Having seen a review here re reservation confirmation, I was worried that our reservation might not be a confirmed one although I had confirmation from the booking agent. I got onto Skype to speak to the B&B direct - it was fine and the owner, Carl, was extremely helpful.
I noticed that they are slow to respond to email and I think they are more people than computer orientated.
The whole essence of a B&B is that you trade 24/7 hotel staff for (usually) a couple of people, but you can't expect 24/7 hotel service for the price as they have to leave their room to go and sort out any problems, attend to cleaning etc. We helped a fellow guest contact friends using our Skype connection as her mobile wasn't working and she was freaking out because she couldn't get an answer knocking at their door. B&Bs are not great if you expect instant service like that.
The place is kept clean in a shabby chic sort of way and the decor is eclectic and interesting (the owner's wife is an art teacher). I personally prefer that to an anonymous hotel room. Interesting accommodation can be a hit or miss and when you're travelling 3,600 miles, you don't want a horror story at the end. I pulled out of a New York hotel booking because of reviews saying the hotel had bed bugs. There were no bugs at the Awesome B&B.
There are steep stairs to negotiate with a suitcase and Carl helped us both times get in and out.
The shared bathroom and toilet were basic but the shower pressure was good and we always had hot water despite showering at different times in the morning. The tiles were a bit slippy so take care or pack some flip flops.
Breakfast appears regularly around 8am and you pick up your orange juice, coffee (good) and either bagels or muffins (neither very special, but they hit the spot if you're hungry) and take them back to your room.
When we arrived we got the option to move to a quieter room as the current construction work (we were there in May 2008) can disrupt some people's sleep. As my husband is a light sleeper we moved to a bigger room on the second floor, which had 2 double beds and it was lovely.
There was noise, but a wee nightcap plus earplugs, and a lot of walking around the town meant we slept well. We did notice however, the walls are thin and we could hear more than we wanted of our neighbours.
There is satellite TV in the room, plus free wi-fi access, and at least 2 power sockets in the room we stayed in
Given hotel rates in Manhattan (even on hotwire.com) and the absence of a big network of B&Bs (and the best of these appared to rivall the hotels for rates), only Newark offers comparable rates in a hotel, which is miles away. This B&B in Brooklyn was a good budget choice.
The area is starting to come up with new condos being constructed but it still has a buzz. Walking over the Brooklyn Bridge (recommended) is about 10 mins walk away from the B&B.
Prospect Park in Brooklyn is a few subway stops downtown from the B&B opposite the botanic gardens and both are a good respite from the city. Prospect is bigger than its uptown counterpart: Central Park and more restful, but Central Park is well worth visiting too.
The B&B has the Lawrence St subway station across the street which will take you into Manhattan on a local train via the stop for the Staten Island ferry. There's usually a policeman on the corner at the subway and we found the neighbourhood friendly.
Faster lines go from nearby Jay Street.
The subway Metro card covers unlimited travel on subway or bus for 7 days - $25 (and longer periods options are available) or you can buy 6 trip tickets that save you a couple of dollars and you can share the card. Brilliant value and although some people warned the subway wasn't pleasant at night, we had no problems.
The free subway map is not as good as the London map. There is also less integration between the different lines. Some trains pass through stations (look at the map station dots very carefully) and where lines branch, the new branch takes a new letter or number. The trains can run a tad erratically and are subject to change as there's a lot of scheduled works taking place just now. There can also be several versions of a station with the same name on different lines separated by 2 or 3 blocks. However, the big surprise was how helpful New Yorkers can be. Pull out a subway map and much of the time you'll get an offer of help without having to ask. Just stay flexible and allow enough time for critical journeys for catching trains and planes etc.
There's a handy deli opposite the B&B that serves excellent egg rolls and sandwiches where you can pick up supplies in the morning. They do a mean salad bowl or other food if you miss the rest of the eateries late at night.
The Tex Mex round the corner was good value.

I booked a 3 night stay at the Awesome through the Lonely Planet Booking system and confirmed the reservation directly with the BnB via telephone as requested.

However, when we arrived (slightly later than anticipated due to being ripped off by a taxi driver, but thats another story) there was no answer. I tried to phone but there was no answer and the voice mailbox was full. After 20 minutes of ringing the buzzer and trying to phone, it was now after 7pm and we had to decide whether to wait on the street with our luggage or to try and secure accomodation for the night elsewhere.

We ended up staying in a Comfort Inn (at much extra cost) which we found with the help of a wonderful receptionist at the nearby Marriot Hotel who gave us a list of other hotels in the area and let us use a phone.

