“Just how B&Bs should be.”
4 of 5 stars Reviewed 21 July 2010

Only stayed for one night on a very brief visit to Carlisle. I was delighted with the choice. The room was both clean and quiet. At very short notice I asked for an early breakfast which was agreed with a smile.
I would definitely stay here again for either business or leisure.

“A wonderful place to stay, so friendly and helpful!”
5 of 5 stars Reviewed 13 July 2010

This is a great place to stay. We had walked 13 miles along the Hadrian's Wall path and Steve the owner was waiting for us on arrival with a cheery smile. The room was very clean and well decorated, and the bed was very comfortable. We had a great night's sleep and breakfast was delicious and filling. Steve was really helpful he recommended a great place to eat, and showed us short cuts to get around town. He went the extra mile to ensure we had a great stay and even took our baggage to the train station for us on our last day - you don't get that kind of service very often. The value for money was excellent and we will definately stay here again.

“Excellent B&B and great value”

I booked this B&B on the strength of the other reviews, and I wasn't disappointed - this is a real gem in Carlisle! The house itself is beautiful and the owners have done a fantastic job restoring it to its former glory (especially given the terrible floods a few years ago) It is lovely inside, but also a little bit quirky, which I think makes it even nicer.

Our room was a nice size and the bathroom was just fine. Very comfortable and everything we needed. The breakfast was great too with a choice of cereals, etc. and well as the full English.

Steve recommended a pub nearby which was literally a couple of minutes walk away - which was fine for us as having finished the Hadrian's Wall walk we were ready for a rest! But there is also a good choice of restaurants going towards the city centre.

Compared with what we paid for other B&Bs on the Hadrian's Wall trail, this was great value and I wouldn't hesitate to recommend it - in fact, out of all the places we stayed in, this was one of our favourites!

Unfortunately I didn't take any photos, but have a look at their website - the house is just beautiful.

“Best Breakfast”
4 of 5 stars Reviewed 27 May 2009

My husband and I stayed at Holly Trees Bed and Breakfast on the nights of Friday 15 May and Saturday 23 May either end of our trip to the Isle of Skye. Location ideal for the Motorway, eating places within walking distance as is city. Room comfortable, clean with interesting pieces of furniture throughout. The Best Breakfast we have encountered for a long time. Well presented, well cooked and ample.

We would recommend this B&B for anyone travelling to or from Scotland and even for those on longer stays in the area.

“Best B&B I've Ever stayed in !!!”

This is such a lovely, fantastic B&B that I wished I had booked longer than my 5 nights! The B&B is full of antiques, gorgeous fireplaces, and 15-foot ceilings with beautiful moldings. The windows are huge and have designer curtains and valances. My room was huge as was the bathroom-all for a 30-pound single tariff! The bed was so comfortable with a luxury mattress and bedding (I am usually a very poor sleeper, but snoozed like a baby here). The towels were numerous and the toiletries were first class. Everything was extremely clean as I am very picky about this. The tea tray included cocoa and biscuits. Breakfast was great and Steve was willing to serve it whatever time you needed. It would be worth staying at this fabulous B&B even if the owners were awful-but they are not! They were so friendly and helpful that you felt you were saying goodbye to friends not just B&B owners. Now for practicalities-there is a pub just down the street that has tasty and inexpensive meals. The B&B is located 600 yards from the train and bus stations and a main shopping center. The road behind the B&B leads to a great area for walks-a huge park with a river that is located next to a public golf course. Upon my arrival, the owners gave me an email that a friend had sent me. They let me use their laptop to check my email and return messages. Also, it was very easy to Google the hotel and from the web site just contact Pauline or Steve and they will quickly respond. The website has great (and accurate) pictures of the B&B.
This was the best value for money I have ever had at a B&B. It had luxury touches that one gets in a 5-star hotel.

  • Liked — Beautiful B&B, large luxurious room, pampering hosts, value for money
  • Disliked — nothing
