Property in excellent location. Management/staff friendly and helpful. Free bikes a huge plus.Nice little continental breakfast at restaurant next door. The rooms are OVERPRICED by 50 to 100 dollars.If the owners charged the correct prices.. 75.00 a nite instead of 129.00 to 199.00 there would be few if any complaints on this site. In this instance you DO NOT get what you pay for. Unfortunately this place could have everything going for it, but receives a 1star rating because of age, room size and condition... location can't overcome these factors.

This place is a DUMP! These people that say it's nice, DO not know what they are talking about. If you are going to Montecito, you have to have some level of class. This hotel doesn't have any. Paint chips, tile cracked, 10x10 cells. Anyone walking by the hotel you can hear, the rooms are paper thin. DON"T STAY HERE. It's better to stay in Santa Barbara and drive to Montecito. They give you a coupon for Continental Breakfast at the rest. below and you get there, and they have run out, so they give you a stale old crossiant and a warm piece of melon. YUM! The only thing good about this place is the location. The place is completely dirty and run down. Don't waste your money!

I am currently staying at the inn and I have only good things to say about this place!! It is so cute and charming!! As a Santa Barbara native and an individual who has stayed at many a places here, this is a favorite of mine. There is adequate parking, a wonderful pool and lots of patio tables and chairs in the charming setting to sit by. There is a beautiful fountain in the courtyard. The location doesn't get much better either. Within a few feet you have 5 star restaurants, shops, Starbucks, a Coffee Bean a grocery store and a liquor store - pizza place across the street. And this IS Montecito folks....look it up on the internet - it is a very wealthy community and you'll only recieve 5 star service here - anywhere you go in this town. The inn is a great place to stay if you are looking for charm, location and ambiance, I think it is supberb - nice and quaint - very small

Our stay at the Inn was a very pleasant and charming one. The Inn is located in beautiful Montecito and is a cute and quaint. My wife and I rented out bikes that the Inn offered and took a nice bike ride to the beach, which was only blocks away. The croissants available at Peabody's, their on-site restaurant were delicious. The Front desk girls went out of their way to accommodate us late at night by bringing us extra pillows as well as a map of downtown Santa Barbara. They recommended where to go which was very helpful. Santa Barbara has great cuisine! Our overall stay was definitely a memorable one and we can't wait to come beck and visit!
