in making sure that we had a lovely first time visit to his beautiful city.

The location of the B&B was incredible as it is central to everything. We were able to walk to the castle in about 10 minutes. The Botanic Gardens were a 15 minute walk in another direction. We walked to St. Giles Church one night for the "City of the Dead" tour and really enjoyed it (David recommended it). You can also get on one of the sightseeing buses only a couple blocks away. Jenner's and other major shopping are quite close. David puts binders in your room with his recommendation of about 50 restaurants in the immediate area. It is all very conveniently located.

As for the accommodations themselves, the rooms were nice sized and clean. The breakfasts were great and very filling. The rooms have DVD players and David keeps a collection of movies available for his guests to borrow. There is a central room for guests where you eat breakfast but it also includes some very comfortable couches if you want to watch some TV there.

We found it all wonderful and highly recommend staying at 53 Frederick Street.

I was a little apprehensive of staying at a Bed and Breakfast rather than a hotel, but I was not disappointed! I used Trip Advisor for recommendations and booked this property. After speaking to the owner, I had a feeling that it was the right decision.
The Bed and Breakfast is in an historic Georgian building and is in a wonderful location, right off of fashionable George Street and a five minute walk from Princes Street. All of the tourist sites are an easy walk as well and there is good public transportation nearby.
We were fortunate to have a vey large room, big enough for a family that overlooked a quaint cobblestone street. Our room was complete with a genuine Gerogian fireplace, couch, tv, hospitality tray and private bathroom. Breakfast is included in a sunny all purpose room complete with large screen tv and videos , dvds and a host of reading materials.
David, the host is always ready for a chat or helpful suggestions of where to eat and what to see. He even helped us carry our bags down three flights of stairs...which incidently is the only disadvantage staying here as there is no elevator and the property is on the third floor!
I would stay there again in a heatbeat! Loved 53 Frederick Street!
