We ended up in Pismo Beach and were looking for accommodation for one night which wouldn't break the bank.
Checked into the Edgewater and the first room we got turned out to be still dirty, so back to Reception we went fully prepared to make a fuss. Instead, we got a nice apology after we mentioned the problem and a complimentary upgrade to a really big suite. Oodles of space, a lazyboy chair, okay bathroom and a nice view. The location is good as plenty of nice restaurants are within walking distance.
Contrary to what other reviewers said, I didn't find noise a big problem, but then our stay was in October and the hotle was fairly quiet.

Memorial Weekend - 2007 We opened the door to room 338 and it smelled
like old cigarette smoke. It was one of the last rooms to be booked.
At 3am my wife woke me to the sound of rustling in the garbage. A big
black rat jumped out and ran under the bed. The night manager propped
the bed over and we found a bunch of hard-core porno mags and trash under the bed. We demanded our money back and a new room. They were sold out and we did not want to find a room at 3am. We never found the rat and had a sleepness night in the room. The owner gave us our money back, but we never got a personal apology from the owner. He suggested he would buy some traps. Nice try at 3am...yeah right. If you want to stay at this motel, go ahead. Just bring some rat poison or some traps. We will never return this motel. They need to wake up and stop charging $150 a night for a dirty room. I hope future
renters will not have to live through our experience. Positives: Nice view of the beach. That's it.

We enjoyed our stay at this older property located right on the beach. Most rooms have an ocean view. Our suite was exceptionally clean and comfortable. Front desk staff were friendly and helpful.

Location, location - we parked the rental car in the space adjacent to our room and never moved it in 3 days. Everything - from fine restaurants to the pier - was located within walking distance.

Highly recommended!

Average beach property. GREAT LOCATION. Who could complain about a 30 secound walk to the beach and a 5 minute walk to downtown? The rooms had clean carpeting, clean sheets and had been somewhat updated. They have a pool, a spa, a friendly staff and a very continental breakfast consisting of juice, coffee, tea, hot chocolate and mini muffins.

Stayed overnight on way to San Francisco. Large motel, but very few rooms occupied at the time. Very close to the beach. Nice and clean and comfortable, and spacious. Continental breakfast consisted of a muffin and a coffee, but whose complaining at US$70 a night for 2 adults and a child.