I did follow this up with the BnB. They said that we should have waited as they were busy helping other guests and they dont have the same resources as larger hotels which is why they did not answer the door or the phone.

From other comments I have read here, I gather that the Awesome is a great place if you stay there. I would just like to alert other travellers, particular lone female travellers that you may have a long wait outside trying to get in.

My trip to NY was planned at fairly short notice and as i was not going with my partner (ai sharing the cost of a room), i needed a fairly cheap accommodation.

Awesome was:
-Cheap
-The owner is really nice and helpful
-Actually really well placed, a short tube ride into Manhattan

but i have really found that some of the reviews were misleading
especially reguarding the cleanliness. I mean, it's hard to argue because we all have different standards but seriously, this place is not clean. I would say that the rooms are ok, it's only a bit of dust but the bathrooms did not get cleaned for at least 4 days while i was there and probably longer. They were full of hair, hairs, dust and yes a couple of bugs. Also the quirky decor in my opinion is often the result of trying to hide something (ex: a sheet hiding a panel between two rooms and if you move the sheet you can actually see the bed next door!).
From the reviews, it is obvious that Awesome meets the requirements of a lot of people but i would just say, bear in mind that it is a dirt v. price trade off. If you want cheap it might well suit you. Certain people said that it would suit you if you are not into the big hotel chains, well i am not but i after staying at the place i just can't see their point!

“Who Needs Manhattan when you can have the Brooklyn Experience”

Fun, funky Awesome allows the traveler to get a taste of Brooklyn. The Awesome B&B offers small, but clean, rooms with a creative decor that you won't find at the Marriot down the street. Carl the innkeeper, an honest fellow who sent us an e-mail preceding our arrival to alert us about the construction outside the building, appeared surprised that we elected to keep our 2-night reservation. We were comfortable, loved the location, and hey...night noise is part of the NY experience (ear plugs helped). For the money, you're not likely to get a better or more charming place to stay.

“Be Careful of Your Online Reservations”

We are really looking forward to staying here after reading the reviews. We booked this property online in September for a November stay. Our credit card was charged a deposit- we were sent confirmation email(s) and the only "to do" on the confirmation email was to call the day of the stay to advise the inn-keeper what time you would be arriving.

We did so in the early AM of the day of our stay to be told there was no record of our reservation and the inn was full and it was our fault for not calling after making the reservation online. That has never happened to me before and I book online all the time.

The innkeeper booked us into a similarly priced hotel in Jamaica, NY out by the airport and offered to pay the difference- but an airport stay was not the experience I was looking for in NYC.

So please be careful when you book online and call the property and don't assume that because they've charged your card and emailed you that you have a reservation otherwise you'll end up dissapointed and out a place to stay.

Awesome B&B is not only the best deal in town, but we go out of our way to
make sure that our guests are treated well, as many of our reviews clearly
indicate.

Sometimes people make complaints and don't appreciate or acknowledge how Awesome goes of its way to help find alternative accomodations. I don't know 1 hotel in NYC that would take the time to help someone who does not have a reservation. We not only helped find another location, but found one at an affordable rate. To also accuse us of charging a credit card is just not true.

Unfortunately a small percentage of potential guest who make a reservation request on our site don't take the time to read our policies. When you enter in you dates of interest the next page opens with the below
information. (font is much bigger than below):

We make a reasonable effort to keep our availability up to date but the
availability display may have changed since we last updated. To make a
reservation request, click on the Room of your choice listed below. This will take you to an online form where you will be asked to enter your name and address, how we may contact you, and any special requirements for your
visit.

This clearly states the potential guest is making a reservation request.
After the request form is completed and sent, the following appears on the
screen, and the e-mail they receive:

Someone will contact you to confirm this reservation request. We make a
reasonable effort to keep our availability up to date but the availability
display may have changed since we last updated. If you need additional assistance please contact us at: Awesome Bed & Breakfast 136 Lawrence Street

Unfortunately a small amount of people assume that the have made a confirmed
reservation, they also assume their credit card was charged which is not the
case. Awesome only charged deposit, or pre-paid discount after we contact a guest. If people would spend more time reading before they enter their credit card details these kind of assumptions would not be made.

Awesome is always fully booked because we treat our guests like gold, and do everything possible to make them happy. If for some reason they are not, we wish them the best and try to make sure the have a smile on their face before the leave. To be a guest of Awesome you must have a confirmed reservation, not assume you have one.
