We were invited to have dinner at a friend's house in Newport and went on a Saturday in August without a room reservation---not our best move and made worse by the Folk Festival being the same weekend. Tried two places we had stayed previously but they were booked. One of them called the Inn on Bellevue and they had a room.

Lobby area was fine and desk staff very nice. Went to see room and it was beynd basic but seemed clean and was airconditioned. They wanted $220 but my husband bargained down to $175. We also got the thing others have mentioned about paying cash and figured we would do it---although it did seem odd.

Only when we actually got into the room did we begin to realize just how bad it was. First, it had such a strong disinfectant smell that it gave me a headache. The bedspread was old and ratty. The sheets were clean---trust me we checked. The room had a HUGE jacuzzi and then a tiny shower head----since we were only there for one night and had showered at home we opted not to even try it. The sink---which was in the room--had the reverse of the problem others have mentioned. It had no cold water---great to brush teeth with hot water. The furniture was worse than thrift shop. the mattress was saggy. We had one had towel and no face cloths. The breakfast was served on a pleasant patio and the coffee was good but the food was awful----fruit salad still frozen.

The staff we encountered were all very pleasant but I would NEVER stay at this place again.

This is to the traveler who stayed in room 15 with the Jacuzzi we were at 95% with renovations. For the festival we were full. For walk-ins we just have one room available and this is why we discounted. Sorry for your bad experience. In 2008 we will finish all renovations.

This is a comic parp hole if I have ever had the misfortune to stay in one. Stayed over the weekend for a wedding in Newport. No bath water. No hot water tap attached to the pipe for the shower. Mentioned to the hotel owner who simply told me to go away as I was ruining his evening. Nice one. Unfortunately they rest on the fact that Newport tends to run at 100% occupancy during the summer. Whatever you do, however, do not bother wasting the cash on this place. Wash and eat on the beach and sleep in the motor. If you can't do that chew off your own arm and beat yourself over the head with it before considering the temptation.

This is a family owned, European Inn. We don't have the same amenities as a hotel. You were here at a very busy time. If many people are taking a shower at the same time, you have to let the water run a few minutes.

If you have issues and let us know about it, we give a free night or a discount on the bill, as we did to many of the people who complained.

I cannot believe the board of health hasn't shut this place down. The bedrooms were disgusting, the sheets filthy and the hallways smelled like camel! ...and good luck getting a maid to show up to your room. FAT CHANCE.
The fact that they actually had the audacity to take our money is a complete JOKE.
Do yourselves a favor and stay far, far away.

“Terrible”

Just a terrible place for the price. Actually, a terrible place, period. It just hurts even more that it cost as much as it did. Small rooms, poor service, tiny showers (that didn't even work at first. They had to put a new shower head in), a bed that sags in the middle. You would think that for $200 per night, they could buy a new bed...
Bottom line: there has to be a better place to stay in Newport.

We have a variety of rooms available from romantic rooms to suites which can accomodate up to six people. We continue to be the best value in Downtown Newport. We do renovations every year.

This was, by far, not one of the worst but THE ABSOLUTE WORST B&B that I have ever stayed in. Every other bad thing written about this place by other reviewers is ABSOLUTELY true. The location is good which is the last and ONLY good thing about this place. A bit about my experience.

Called up on short notice to book a basic room for Memorial Day weekend for my fiancé and I. Was initially quoted $149 on the phone for a queen bed on the 3rd floor. When I called back and played dumb about the rate, I quoted $139 instead and got it. This should have raised some alarm bells, the guy on the phone (later found out it was Dino) was really wishy-washy about things. But, it was Thursday and I was eager to get things sorted for the weekend.

Arrived around 12 noon and our room was ready. Dino was also eager to give us a discount if we paid cash (something about a credit card fee savings that he would pass along to us). This also should have raised an alarm, but stupid me. Our room (15) was on the 3rd floor in the last building, the Bellevue Manor. The doors and locks are flimsy so I can see how other people at the place get broken into, the sheets were stained and dirty and there were a few small dead BUGS in the bed. The toilet didn’t really flush. Dino himself came up to change the sheets so we figured, we would stay. The toilet flushed if you jiggled it and repeated the process a few times. How bad could it get? We stayed the night and the next morning, I went to take a shower. First water spurted out at all different angles soaking me and then no more would come out. I understand low water pressure or maybe tepid water. But NONE WHATSOEVER. Called down to the front desk and Angel answered and said he would move us to a new room.

The new room was even smaller with a double bed and the toilet did NOT FLUSH EITHER. And the shower didn’t work. We went back to the front desk and demanded a refund. That was it, we’d had it and we were willing to go home a day early as we were so mad. The Indian guy first told us Dino was in the breakfast room (but no Dino), then he said Dino had stepped outside for a few minutes. When Dino didn’t come back in, he said that Dino was offsite. We demanded to speak with him on the phone and finally the Indian guy put him on. Dino would not give us back out money and STUPID US, we paid cash. After arguing on the phone with Dino for 15 minutes, who gave us all the same excuses that he gave other on TripAdvisor, we’re a B&B, we’re trying to keep it affordable, go stay at the Hotel Viking if you want a hotel, we’re cheap, etc.

He wouldn’t give us our money back and Angel offered to show us another room in the main building. He took us to the second floor and upon inspecting that room, low and behold, the was NO WATER COMING OUT OF THE BATHROOM FAUCET. I must admit, now I was pissed. I pointed at Angel and said, “Show us your best room right now or I am calling the Dept of Health.” He rushed out and showed us another room. It had running water, the toilet flushed and the shower worked. But the sheets were stained and needed to be changed. With no other choice, we stayed.

And when my fiancé went to take a towel of the towel rack, the entire thing went crashing onto the floor. Figures. Dino, Angel and the Indian dude are all crooks.

We are a family - run European style bed and breakfast inn. We do not have the amenities of a hotel.

If you have issues, we give a free night's stay or we discount the room. If you had reported these problems, we would have discounted the bill.
