Firstly an excellent location for one staying in the beautiful city of Perth with the station just around the corner (no worries about noise), car hire firm around the corner (Arnold Clark), the beautiful park within a couple of minutes walk and the town centre within five minutes walk.
I booked the superior rooms which were delightful with all the expected requirements supplied and the two rooms I booked being large in size with modern fitted bathrooms.
The food served in the both restaurants was excellent - a real delight in a relaxed atmosphere - first class food.
The staff were extremely helpful and polite.
My only niggle would be that at times in the evening I found the restaurant and lounge a little bit cold.
A really enjoyable week.

We booked a two night stay and I was a very disappointed I have to say. Some staff were a little intimidating, I had no hot water to have a shower as the supply fed the whole property, only exlpanation really is if more than one guest is showering then wait your turn for water.

Had to boil kettle on chair as there was a lack of plug sockets.

No provision for breakfast trays, sat with breakfast on my knee with the tray on the bed, the breakfast was minimum, no cereal, orange juice of jams/marmalades etc.

Wouldn't visit again

Chefs do really well other than that, not much selection in menu but the meals are amazing!

Responding to some recent comments on this site.

I would note that we offer a very extensive breakfast menu served both in the Restaurant and tray service in the rooms. Guests can choose whatever they wish from the main menu and have it served in the room, including Orange Juice, Toast and Jam etc.

All tea and coffee making facilities have a nearby plug.

We generally have continuous hot water and are therefore a bit confused on this one comment? We have had no other cases of this at all. It is certainly not a case of someone using all the hot water, as we are very busy in the morning and have never had an issue even with 14 rooms checking out.

If the bar is shut, we offer a late bar service to guests as we have a duty manager available overnight. We do however eventually go to bed!

I am unsure of some of the comments regarding the staff and service as they vary greatly between reviews and the team has been the same for some time now. We are generally viewed as a very friendly, professional and helpful bunch and I am sorry if some guests have not seen us in this way.

We stayed 2 nights in mid-week. It was very easy to find and on arrival the car park is well sized, tidy, and on a slope. The hotel exterior looks smart and there are stylish outside tables and chairs in a tiered garden next to a park. There is a railway bridge next to the hotel but we didn't notice the trains from our room.

Our superior room was on the ground floor facing the car park / park. We were most impressed with the huge and contemporarily decorated bathroom although not everything worked - like the sink plug and UK shaving socket.

The room itself was quite nice, well sized and clean without being over exciting, the downside was that the floor squeaked and bounced causing the TV picture to flicker with every movement in the room. I fixed the TV as it was the aerial socket hitting the wall but found the floor annoying.

There are 2 restaurants, one was closed in mid-week. There was a good menu in the bistro but my wife is a vegetarian so we looked around Perth centre which is about a half mile walk. Perth is a nice compact centre and it would have been easy to park if we'd driven.

Breakfast is in the bistro which is smartly decorated in a conservatory. We ended up with our cooked course on the table while eating cereal on both days, I noticed someone else said that months ago. The sun is very bright in there on sunny mornings as well. Breakfast was good enough though.

We drank in the bar and sat in the lounge reading the provided newspapers and magazines. That was comfortable and relaxing.

After checking out we walked through the garden and round the park and it was very pleasant on a sunny morning before our journey home.

Overall it's a nice hotel but a bit overpriced I thought. It has a feel of quality but somehow doesn't quite do it. In my opinion it wouldn't be difficult to fix the shortcomings or maybe I'm picky. It hasn't got a lot of rooms but has a lot of features, like the garden seating, lounge, bar, 2 restaurants, well set out car park, location on the edge of the city centre next to a park.

“Great Expectations”

We stayed at this hotel as part of a tour of Scotland, primarily because of their website and the link to tripadvisor on it. As a group of four people we found the hotel more than met our expectations. As stated previously the staff were great and we were well looked after during our stay. The dining at the hotel is first class (They also own another superb restaurant in town at which we also ate at a lovely walk form the hotel) and the superb breakfast was the best we experienced during our travels.

Having stayed in a number of hotels around Scotland on our tour this is the only one worth writing about. Overall the hotel is small and easy going but a great place, if you dine you are in for a real treat.

Having returned home and read reviews over the last 6 months since we booked, I can only say that forgoing any minor issues the hotel deserves its top rating from previous visitors.

This hotel has an excellent location and staying here should have been a very pleasant experience.
After reading earlier traveller revues I decided to pay more for a room at the front of the hotel overlooking the South Inch in preference to one at the rear overlooking the railway station. My booking was made directly with the hotel by telephone and I was told the rooms at the rear are smaller.
On arrival and checking in I was given the key to my room and the receptionist pointed out the directions - through a dining area, a small bar, through another door into a hallway and up the stairs. Although not needed on this occasion, I would have appreciated the offer of help with luggage and being shown to my room.
The staircase was quite gloomy as was the room itself. Very stuffy with the window closed, traffic noise with the window open. Keys to rooms also have a hotel front door key because reception is not manned 24 hours.
Arriving for breakfast at 8.30am the the breakfast room and reception were deserted. After a while a waiter arrived and pointed to a table. Breakfast was O.K. but nothing special - and very quiet.
My stay was for a few nights mid-week and checking out paying my bill was also a very 'cold' experience. Still no enquiry if help was needed with luggage, no conversation at all.
