“Our favorite B&B”

A great find. The hosts, Sallie and Bruce, went out of their way to make us feel welcome. Room was excellent and breakfast even better - forgot to ask for the recipe. One block from main street and the tracks. In a quiet neighborhood though you can hear the trains passing through - fine for me as it reminded me of my childhood. An enjoyable walk around historic Smithville - a brochure was available in the B&B. We'll be back.

“Pleasurable experience”

My husband and I regularly drive to Austin from Houston for UT football games, but that weekend, we were celebrating our anniversary, so we decided to find a b&b somewhere between the 2 cities. We chose Katy House, and were very glad we did. Sallie was a wonderful hostess and made us feel very welcome. She also suggested a family-owned restaurant just a block or so away as a dinner option for us, which was an excellent choice. She had homemade choc. chip cookies waiting for all her guests when they got in that night as well.

The house itself is an historic home, very quaint, and decorated with local historic memorabilia which was quite interesting. Our room, the Bluebonnet Room, was lovely and decorated with antiques. The private bathroom had a footed tub, where we enjoyed a hot bath, and the bathroom sink was lodged in an antique sewing machine, which was a creative touch. The bed was also antique, and a bit creaky, but was comfortable. The only thing that prevented a completely peaceful night's sleep was the occasional whistle of the local train. I think my husband noticed that more than I did, though.

The breakfast Sallie served was outstanding--an egg/cheese casserole, pepper bacon, fresh fruit, and homemade wheat toast with jam. She also had a variety of coffees, but we chose only orange juice. We also enjoyed the company of Sallie and the fellow guests while we ate.

A very pleasurable experience, and we would highly recommend Katy House to anyone traveling in that area. We will definitely stay there again.

“Mixed feelings”

This is our second stay, the last several years ago. Bruce and Sallie are delightful, welcoming hosts, couldn't be better. Breakfast was delicious, esp. the eggs on Sunday. Sallie is thoughtful and generous - e.g. brought me ice to help a swollen knee, bakes fresh cookies for guests.

But I still had mixed feelings. My primary disappointment is that I think they have let the grounds go a bit. There was a lot of trash in the back yard, which is where we sat out on the porch to have coffee and watch the dogs play, a previously delightful experience. An old bathtub with a hose in it, railroad car that is the theme of this B&B, but the view we had was full of junk! Rusted stuff laying around, not just antiques for effect either, potted plants that were dead needed to be put up or stacked up out of view. I am not normally a neat freak, but I even noticed in the dining room that the curtains were yellowed with age and needed cleaning - I guess I just expect a higher standard when I visit a B&B than in my own home!!

We rented the Tower for $150/night, though had coupon so we had a generous discount. It was well worth what we paid, but I don't think the room was worth that much at full price, compared to other B&B's we've enjoyed.

“Texas Special”

Katy House Bed and Breakfast

Dear Sallie & Bruce, Sammie and I so enjoyed our stay with you during our recent Antique Weekend. We were so excited about the Weekend, we didn't plan any time to see Smithville or in fact visit with you guys much. Tho I have to say your greeters are the sweetest. Loved our room, especially the outside balcony. It was so pleasant to sit outside and rock. Hopefully we will see you again soon and will have more time to visit the local businesses.
