We stayed in room 213 which has a balcony overlooking the pool and ocean view. This unit has been decorated well and properly maintained. Surprising HD TV and internet access. All appliances worked. The building has deferred maintenance including rusted stairwells, broken doors and it needs paint. It appears not many improvements have been made to the property since its construction in the 1980's. The short walk to the pool and beach make up for some of the property's deficiencies. We would stay again if it we could have the same room. Ask the front desk clerk to allow you to see the room before you agree to rent.

I would never recommend this place to anyone. My family and I expected a nice resort when we looked at the websight! NOT AT ALL! There was rust and weeds everywhere. This place may have been nice in the 80's, but it hasn't been updated since then. We stayed in unit 316. The woman we rented from on greatrentals.com listed several other units in this resort as well. RENTERS BEWARE!!!!! It had no hot water, most of the kitchen appliances were broken, the boasted about "hot tub in the unit" was nasty and I would never go in it, and several of the water spouts didn't even work. The blender was broken, there were very few utensils, and the fridge didn't even get cold! The patio was pretty much the same as the rest of the resort, pretty view,but filthy! The pool had flaoting debris, old clothing and bottles in it for 4 days before it was cleaned. Swim up bar is out of order and disgusting. Most of the lounge chairs didn't work. The beach was inassessable due to many dead and rotting dangerous man o wars that were washed up, not that I would have swam there anyways!! In all it was a gross experience and not worth the $!!
I am not a resort snob. I have rented condos several times throughout my life and never been disappointed. I wasn't expecting a 5 star place, just a nice and decent place. This was horrible.

My family stayed for a extended time in 118 and we had a great time. The condo is a little older but Still in great condition. We really enjoyed the end unit that had a private stairwell, what a plus. My wife and I really enjoyed the new in ground hot tub!. JENNIFER at the front desk was very friendly and even helped us make dinner reservations. The pools were in excellent condition and ready for young (and old) kids to enjoy!. The 3 foot pool was wonderful for our smallest child to walk around in and play. We will make this our yearly getaway trip. We are already planning our return trip.

We stayed at The Mayan Princess March 6-9, 2008. We went to Port Aransas for a bachelor part and to do a little fishing. Luckily we were not in the room very often. We stayed in room 504 which is a split level room with 2 bedrooms. The night we checked in, we did not have sheets, blankets or pillows for the fold out couch downstairs. The next morning when we got up, we did not have hot water. We learned that you have to turn on the hot water at least 10 minutes before you shower because of the room being on the top floor. It takes that long for the hot water to get there.

The master bathroom needed some repairs. The cold water for the sink did not work and there was a drawer missing from the cabinet under the sink. The jacuzzi tub has seen better days. Not sure what they put on the floor of the tub, but whatever it was is coming off and makes the tub look bad.

They do not provide daily linen service since it is a condo. They do provide you with laundry detergent to wash your own towels. You would think that for $200+ a night they would provide you with clean towels at the front desk if you ask. They did not.

When we made the reservation, their website boasted a swim-up bar. When we checked in, we learned that was no longer the case. Due to liability issues, they no longer serve drinks at the swim-up bar. I have checked the website since we got back and that is no longer listed. I will give them credit, their pool area is nice and pools are big.

Overall, I was not impressed with the Princess. If they remodel all the rooms, it might be better, but until then, I would definitely stay at another location.
