For ocean views from your lanai, and the sound of pounding waves all day long, this place if for you. If you want a nice, clean, updated condo, DO NOT rent #107 at Kona by the Sea.
Let me just say ahead of time that we are not "5 star" people, meaning, we don't expect lavish lodging wherever we travel, and certainly don't expect to be granted our every whim. But I've never been to a hotel or condo that was in such bad repair, and especially for the price being paid, I expected MUCH more from this property.
I contacted Resortquest directly to reserve, and received a great deal on a one bedroom, 2 bath condo for our anniversary trip to the Big Island. When we arrived, we were checked in quite quickly, and given our key to #107. When we opened the door, it was very dark, with worn out green carpeting. Once we got to the living/kitchen area, it was apparent that this unit was in desperate need of an upgrade. The drab, dingy carpet ran throughout the living area and into the bedroom. There was the typical island style furniture, which was fine. The kitchen was a disaster, ugly wood cabinets that look like the ones we salvaged for our cabin in the woods at home, a refrigerator with something that looked like rust on the sides, an okay stove unit, and an ugly fluorescent light fixture. It got worse in the bathrooms, which again had the ugly fluorescent fixtures, and dark brown 70's style tile in the shower and on the floor. The master bath also had some sort of railing next to the shower, probably as a fix for handicap accessibility, although a wheelchair could not fit in that bathroom. The master bedroom had major cracks in the wall, and dark, dingy curtains. Definitely not what I expected, and not what I wanted to pay for.
I contacted the desk the next day (probably should have done it that day, but we were on vacation and wanted to get going on our activities) to see about getting a new unit. I was told they were booked, but to check back later that evening. Checked again, still nothing, but maybe tomorrow. Checked again the next night and was told yes, two units are opening up tomorrow. When I check again, I'm told that no, (the evening woman "doesn't know how the day office is run" whatever that means), no one is leaving that day, and the only way I could move is to pay the extra fee for a 2 bedroom unit, which I'm not willing to do.
Suffice it to say, we didn't end up moving. We also had problems with our master bath toilet that would run every 10 minutes or so, and I was told they fixed it, but it only made it worse.
So, our last days in Hawaii were muddled by the lack of nice accomodations, although we had a fantastic time otherwise. I'm assuming that this unit is one that is owned by Resortquest, and not privately held, but just in case, please stay away from unit #107! I got the feeling from the staff that they knew it was less than acceptable for such a highly rated "resort", but obviously they were not able or not willing to help us out. We didn't use the pool or the spa, but we did spend some time on the "beach area" which is nice. As someone else mentioned, the parking garage is small and dimly lit.
The property is located about 1 1/4 miles from Kailua Kona proper, so there isn't anything really in walking distance as far as shops and restaurants. You certainly could walk down there, but at night I would be careful as the street is VERY dark and it's hard to see people on the side of the road.
I'm sure that other units in this complex are very nice, and in fact, there was an open house for a unit down the hall from us. Just from looking through the door from the hallway, I could see that this unit was bright, updated and well appointed (unit #110), so I'm sure that if you book directly with an owner, you will get a nice place. Just beware if you book direct with Resortquest!
