My family and I stayed at THe Place At the Beach III for the children's Spring Break. We have rented timeshare from owners in the past and had very enjoyable experiences. WHile the Atlantic Beach area was great, I would reccomend that anyone interested in going there chose another place to stay.

When we arrived on Saturday, the person who checked us in was very friendly. I had no other face to face interaction with anyone who worked at the "resort" other than passing the securty people in the booth when you enter and exit the premises.

As we were walking to our rooms, I first became concerned about what condition our room might be in, as every door that we passed had a large amount of rust on them. Also, the walls of the building had quite a bit of accumulated dirt and bird droppings.
When we entered the unit , the first thing that I noticed was that the linoleum in the kitchen was rolling up on one side.

My daughter went into the bedroom that she was to use, and found that the small "dresser" in the room, was unusable because the support for the drawers were missing and the drawers were just barely hanging in the chest angled downward. I don't understand why they just didn't remove this broken piece of furniture altogether.
In the master bedroom, there was a piece of furniture that was obviously badly water damaged. At least 3 inches from the bottom, of the chest, was warped on both sides. It was disgusting to look at. The ceiling in this same bedroom had had a leak at some point and pieces of the popcorn ceiling was flaking.
In one of the bathrooms, there was so much mold on the bottom of a shower curtain that I called and requested that it be replaced. Maybe they sent someone to clean it because when we came back that evening, the shower curtain had only slightly less mold on it.
The location of this "resort" is nice and the walk to the beach is not bad. The play area was great and I loved that I could watch my children play easily from the room.
However, this room left much to be desired, there is no way that I would ever go here again. You want to go to on vacation and feel renewed and at least comfortable in your surroundings. That isn't possible, at least, in the unit that we were in. The kitchen cabinets looked dirty and old.
The towels looked clean but smelled bad so, I washed them before we used any. Also, they don't even pick up trash here. You have to take it to the cans yourself. I thought that all timeshare locations at least collected your garbage if you set it outside the room.

I could not help but wonder if this is not what happens to some timeshare resorts when the units are all sold and there is no longer a need to maintain a nice fascade that will sell.

This was not the worst place you could be stuck in but it really needs major work before anyone with a family should consider taking them here.

“Great Grounds, Dirty Rooms”

We are currently at the Place at the Beach. The grounds are beautiful—well maintained landscape, clean outdoor, indoor pool and hot tub and nice gameroom. Our room, however, is deplorable. My husband and I spent 5 hours cleaning and $30 in cleaning supplies. The carpets were dirty and stained. We found the vacuum cleaner-it was a bagless system full of dirt. We had to take it outside and hose it down before using it. The kitchen floors were sticky and dirty, food was stuck on the counter tops, and dirty dishes jammed in the cabinets. The bedrooms sheets were dirty and hairy. All the furniture and plastic plants had cakes of dust on them. The mini blinds are the old style which presents choking hazards—I had to throw the chords on top of the drapes to keep my 3 year old son safe. The bathrooms counters and floors were dirty and hairy, and the bathtubs had grimy rings in them. We were left with 4 holey towels. There was only one operating light bulb in each bedroom and bathroom. Trash and clutter was jammed into bedroom closets and the bar cabinets, including moldy coconuts, dirty dishes and old papers. Other miscelaneous items--rusty patio furniture, broken handles on dresser drawers, peeling wallpaper, and dirty stained walls. Last night, we found our first roach, so we are out of here! The name of the rental agencies is Beach Vacation Properties, and believe it or not, this is the owner’s personal condo! We called the second day we were here and they offered to return $75 in cleaning fees, but would not send any linens for another week. They also said they wouldn't clean until we vacated the premises.

I am an owner at APATB. I can truly appreciate and understand the many complaints written about our resort, but our complex has gone through a complete make over in the past 11/2 years. We are under NEW MANAGEMENT under the direction of a NEW BOARD. New ammenties have been added to the property and most of the Timeshare units have been rennovated. If the person that rented through Beach Vacation Properties was dissatified with their room, I would recommend changing rental agencies. There are others, such as; Tetterton, Surfside Realty, Cannon and Gruber to name a few.
There are many nice and clean rooms available. I also agree with the other owner who requested that you give APATB another chance. You would not believe the many positive changes!

we are a family of 6 with 3 children under 11. We absolutely love a place at the beach. Our room was directly above the pool and if my oldest grandson wanted to go to the pool, we could sit on our balcony and watch. The lifeguards were great. The room was ready and clean. A couple of years ago we had a
problem with the tv, and they were there within an hour. It is a great family facility.

We just spent the longest week ever at A Place at the Beach III. I know this is "off" season but I didn't think that meant the resort would be un-staffed. Ok, there was 1 person in the office 9-5 Mon-Fri. And she did let us move from the 1st floor room with the view of the parking lot to a room with a view of the swimming pool- still 1st floor. And she was very nice when we complained but no one ever tried to fix any of our complaints. Ocean? sure, it was just over the dunes and could be seen from the 3rd or 4th floor balcony. If the room had been clean it would have made evenings enjoyable. But we left early and returned late taking in all the sites of the area. There is lots to see, lots of shopping and lots of beaches if you have a car to get around. We certainly didn't want to spend any time in our room. Clean towels? take the dirty ones to the designated place at the designated time and day and exchange them for clean. Isn't that convenient? Renovation is scheduled but the place is so run down it really needs gutted and rebuilt. There is a wonderful wooden walkway to the beach.

I would as an owner of A Place at the Beach like to respond to some of the negative comments of our resort. I have owned a unit at this complex for 12 years and have seen some major changes in the last 1 1/2 years. Our previous management company and board of directors let the timeshare units completely detiorate so much so that they almost needed to be gutted. As of September 2006 a new board of directors was elected and as of January 2007 a new property manager was put in place. Some of the improvements that were made to the property were a complete renovation of the exterior of the whole complex including landscaping and maintenance, all timeshare units were updated with new furniture, appliances and ammenties. We have just completed an outdoor grilling area by the indoor pool complete with three stainless gas grills, we are installing bathrooms by the outdoor pool area, and replacing the outdooor hot tub. We have tried to make A Place at the Beach a family friendly resort and are not finished yet with bringing this resort to it's full potential. Consider giving A Place at the Beach a second look and I think you will be pleased.

My family just got back from a week stay with some friends of ours at A Place at the Beach.

Very family friendly. The beach is within a minute's walk. The pool/waterslide is great for everyone. Rooms are spacious.

We had brand new dishes and pots/pans in our room.

Front desk help wasn't the friendliest, but I understand a management change is underway.

We loved the area and the resort so much, we bought a week from the local time share realtor! We look forward to making memories with our family for years to come.
