My husband and I found the Promenade via their website and were very excited to be staying there for some much needed time alone. When we got to the hotel, there were a bunch of frat boys (and their entourages) booking rooms. It took well over half an hour to check-in because their was only one person working the desk - on the weekend. We were aware that they were renovating, and were pleased with the looks of our room. Obviously we were the first to stay in the room, because there was a CONTRACTOR'S PUNCH LIST taped to the desk that had NOT been SIGNED OFF by the owner or the management. The television hadn't been programmed - and there were still tags on all the lamps. The room really wasn't ready for occupation, but we'd learn that later. To make a long story short - we had a SLEEPLESS NIGHT - due to a major party in the room above and next to ours (the frat boys) - the police had to invtervene. Then, just as we're drifting back to sleep OUR BED COLLAPSED!! After the third phone call (at about 3am - before the bed collapsing) Tommy offered to lower our rate. When I went to check-out the LOBBY WAS FULL OF VERY DISSATISFIED CUSTOMERS. The manager on duty (unfortunately, I did not get her name) was combative and just plain nasty. She didn't honor Tommy's promise and according to her, he didn't mark it in the computer. She did have a list showing our complaints - there were 2 pages from that one night. She basically told a room full of customer's "TOO BAD".
The deluxe continental breakfast - a brown bag with an apple, kid size yogurt, mini orange juice and a mini-muffin. We would have been better off at a low budget hotel. The only thing this place has going for it is the location. DO NOT RECOMMEND FOR ANYBODY.

We approached this three night stay warily after seeing a number of negative reviews. On balance it was an enjoyable stay with very few problems. It was the least expensive option available at 2 1/2 stars, and the place is undergoing much renovation. When we checked in, our first room was in a smoking wing, and had not been renovated yet. The front desk immediately changed us to a newly renovated non-smoking room and later asked if everything was ok.

The continental breakfast was a bag breakfast that included a commercial muffin, yogurt, orange juice, and an apple. There is a coffeemaker and fridge in the room. The location was great, and we completely covered the historic district on foot. The concierge was helpful.

The only real criticism is that the walls are quite thin, and people next door were annoying as they talked outside late the first night or even inside their room. We came prepared with earplugs, and the people outside were responsive when I asked them to speak more softly. Keep the fan running and bring earplugs just in case.

My husband and I are in our late 40's. We were hoping for a comfortable hotel near the River Street area. The hotel's website is extremely misleading. This hotel is a nightmare! It is completely under renovation...not one or two areas...the whole thing. When we arrived we felt like it was something out of a movie where the family vacation plans went bad.

There is scaffolding everywhere, plywood, dumpsters etc. in the parking spots. The "lobby" is close to nonexistent. Corkboard of some sort lines the lobby walls. This is an independent hotel. No brand hotel would ever be open with all of the construction that is going on.

This place looks like a place that is rented "by the hour." (Seriously!) I did not feel like it was a safe place at night.

If none of this worries you...do note that the rooms have exterior entry ways and it is very noisy. The rooms are very basic.

I have never written a poor review like this...then again I have never pulled up to a hotel like this. We ended up at the Fairfield Inn about 5 miles away and we were completely satisfied.

Overpriced cheap motel. The only positive thing was the location. The room was old, but clean. The breakfast was sad.. you could use the bagel as a weapon and hit someone with it! It was good only for spending the night after a night of drinking and not wanting to drive.

My husband and I went up to Savannah for New Year's Celebrations. This hotel was close to the river and nightly avg was around 100 per night. I had attempted to book a 5 star hotel, but rooms in the area booked up quite fast and by the time we got around to it this was the only reasonable prices left.
The only good thing that I can say about this hotel is it's location. It's a block from River Street and two blocks from City Market. It's in a questionable area behind to industrial building and across from a Fire Station. The area could use a bit of work and the hotel itself is very old and run down. Think 1960 no tell motel.
The place is in the middle of renovation, but looks like there is a LONG way to go. Although there was not any construction noise due to the holiday I can't image how loud it would be during regular hours. The parking lot is limited due to the construction debris.
We had unit 619 on the top floor next to the street. The room was spacious enough with a King sized bed, large closet area and very small dated bathroom. The tub and tile were so old that the grout had permenant mildew stains and the cold faucet handle in the tub kept falling off and we had to contact maintenance, which showed up 9 hours later, but did fix the issue.
The walls are paperthin, including the wall to the street. We heard all sorts of traffic noise until all hours. And even though we crawled in late there were quite a few folks still having fun til 3 or 4am. We know this cause we could here EVERYTHING.
Savannah the city was great and we weren't in the room except to sleep. So if you are OK with the above and are looking for a cheap, dive to sleep in while partying in downtown area then go for it, otherwise get a different place. We for one, will not be going back.
