I wasn't expecting much at this inn, but here are the good parts of it -- The rooms were average size and the beds were firm. There were many red roses surrounding the entire building. Easy access to the 101 Fwy.

Everything "looked" okay until we walked into our room. Here are the problems:

1.) The room smelled like roach killer spray.
2.) The bathroom door could not close properly.
3.) Pillows were flat and no extras were provided.
4.) No hair-dryer. (When I asked the front desk, the attendant said they don't have any on their property.)
5.) The A/C unit was 2 inches away from one of our double beds. We could also see the rust in the vents.
6.) I don't believe they ever wash the blankets because my fiance got rashes as soon as his arm came into contact with it. (Make sure you keep the blanket covered with the blanket sheet.)

It's amazing to see the range of reviews, and I know why. This hotel has some extremes. On the plus side, the particular staff we dealt with were very friendly. We got a first floor room facing west (towards Morro Bay / the distant new Home Depot), very nice view of the Sisters peaks (that is until / unless they build more retail next door). We stayed on a weekday and it wasn't packed. The pool was OK, and there was a party of contractors staying there too who very kindly shared their poolside BBQ with us. The room was huge and linens were clean. Not a lot of noise. Minuses are pretty ovbious. The physical plant is shabby. The interior corridors have no secure doors to the exterior so any weirdo could wander in. Fixtures are aging / broken and it makes the whole place look cheap. I think this place would be more successful if only the Mgmt invests in the physical plant more. San Luis Obispo in general is an expensive place to stay, and this and Motel 6 are probably the cheapest in town. Knowing what I know I would stay here again as long as prices were below Motel 6.

We stayed here for 3 nights in July as my son was touring Cal Poly. The room was just ok--pretty large--beds were ok--linens were not great. We did not have a seat on our toilet--but this was taken care of immediately when we informed the front desk staff. Our room appeared to have been (sort of) renovated. When we arrived, we were told we could have a free BBQ dinner that night on the back patio. We did--and it was nice. The pool looked dirty, so we did not swim in it. There was a lot of construction going on across the street--so I think the BBQ was really for the workers. Our only--but large--complaint was on the 3rd morning, when we could finally sleep in, we were woken up around 6am by noise from the room upstairs. It sounded like someone was dropping and moving furniture. We all came flying awake and the noise went on for at least an hour. This hotel is ok--but there are better choices in the area. The restaurant next door was convenient. Ask for 1/2 portions because they give you enough food for 2 people! Even my teenage son could not eat it all.

This was a midway stop on rt. 1 from S.F. to L.A. Price seemed good at $112 and we were only staying one night. All families had confirmed reservations but hotel had overbooked with soccer teams in town. Families after our check in with reservations were told they had no rooms for them. We all had rooms but not all double beds as confirmed. They pull out old trundle rollaways which our own kids were asked to help put in rooms. Luckily the rooms were large enough to hold a King bed and 2 rollaways. Hotel older and needs remodeling. No clocks in room. Bathrooms are very outdated and no shower head. Doors to hallways unlocked at all times. There is a very good diner next door that is worth trying.
So, spend a little extra elsewhere. Even the Motel 6 would have been a better choice across the street.

Our girls soccer team stayed here and it was not worth the money we paid! All the rooms were shabby with lights not working, wallpaper peeling, dirty carpets, leaking faucets and inconsistent water temperature for the showers in most of our rooms. One room even had bed bugs and they had to "bomb" it. No elevator to the 2nd floor(if there was one it wasn't well marked) and one of our families made a request for a ground level room because her 80 yr old mother had a leg cast but when they showed up, they tried to put them on the 2nd floor with no rooms available on the first floor (but they did move a family to the 2nd floor). One had a Thurs. night check-in, which was confirmed, but the front desk person knew nothing about it. Security is terrible - the hallway doors leading to the parking lots were left open all night since access was not controlled by room card keys. The room doors did not shut firmly behind you so you had to make sure you slammed the door on the way out. While we were sleeping in our room, another family had been issued the card key to our room and woke us up at 11 pm trying to get past the bar latch. Fortunately, it was another family from our team. Dryer worked sporadically and ate up a lot of quarters and the rooms had no radio alarm clocks. The night staff was rude and there was no communication between the two shifts. While night staff said that a few families could not do a late check out, the day staff was more accomodating and allowed it. My advice is to stay away from this place. For $159/night find a better place!
