Absolutely elegant inn. Tea in the afternoon and great breakfast that we ate in the garden. Our room and bathroom were definitely on the small side, but very well appointed. Linens and towels were luxurious. Parking was easy. The location is in the heart of the old part of Newport and it is easy to walk around and leave the car in the parking lot.

We have just returned from a delightful three day stay at the Francis Malbone.
From the moment we entered the property we felt 'at home'.The staff were very friendly and helpful as was the owner.Our room was on the third floor and had everything we required, good bed, bathrobes, iron and board.We heard no noise from the street below and slept with the side window open ( much fresher than a/c).
The breakfasts were delicious as was the afternoon tea- forget about your diet!
We would love to return here as everthing was perfect.

“Francis Malbone House--A Fantastic B&B Experience”

We have just returned from a lovely two day mini vacation in Newport, RI at the Francis Malbone House B& B. This inn and its staff truly epitomizes the term--hospitality! The inn's website provides an accurate portrayal of the inn itself with virtual tours of the house, rooms, and gardens. After reviewing the website, I contacted the inn directly to check on the availability of a room for that very evening. The staff was cordial and welcoming. Due to our last minute decision to visit Newport, we were informed that there were no rooms available in the main house. However, the inn had another house adjacent to the property which contained two suites and Darryl (a staff member) asked if we might be interested in that.
What a fabulous suggestion!! We were able to breakfast and have tea in the main house but retire to "our own house" adjacent to the inn at the end of a long day. This smaller house featured a kitchen, dining room, living room, and sunroom in addition to the two bedroom suites. Our room contained a seating area with wingback chairs, television and even a Bose CD/radio to wake up to.The bathroom contained a two person jacuzzi in addition to a full sized shower! Fluffy terrycloth robes were provided by inn for use during our stay.
Each morning the inn provided a sumptuous breakfast of muffins, pastries, yogurt, cereals, fresh fruit, juices and coffee. In addition, you had a choice of one of two entrees..such as "eggs in a cloud (puff pastry), eggs benedict, apple crepes, or fruit/nut embellished waffles." A tea was provided every afternoon from 3-6PM and again the choices were overwhelming...chocolate cream pie, lemon squares, brownies, slices of watermelon, fruit and cheeses, chocolate frosted spongecake, cookies, scones as well as iced tea and lemonade.
As first time visitors to Newport, the staff provided us with numerous suggestions and recommendations as to what to do, what to see, where to eat dinner etc. Thus, in the course of three days and two nights we were able to visit nearly all the "summer cottages" on Mansion Row, enjoy a open air concert provided by the Navy Band East, have luncheon in the Elms Carriage House, enjoy a sunset view during dinner on the wharf, attend services in the Catholic Church in which John and Jackie Kennedy were married, transverse Newport's Cliff Walk, attend a living history rendition of life as a guest of the Astors at the turn of the century, take a long and leisurely drive along Ocean Drive and visit numerous shops and stores for gifts to take home.
Truly, it was a wonderful visit to this lovely town and we'll definitely stay at the Francis Malbone House on our next trip.

My husband and I went to Newport to celebrate our 10 year wedding anniversary. From reading the reviews here we chose to stay at the Francis Malbone House. We are so glad we did! Our trip was from July 21st to July 23rd. From the time we made our reservations to the time we checked out we had a wonderful experience with the staff and the room and location. The house was easy to find and it was great to have parking on site. It was located on Thames Street and is in the middle of all the action. Once you closed the front door of the Inn you could hardly hear all the noise from the busy street. We couldn't hear anything from our room. We were in room C8 and it was easy to get to with our luggage from the parking lot. We were checked in by a lovely woman, whom I forgot her name, sorry, but she was wonderful, informative and helped us throughout our stay. Our room was beautiful! The whole place is super clean and decorated lovely. Our room had a kling bed, flat screen TV, DVD player, clock radio, iron, ironing board, hairdryer, bathrobes, jacuzzi, and beautiful furniture. The bed was heaven! It was so comfortable, the sheets so soft. We could've stayed in bed all day! For breakfast they had out different cereals to choose from, fresh fruit, scones, croisants, coffee, tea, juice, and other stuff I can't remember. You also had a choice from 2 entrees you could order for breakfast. There was seating in the breakfast room, a bunch of tables that fit about 4 each. You could also eat in the garden which was so peaceful and beautiful. Tea time was just as great. Homemade cookies, brownies, fruit, quiche, and lots more, alittle different everytime. Also fresh lemonade, iced tea, iced coffee, and tea. In one of the sitting rooms were videos to enjoy in your room, games, and a fridge stocked with different sodas, water, and wine. You just take what you like and on a slip of paper they provide, write your room number, name and what you owe. The prices are listed and they will just charge it to your room. This was very convienent and we did this a few times! Every staff member we encountered was professional, and friendly. We felt right at home, but no one was intrusive. We had asked Will(whom was so very nice and kind throughout our stay!) about doing something special on the night of our anniversary and he said we can do whatever you like! Just the answer we were looking for! So we asked for champagne and strawberries to be brought up to our room. They were and it was so romantic! Every evening they turned down the bed and put classical music on, and gave fresh towels, a really nice touch. Our room was cleaned daily and when we returned to change for dinner, it was spotless. I really cannot say enough about this place. We will definately return and would suggest giving it a try if you are looking for a fantastic B&B in Newport! Oh and one more thing. We had our laptop with us which was great for using to get info from this site on Newport restaurants and things to see and do. The best part was that in our room, which was in the newer part of the Inn, we had wireless internet, FREE!!! I couldn't believe it and we were very happy. This place had both charm and traditional B&B feel with modern convienences. Just overall A++

This B&B was in an outstanding location if you want to be right in the middle of town on Thames Street (main area of shops, galleries and restaurants) and near the harbor. It is a 5 minute drive to the Cliff Walk and mansions (if that). The staff was very helpful and friendly. They made our dinner reservations for us and even checked me in on my departing flight and printed my boarding pass. Parking there was free and in a nice lot on the property. The B&B was very pretty, comfortable, clean, peaceful, relaxing and quiet (except for the minor caveat I describe below). Lots of little extras to make you comfortable and add to the convenience of your stay in Newport (i.e., menus from local restaurants, all day tea service, fruit bowls around, maps, rainy day games and a selection of free movies you can play in your room). If you wish to stay in a harbor view room, this will face Thames Street. Of the two nights we stayed, it was only noisy Saturday about 1am when the bars closed - you could hear all the people as they headed out of the bars and walked down the streets talking and laughing. This lasted for a short time and in the end was no big deal. We heard none of this on Friday night. If you want quiet the entire time, perhaps consider a room in the back overlooking the garden. You should not let this one observation discourage you from staying here. I would stay again without question as would my 60 year old mother (I took her here for a weekend getaway).
