There is a well known saying that 'you get what you pay for'. Well that is not the case with this guesthouse. The level of service you get far surpasses the cost of staying here.

We decided to go to Cornwall for a few days but had no plans set out as to where to stay apart from that we wanted to go to The Eden Project. I looked on tripadvisor for places to stay in Cornwall and this guesthouse was near the top of the list - I didn't need to look any further so off to St Austell we went....and it just happened to be near The Eden Project.

We arrived last Monday and were welcomed by Sue who sat us down to a very much needed cream tea and gave us loads of information about the area. We were then shown to our room and it was fantastic. The guesthouse is decorated to the highest standards and it's obvious that a lot of thought has gone into each rooms design.

The guesthouse is up a driveway, which is shared with next door, and there are 2 parking spaces with plenty of room to manoevre (handy for me!!!). It is just off a main road but the garden at the front and the side block the road so you could almost think you're in the country (apart from the traffic during the day). Across the road are views of fields so it heightens the sense of being in the country. When you get into your room you have a view of the summerhouse and seating areas and can hear the sound of a wind chime and a fountain - very restful. It seems the same thought has gone into the garden. Outside near the door there is a decked area that you are welcome to use but we didn't as we were out most of the day.

The room has a double bed, wardrobe, bedside cabinets and drawers and even has a hairdryer. Coathangers are plentiful too. In the en-suite bathroom there is a large shower cubicle, sink and toilet (obviously) plus a shaver socket and large mirror. The shower is very powerful not the weedy drip you find in a lot of places. The towels are changed every day which was great.

In your room you find enough tea, coffee, hot chocolate, herbal and fruit teas to last all week but these are replenished each day aswell. There is also a bottle of mineral water and biscuits and even fresh fruit. This is also replenished daily.

Breakfast was a mammoth affair, which is enough to see you through to the evening. I had to chicken out and go for a smaller portion or avoid the cooked breakfast altogether or I'd have rolled out like a barrell! The food is delicious and I think it'd be impossible for anyone to leave the breakfast table still hungry.

During the course of our stay we met Dave and the children and they were all as friendly as Sue and greeted us by name. I have to say this guesthouse is phenomenal and probably the best I've ever stayed in. Sue keeps the whole place immaculate and very comfortable for her guests. I will be recommending this place to anyone who ever wants to go to Cornwall.

The booking went very smoothly, with location being a importance to us Allens place was the perfect choice, very close to Mevagissey, The Eden Project, Charlestown, The lost Gardens of Heligan and China Clay country park and trail. It was near the centre of town (don't think that it's busy thou) it has countryside infront of the B&B as far as you can see. The bus, Train and paths are easily used to your advantage with routes all over cornwall. The parking for the car at the B&B was ample enough to just leave it there and use the public transport. It was raining nearly the whole time we were there, but Sue gave us advice on what to see and let us borrow a umbrella which made us more determined to see everything we wanted including going round Colliford Lake in Bodmin Moor which was only 25minute drive away.

The B&B itself was very comfortable, the ensuite had a really nice shower, and the breakfast was even more than we could handle, enough to fill a horse and very well made. Well kept garden and easy private parking just topped it off.

The welcome from Sue Allen was warm and she made us feel welcome, helped us dry our clothes which was totally beyond the call of duty, fresh towels and fruit was left for us each day too.

We have rebooked and are more than happy to recommend them to whoever will listen.

A very pleasant stay in a spotless, well finished, en suite room.

Welcoming and friendly owners.

Excellent breakfast which really sets you up for a day out and about.

Returned 20th March 08, having spent two nights at Allens B&B, excellant warm welcome, extremely clean, and owners helpful re local palces of interest. Would use again and suggest to family / friends to use.

There is not much that we can add to all of the other positive reviews, but to summarise:

The B&B is run by Sue & Dave, two genuinely friendly people who go out of their way to make sure that you have a great stay and feel looked after.

Breakfast: Everything available from fruit juice and cereal to a fantastic Full English, any preferences just ask.

Rooms: Very well laid out, immaculately decorated and spotlessly clean. By far the cleanest rooms we have stayed at in any UK B&B or Hotel. Another great positive is all of the fresh fruit, quality tea, coffee and chocolate drinks in the room, enough drinks to last a week and was still replenished daily!

Location: Easy to get to and very central to most of the main attractions in the area.

Cons: None!, we have struggled to think of a negative point but cannot (unusual for us!). 100% recommended, Sue & Dave deserve there No.1 B&B status.
