My husband and I, born and raised in NYC, now living in Westchester County, NY, have been coming to Montauk/Amagansett almost every year for 25 years and have stayed in many palces in the area, including private (small) home rentals, Hartmann's, Beachcomber, Hermitage, Surf Club and now Windward Shores. Windward Shores would be the last one we would recommend.
Let me start out by saying that except for a new coat of paint now and then, most of the places in this area, have not upgraded furnishings, appliances or fixtures. Sure, the landscaping is pretty and lush at most places but once you step inside these units, most people would be disappointed with the stale, pale couches, horrible wallpaper meant to look like a faux paint job, terrible water pressure in the showers, no hot water after the second shower (there are 4 of us), noisy, old window a/c units and in the unit at Windward Shores, the 2 foot wide spiral staircases leading up to the 2nd bedroom loft and bath....well try carrying suitcases up there...you'll need lessons from the flying Wallenda's first. Dressers are practically non-existent here. The one in the master bedroom was slightly bigger than a nightstand...you'll have to make do with a few shelves in the closet. Our 2 bedroom/2 bath pool view was renting for $4900.00 per week and without even negotiating, we got it for $3000.00 for the second week in August.
The best part about Windward was its' location on the beach... avery quiet stretch of sand. The busiest day of our stay saw perhaps 15-20 people on the beach. The hotels on either side were far enough away that you could barely see anyone as far as the eye could see.
The pool was deserted that week and except for a rowdy party in the next unit on our first night (management was reluctant to confront the noisy occupants of that unit...we were told they were the owners and if we wanted peace and quiet then we'd have to talk to the onsite superintendent...thanks a lot), the resort seemed to be very empty, generally.
For what the resorts charge in Montauk and Amagansett, I would expect 100% luxury, nothing less.
On a vacation to Kauai 2 years ago we rented a 2 bed, 3 bath w/a w/d, oceanfront, with commercial grade appliances and beautiful furnishings, in a condo resort, for about half the price.
Montauk and Amagansett and Dune Resorts (hellooooo...please take note) need to upgrade their resorts or cut their prices in half in order to match up the fee with the quality of the resort.
Of all the resorts in the area we have stayed at, we like Surf Club the best, though they too, have lagged behind in terms of upgrades. They all need to ditch the cream colored formica and white appliances and window a/c units and step into the 21st century. I expect a heck of a lot more for more than $700/night.
No wonder people are ditching the Hamptons and going to the Caribbean and Hawaii...even w/ airfare it's a lot cheaper that driving 120 miles to Montauk.

As a co-op these units are individually owned and some owners prefer to keep their units in its almost original state (all units have been upgraded through the years), other unit owners have had total renovations. Personal preference concerning homeowner’s tastes is always a very sensitive matter.
As you know our units are very clean and fully stocked from dishes to paper towels, etc.
The response about noise was taken out of context; when you told us the next day about the noise we explained that we have an on site superintendent 24/7 that would of rectified the problem, since our office closed at 11PM.
Windward Shores prides itself on tranquility, lush grounds, pristine pool and long quiet beach. Our resort was 100% occupied at the time of your stay, that’s the beauty.
Our email to you on Sept. 19 was ignored; we offered you a discount on a future stay so that we can try to satisfy you. You also should have no complaints about the cost of your stay in August.
Dune Management (managing agent) appreciate ALL comments and try’s there best to change or fix these or any matters concerning our properties in Amagansett and Montauk
