Just got back from a two-night stay at the Inn at Newport Beach. We stayed in a two-bedroom suite on the 3rd floor. There was a separate living room with two bedrooms on each side. All rooms were a little small, but very clean. The hotel has just been remodeled, so it still has a brand new smell and everything was spotless. One bedroom was really tiny; barely big enough to fit a queen size bed and two bed stands. But it did have a large flat screen TV and a small closet. The living room also had a closet, a pullout coach, a coffee table, a mini-fridge, a microwave, and a coffee maker. Each room had a big flat screen TV with a DVD player and there are free DVDs at the front desk. The second bedroom was a bit bigger, although also fairly small, but it had a nice walk in closet. The bathroom was a good size and very clean, with marble floor and walls. Overall we really liked our suite, it was a bit small, but totally adequate. I also really liked the decorations – a nautical theme, very simple, yet modern and pleasant, not the typical hotel decorations. All rooms were very bright with large windows that opened to let in the fresh ocean air and with light fixtures on the ceiling – also a welcome change from the usual hotel’s dim lighting. The continental breakfast was very simple – coffee and tea, juices, yogurt, cereal, bagels with cream cheese, butter, and jam, sliced bread and cookies, but it was a good alternative to a full breakfast for people who are not used to having big breakfasts – like our family. Coffee and teas (Starbucks) are available throughout the day in the lobby. The service was very nice and everyone we spoke to at the front desk and the cleaning staff was really nice and accommodating. Overall we really enjoyed our stay and would definitely return back.

We only stayed here, one night. We had read the terrible reviews but decided to risk it especially as it had been recently renovated! Room was clean, bed linen nice. You could not close the bathroom door... major problem, don't really need to see my husband on the loo or vice versa!! The safe didn't work which was also a major problem for us as having just arrived from the Uk it meant taking all our money passports tickets etc, out with us!! My husband cut his foot on a nail in the closet and the flat screen tv had a zillion wires flowing loose!! But being British, the worst problem was waking early because of the time difference, making a cup of tea and finding the milk off. Went down to the lobby as they have tea coffee there... milk also off. Asked at reception if any fresh milk available but NO.. We british need our cup of tea in the morning, but found it disgraceful that bad milk was all that was available. And our view was the roof. One night was too long, will not be going back! Oh and the location is not good, MAJOR road in front of hotel!

“Refurbished and gorgeous”

This hotel has been completely refurbished from the lobby to the roof. A new addition to the property is being built next door which will be an all-suites hotel but the construction is amazingly quiet and we are right across from it. We are in an ocean-view suite and yes, the beach is directly across the street but it is a lovely beach with a pretty lawn before you get to the sand and surf. How hard is it to cross the street?

The road is noisy in the daytime but not so much at night. That is why I pack earplugs; my husband can sleep through anything. Our two-room suite is just gorgeous with two huge plasma TV's and the greatest two-person walk-in shower of any hotel we have ever stayed in. And we have stayed in many hotels, believe me, and none had such a lovely bathroom and shower. The beds and linens are great quality with down-filled duvets all in sparkling white. Everything is new and beautiful. The three windows in the rooms open to let in the fresh ocean breezes, a real treat also.

A nice continental breakfast is offered in the pretty lobby bar which faces the water as well. Starbucks coffee is served in the hotel and offered as packets in individual rooms. Our room has a fridge and a microwave, an amenity that is always appreciated. The staff is friendly and efficient, taking care of any concerns immediately.

There is no pool yet and overnight parking is across the street with a guard just until the new building is done in August. There are restaurants within walking distance or a short drive. Don't miss Gold's Wood-fired Grille and Caffe on Route 214. I'll do a separate review on it for you.

We are going to the mountains from here and may stay in another of this company's hotels after the wonderful experience here.

I wish I had read these reviews before I booked this hotel! The inn is not on the beach...it is accross the street. We booked a deluxe room, the room was so small and narrow with just a double bed. We were traveling with our one- year-old son and there was not even a bathtub in this "deluxe" room. In the middle of the night, the heat start making horrible noises and woke up our son. When we tried to speak with someone the next morning, the receptionist was very rude. The only person there to speak with was the head of housekeeping, who really did not care about what happened and said there was nothing she could do. I tried calling several times the next week and I would keep getting a recording or would be put on hold for several minutes at a time. So please do not waste your time and DON"T GO!!

We chose the Inn based on internet photos and proximity to the beach. Therefore, I was disappointed that the hotel was not as it is presented. HOWEVER, we ended up having a pleasant stay. First of all, the continental (free) breakfast had many choices (bagels, muffins, flavored coffee, etc) which pleased us and the kids. We had a 2 bedroom "suite" (really two rooms) with a connecting bath which works well for familes. Even though you are on a fairly busy street traffic-wise, we felt somewhat "away from it all" probably in part to being able to look at the ocean . I am happy to hear that the hotel is under renovation -- it has much potential.
