My husband and I stayed with the O'Learys for three nights in May '07. The home, and Rosaleen, were simply wonderful, and the most comfortable place to stay in every way.
The room was lovely, clean, and roomy with a very comfortable queen-sized bed, and the house had a very "loved" feeling - hard to describe, but so "homey". The decor is elegant without being overly fussy, and everything is where it needs to be. The breakfast room is delighful, and looks out over a garden patio for guest use. The garden is lovely - English roses, irises and columbines all in flower in May, a nice welcome as you walk to the entrance after a day out.
Breakfast was terrific - out of 3 B&B's we stayed in offering "traditional Irish breakfast", this was the best, and the Clonakilty black pudding convinced me it is actually really good (having had some bad examples in hotels). And the breakfast is made all that much better served by Rosaleen, who will happily and kindly chat away the morning with her guests, giving them all sorts of grand ideas for the day.
Location is as others have said, a bit of a walk to town, but through a lovely wooded park and fairly easy. For a late night, walk in and get a taxi back, or a car ride is only five minutes.
