We recently stayed at the Royal Mauian in unit #507 and loved it.

* This unit was updated in October 2008 and is very tastefully decorated. Everything is modern and looks like a million bucks. The views are great from the lanai, we saw turtles every day swimming in-front of the resort. Two bedroom unit with Air Conditioning in the back bedroom and the main living area. 4 Boogie Boards and 2 chairs were provided to take to the beach. For the $$$ it was worth every penny!

* Parking is easy to find (no long walks)
* The Resort is very clean and well taken care off.
* Roof-top barbecue area is very nice and we loved to spend evenings cooking dinner up hear. (When we were leaving they were just starting renovations on the roof-top area to improve it even more)
* Elevators are very quick and we never had to wait.
* Close to everything in Kihei
* 2 beaches to chose. Just walk left or right for 30 seconds and you have great beaches.
* Snorkel right in-front of the Resort. Turtles and lots of other cool looking fish.

All in all you can't go wrong with the Royal Mauian. It is Oceanfront and great for everyone trying to relax and enjoy Maui. I would recommend unit 507 to anyone!

We recently returned from our weding in Maui and had 5 rooms booked at the Royal Mauian (114,209,409,211,310). Everyone was extremely happy with the rooms, all were fairly recently renovated and had all the amenities one could ask for. As people have said before the location is great, short walks to everything one could want. I would say it is a quieter building with the age leaning towards 40-50 ++. Outside of the rooms the building itself does not have a whole lot of extra amenities but the rooftop BBQ area was a great place to meet at the end of the day to have supper and watch the sunset.

We thoroughly enjoyed our stay at this wonderful condo. The ocean-front, ground-floor location was everything that we'd hoped for from our extensive research. Besides the fantastic beach access, we also loved the convenience of the restaurants & shops across the street. We also enjoyed the sunset grilling on the roof deck with its kitchenette. However, keep in mind that it is a older mid-rise condo complex. The amenities are comfortable, but not luxurious. The main reason is the location. Once you stay in a ground-floor unit that is steps from the beach, you'll never stay at one of those complexes on the other side of S. Kihei Rd again. Plus, the owner keeps the unit in excellent shape and is a real pleasure to work with.

We stayed at the Royal Mauian. Beautiful location between 2 beaches and close to restaurants and shops. We could have spent the entire trip there with no car! We saw sea turtles and there is great snorkeling right out front. Would definitely stay there again! The island is beautiful with gorgeous restaurants and fabulous food. Lahaina is a short easy drive and a fun way to spend a day! Best Hawaiian Island by far!

We booked this condo on a recomendation of a client of my wifes cousin, whom we split the 2 bedroom condo with her and her husband for a week in Maui.
The building is very well taken care of, great grounds, and is right on the water.
Staff was friendly, but did not do anything memorable.
The grounds sit next door to a public beach.
All units face the water from the back, and the entry ways are on the front.
Ample parking was always avaialble.
The condo we styed in was average, but dated.
It had a washer and dryer, and a full kitchen with 2 bedrooms and 2 bathrooms.
The pool was clean, but not heated.
Heck, the ocean was warmer than the pool.
The biggest complaint is there is no air conditioning in the rooms!
When there is not a breeze, and your in 90 degree plus heat then you get very hot.
I talked to several other people staying here and all agreed that without A.C. this place was simply overpriced.
I stayed at lesser places before in Maui and have had A.C.
