This was the nastiest hotel I have ever stayed in. We take about 4 vacations per year and have been doing so for the past 35 years. The kitchenette was dirty dirty dirty and no utensils provided. The tub was sticky. the door to the balcony looked as if it had been broken into several times. The on/off switches to the lamps were broken off. The jacuzzi was cracked. The room was dark, dirty and just plain awful. We had reserved the presidential suite thinkly it was high class. We could have stayed in a better room and other hotels in Gatlinburg for $40 per night---we paid $125 for this horrible room.

We booked this motel directly because we have pets we were given a price that included my pets and when I called to confirm they tried to say there was an additional 20.00 per night for the pets I told them I would cancel they changed ther minds. This motel is definately showing wear and tear I will say it was clean. But BEWARE they charge an additional 1.10 per day Phone charge even if you dont even touch the phone. The desk clerks were friendly and its a pretty good location but for the hidden phone charges and high pet charges I wont be returning

I stayed in the motel because of its close proximity to Ober Gatlinburg. It was very quiet. I'm sure that this was probably because of the season.

The room was not the cleanest I've stayed in, but it was cleaner than other rooms I've stayed in, in Gatlinburg. For the price, the motel was fine. The staff was pleasant and helpful.

Don't reserve a room at this place if you are expecting 4-5 star amenities, because it isn't going to happen.

I am a woman and the parking lot creeped me out a bit because of the darkness. But if you are young, own flip flops for the shower and are on a tight budget, this motel is dated but functional.

We have been staying her for 3 years I just booked for this october Yes there are a few minor problems .But you cant beat the location and price .we stay in the same room s 201 or202 depending on how many travel . The staff is always friendly and accomodating the PRICE is unbeatable I believe some people are just too spoiled and expect too much. We will be back again and again. I can walk all over town while my husband relaxes in the room we have never had to share the balcony . we thank you for being so good to us each visit!See you in October of 2007

“We Enjoyed our Stay”

I have to say after reading all the negative reviews last week about this hotel, I was very worried about our trip this weekend. So much so, that I tried to cancel our reservations and reserve at another hotel in town. I waited too late to cancel. After checking into the hotel, I was glad that I couldn't cancel the reservation. We checked in on Friday around 3:00 p.m., the guy at the front desk was very polite. We stayed on the 5th floor and had a room with a king size bed. The room was very spacious with updated furniture and clean. From the reviews I read on this hotel, imagine my surprise. The outside pool was clean and so was the jacuzzi hot tub. The people were friendly and the rates were very reasonable at $69.00 per night. We found out the rates went down to $49.00 per night for weeknights. Wow, what a bargain. The hotel was off the main strip, but an easy access to all local restaraunts and entertainment. A creek running directly behind and it backs up to Bearskin Lodge, which is a nice resort. Not the Marriot, but perfect for my husband and I. We will definitely stay there again. We met people who were staying in the other hotel that I tried to reserve and they were dissappointed. I am glad we chose Family Inns in Gatlinburg.
