I stayed at Khayyam for 6 nights. Hotel is very simple and a bit dated, but it has all the basics one would need. Room was clean, had a fridge to keep my drinking water cool, Air con (although controlled by reception staff and most nights switched off by 11pm), a western toilet, a good enough shower, a working phone by my bed side, a television (all iranian channels though, but something for the background noise), and the thing that matters most to me, clean bed sheets. Also available was a computer with internet connection at the reception, and currency exchange with rates same as you would get outside.
Location: In the middle of Tehran, Official airport taxi (Toyota, different makes have different rates) charged me 25USD/ 300'000 Rials. Other than that, it is tops. 5-10 minutes walking distance to 3 metro stations, Gulistan Palace, National Museum, Ebrat Museum, Iranian Parliament and Imam Khomeini Square. Coming out of the little alley on to the main road, if you turn left, You will go towards Mustafa Khomeini road (Left again at the Junction walking towards Parliament square) where you can find food, fresh fruits and other shopping up until Mid Night. Also 3-4 minutes walk from the hotel on Amir Kabir is a Kebab shop with good variety open until 11pm.
Hotel is located in a little side street approx 150 meters from Main Amir Kabir street, and that little distance makes all the difference. I never heard any early morning noise from the main road.
Staff were extremely polite and helpful, always smiling and professional. All but the night receptionist speak very well english and I believe the night bloke is learning too. On my 1st morning, I was greeted by Mr Ali Jasbi, who introduced himself and made sure I was happy and looked after. Just gives it all a nice touch.
I did not use breakfast facilities or restaurant so couldnt comment on that. Just one suggestion for Mr Jasbi, If he could provide pedestal fans in the rooms as It got a bit warm at night after Air con was switched off.
All in all, In Tehran where hotel rates are ridiculously high, This hotel was a very good deal for 32USD a night for a single person. Booking through e-mail was easy and I have absolutely no regrets. I would quite happily stay at Khayyam again.
