WIth a 2 year old son, this active couple was thrilled to find a "family-friendly" B&B on the cape. With amazing outdoor ammenities for our son (a playground to rival many!), tractors to climb on, an incredible yard with toys for children of all ages (my husband and I played horseshoes, basketball, tetherball and relived our own childhood memories), we were impressed from the start. The home is very large with interesting decor throughout! The new breakfast room is beautiful and waking up to wonderful coffee, homemade muffins each morning and classical music while we read the paper...we were hoping to take Don and Pam home with us! Pam created a great meal each morning pleasing my son with cheerios and sausage and us with her Vegetable Frittata. We spent 4 days purchasing the package our hosts put together including bicycle rentals, whale watching in Provincetown and ice cream cones from ben and Jerry's. We plan on returning for a longer stay in the future...Thumbs Up and Five Stars to a family run B&B that truly enjoys making guests in their home feel like family

We stayed here for a few days in August and booked at the last minute (less than 2 weeks before). Our kids are 9 and 13 and they loved the cozy and friendly atmosphere. The Inn offers a number of comfortable suite type arrangements for families. We spent 2 nights in the Henry Beston Suite (named for writer of "The Outermost House") and one night in the "carriage house." We preferred the Beston suite (more charm) even though you could hear a little noise from Route 6. (The carriage house was a little musty and the bed less comfortable.) Excellent full breakfast (plus a surprise cake or cookies set out in the afternoon with coffee, tea or lemonade), lots of information and brochures for anything you would want to do, great yard - especially for younger kids (large wooden playset, tire swing) and very friendly innkeepers. Our 13 year old son enjoyed the billiards table and the internet access at night. Every room also has a DVD/VCR with an impressive video lending library. (We didn't use because we had great weather but it could come in handy when you don't or for evening entertainment. )Great location for our favorite part of the Cape -- right near to the National Seashore and First Encounter Beach on the Bay side. Recommend it highly.

    • Any tips/secrets for future travellers? — Stay in the main house (unless you have a dog --they're allowed in the carriage house)

We stayed for 3 nights in the Nauset Room with two twin beds and loved the ambience of the room and house itself. There was a full breakfast each morning with warm entree selections as well as fruit, cereals, bread, juice, tea, coffee. In addition, there is an afternoon dessert and tea/coffee time each day. The hosts are very helpful in recommending sights and things to do in the area. In the evenings, you can pick out one of numerous books in the inn or borrow a DVD from their library to watch. I would stay again at the Over Look Inn on my next trip to Cape Cod.

“Tip Top Stay at the Over Look Inn”

Inn at the Oaks

We've stayed several times at the Over Look Inn and were pleased with the ambience and the service. The Innkeepers, a lovely young couple, are constantly making improvements and everytime we stay we notice a difference. Each room is different -- -- some have fireplaces -- but all have modern amenities. We like to try a different room each time we stay. The Inn, like all old houses, is full of little nooks, which makes it fun to curl up with a good book.

Yes, the Inn in on a main road -- Route 6 -- but set well back. The advantage is a location that allows you to get anywhere quickly and a quick bike ride (about a mile) to the beaches.

We plan to go back because we think we get good value for our travel dollar.

“Nice staff but tacky rooms!”

Now that we have been to the Cape and seen the types of lodging locations in Eastham we would not stay in this inn again. We didn't ask enough questions about its location when we called to make the reservation and thought that we would be in a park-like setting.
Although Eastham was a great place to stay because everything we wanted to do was nearby, the Overlook Inn overlooked the busy highway..not the ocean! It was quite a challange getting in and out of the driveway and the noise of the other guests made for an interrupted night's sleep.
The people who ran the inn were very nice, and the common rooms were lovely but our bedroom was small and "well used" to the point of being tired. Next year we will do more research and try to find a quiet location with ocean views!
