This hotel was listed in the Historic hotels of America. Historic it was in the sense that the hotel desperately needs a major overhaul. Check which room they want to give you as ours was a shoe-box with a tiny window looking straight into someone else's window. Despite the tiny square footage, the hotel thought it was necessary to put big furniture in this room - don't bring any large suitcases. We're not the only guests in this room; the room was frequented by ants... The staff rating is below par - check in staff showed no signs of being interested and restaurants tips were not given (just look at the book with menu's.). The location of the hotel is not ON the beach but OPPOSITE. You would be better off booking a B&B in Newport itself where all the action is. The beach in front of the hotel is average (not a nice sandy beach) and authorities had closed off the beach in front of the hotel while we're there due to a bacteria contamination. Lastly breakfast ; what a joke. You would think you're flying economy finding plactic "silverware" and a very average food selection. All in all, this hotel should be taking off the list of historic hotels and either substantially upgrade or significantly lower their rates. We wish we had read the reviews on this site before we booked - definitely would not recommend anyone to stay here.

“Should be less expensive for what we got”

This hotel definitely needs some updating when you consider the cost -- close to, or over $300 a night. It 's across the street from a beautiful public beach, but it's a very busy street. We were on the second floor overlooking that street with a lovely view of the ocean. It wasn't as loud as it could have been because of the heavy window treatments. Either keep the drapes closed for privacy and quiet, or open them for the view. Also, be sure to request a room higher up on the ocean side for the view, otherwise you may be looking at the two chain hotels that are right behind the Inn. The room and furnishings were nice, and the bedding was excellent. The bathroom was very small and old fashioned with poor quality towels. I did like the frig and microwave in the room. The hallways and elevators are really not very nice. There was no restaurant available (as advertised) and the continental breakfast was pretty stingy. If you are attending an event at the Atlantic Beach Club, this hotel, and the two behind it, are within walking distance, especially if you are wearing heels! If you're going to the beach bring your own towels, chairs and umbrellas. The picture is deceiving, they don't have nice Adirondack chairs! The few hotels in Newport that have their own private beach are very expensive. There are a very few hotels that have easy access to the nice public beach.

“False Advertisement”

The Inn advertises that it is the only hotel on the beach in Newport. It does face the beach. The pictures on the web site, their brochures and even the room keys conveniently omit the large busy road that separates the hotel from the beach. Also, when we checked in, we were told our room was on the third floor. We were not told that once off the elevator, we had several very steep staircases to maneuver with luggage etc. Our room was in the annex - not accessible by elevator!! The air conditioning was loud. The bed was soooo comfortable, and the room nice and clean. They also provide tea and coffee throughout the day.

We should have read these reviews prior to booking....unfortunately we did not. We made reservations with no problems.; however, when we arrived we were told they did not have a room ready. then, after waiting almost an hour, we were told there was not a room at the inn available. the desk clerk offered a room in a cheap hotel 5 minutes up the road (further away from beach) -- with not real discount from available room rate ($10 from daily walk-in rate posted at desk).

They apparently screwed up 3-4 other reservations as well -- everyone was offered rooms below what they reserved. When a hotel screws up, they should make every attempt to make a customer whole. Instead, when I finally got to a "manager" I didnt even get an apology -- just take it or take a credit.

oh well. live and learn.

“LOVE the Inn at Newport Beach!”

I have stayed at this inn several times and every time is better than the last. My room is always nice and cozy and the view is unbelievable. Yes, it is not ON the beach, but it is the only hotel in Newport that is across the street from the beach. It is a quick walk and is close the mansions and downtown. I would highly recommend this place to anyone I know.
