I do think the Deluxe needs to be removed from the hotel since there is nothing deluxe here. We choose this hotel based on location, price, pet policy and length of stay.
This place needs a deep, deep cleaning from the carpet in the lobby to the over flowing trash cans and ash trays, to the burnt out light bulbs to the filthy picnic area to the trash in the stairwells. I could go on and on. Although the staff is rather friendly they seem to spend too much time smoking and socializing by the doorways. Of course this then makes the hotel smell like an ash tray.
The coup de gras was the inability to use the pool because a staff member was having a private party.
The rooms are poorly laid out not allowing much space to step around my husband and dog. Add this to the broken exhaust fan, the broken dryer, the broken exercise equipment....you get my point.
Sorry I could never recommend this hotel to anyone.

I guess if I paid full price on their website I wouldn't be ecstatic about the place, but this place is really not that bad. I booked through a discount website and got it for 1/3 of the price on their hotel website. I stayed here for a week in November 2007 after I had to move out of my townhouse in Fairfax pending a move out of state. The location is good, just minutes to I-66. Also, it is next to the mall, large discount stores, restaurants, etc. A very safe area. I did change rooms because the cable wasn't working in the first one and there did appear to be mold around the bottom of the kitchenette area cabinets. My second room was great. Clean overall (I did go ahead & buy some antibacterial wipes & give the place a good once-over and I did wash the dishes they provided when I first got there). But it was a good place for a good price. Breakfast was just donuts, bagels, muffins, apples, and pears. I forgot deodorant and the front desk didn't mind providing it to me. The TV sound does carry into the hallways easily. And no, they don't clean your room every day, but that's because it's an Extended Stay hotel. It is geared more toward people needing temporary lodging rather than tourists. They were happy to provide me with clean towels when I asked for them and more dishwasher detergent too. The workout room was always empty, but they had a few good pieces of equipment in there. I would definitely stay here again. Just check out the room and if you aren't happy with it, tell the front desk you want another one. They had plenty of empty ones while I was there.

We got into town and could not find the place so we called them. They gave us directions that made no sense. Long story short, 2 hours and 5 phone calls later (after being told to get on the freeway and turn around illeaglly and then being told I was stupid) we found the place. That put a damper on the whole stay. In fact the entire staff was rude.

The room was cramped as they were trying to do too many things in too little space. There was a kitchen and a desk and a couch and coffee table and bed and TV. But if you cooked, there was no place to eat. One person could sit at the desk but the other would have to sit on the couch. The bed was crammed into the room so one person could not get out easily. There was about 8 inches from the wall and if you scooted out at the foot of the bed you ran into the TV.

The room was mostly clean and quiet. Bed was comfortable.

We booked through PriceLine so got a good price, about half what they were advertising. Any more than what we paid would not have been a good deal.

I needed a reasonably priced place to stay in Fairfax while my daughter attended orientation at George Mason University. While I was not expecting the Ritz, I did expect a few amenities.
The room itself was clean although well-worn. The closet, which was behind the sink in the dressing area, was mirrored--halfway.
There should have been two full-length mirrors on the bi-fold doors, but one of the mirrors was missing and the adhesive was left behind. There were no washcloths or handtowels provided--only 2 scratchy bath towels. I can't remember the last time I stayed at ANY hotel/motel that didn't provide shampoo, but there was none here. No problem, since the sign on the bathroom sink counter said that complimentary shampoo, toothbrushes, toothpaste, combs, etc. were available at the front desk if these items were forgotten at home. I went to the front desk to get shampoo and toothpaste, only to be told by the cranky attendant that they did not provide these items...go to the vending machine. I stated that the sign in the room clearly stated that they did, and she did not bother to respond or look up from the computer. I ended up using bath soap to wash my hair, and as I left the hotel the next morning, I was surprised to see a basket of toothpaste packets, shampoo, and toohbrushes at the front desk. As far as the complimentary breakfast is concerned, it was fine if you are content with bagels, apples and coffee. The coffee was very watered down, but the apples seemed fresh. It would be nice to have a cold beverage in addition. This hotel is convenient to GMU and the DC area, but they are missing the boat as far as tourists and parents are concerned. An attitude adjustment by the front desk and some basic repairs and amenities would go a long way to guarantee return business. One more thing...one of the first floor corridors allows smoking, and the smell permeates the rest of the floor as well as the second floor. Also, be careful of what you watch on TV...I found out that sound carries very well from the room to the hallway as I listened to someone's X-rated video while taking my luggage down the hall.

Consideresd a 2.5 star hotel. I booked this room on Priceline one week in advance of travel for $130/nite and stayed 1 nite ($5 under asking).

Good place to hang your hat for an evening. I had my wife and 3 yr old. Check-in took less than 5 minutes, the non smoking room was clean and spacious with a decent size kitchen (bigger than what I would consider a kitchenette).

Location was great. Mid/up scale mall and supermarket (Safeway) less than 1 mile away as well as a number of restaurants and fast food joints.

1 block away is a 3.5 star Hilton Garden Inn I stayed in Nov 06 that cost me $100 more. Apart from a good cup of coffee in the morning and the dealing with a check in wait b/c a wedding party was having some issues the amenities were comparable. Additionally, since I also booked that room online, I was relegated to a smoking room despite calling several days ahead to try and get what I wanted. So in my opinion $100 less to forego a ritzier name with more headaches and less flexibility was worth it.

I'll stay at this Extended Stay America over the Hilton again.
