This hotel definitely needs some updating when you consider the cost -- close to, or over $300 a night. It 's across the street from a beautiful public beach, but it's a very busy street. We were on the second floor overlooking that street with a lovely view of the ocean. It wasn't as loud as it could have been because of the heavy window treatments. Either keep the drapes closed for privacy and quiet, or open them for the view. Also, be sure to request a room higher up on the ocean side for the view, otherwise you may be looking at the two chain hotels that are right behind the Inn. The room and furnishings were nice, and the bedding was excellent. The bathroom was very small and old fashioned with poor quality towels. I did like the frig and microwave in the room. The hallways and elevators are really not very nice. There was no restaurant available (as advertised) and the continental breakfast was pretty stingy. If you are attending an event at the Atlantic Beach Club, this hotel, and the two behind it, are within walking distance, especially if you are wearing heels! If you're going to the beach bring your own towels, chairs and umbrellas. The picture is deceiving, they don't have nice Adirondack chairs! The few hotels in Newport that have their own private beach are very expensive. There are a very few hotels that have easy access to the nice public beach.
