I stayed here with a friend in July 2008. The location is really great- it's a pretty and quiet street, about a mile from the beach and a short walk to Thames St. The location is definitely the best selling point. The staff wasn't overly friendly- it's definitely more of a mini-hotel than a traditional B&B. My friend and I were not necessarily looking to chat with other guests and the owner, but had we wanted to, it didn't seem like a very friendly atmosphere to do so.
The main problem was the bed. We booked the only room in the hotel that offered two double beds--and one of the mattresses was so old, uncomfortable, squeaky that by 2am, I couldn't sleep because of the springs digging into my back. I politely brought this to the attention of the manager on duty in the morning, and he told me he'd never heard that before and basically didn't offer to do much about it, or even apologize. Perhaps the beds in the other rooms are better, but you might consider asking before booking a room! Obviously, the staff does not bother to check the mattresses to see when they need to be replaced. There was also a large orange stain on the comforter - not a lot of attention to detail there that I might expect in a nice hotel. I've honestly stayed in youth hostels for $20/night that offered more comfortable beds than this hotel offered for $205/night.
The room was air-conditioned by a window unit, which was pretty loud. The breakfast was good, especially for just a continental breakfast. They offered to make us cappucino and waffles, and both were very good. Despite the great location & breakfast, I don't think I'd stay there again.
