Villa Filippa B is a gracious 40-square-meter (about 430.5 square feet) apartment which sleeps four people. It features a shared swimming-pool and garden, with a wonderful view of the woods and the valley.

It is equipped with central heating, satellite-dish TV, and parking space.

Villa Filippa B has a double bedroom, a bathroom with shower, and a living-room with a double divan bed and a kitchenette.

The place

Villa Filippa is a beautiful villa built as a vacation home. There is a large swimming-pool and terraces facing the sun and the vast scenery of the valley and the hills. It is divided into five small apartments.

It is at about 400 meters (about 1,312 feet) of altitude in a prominent position on the slopes of a hill covered in woods. Around you all you will see are a few other vacation villas or houses inhabited by people of the place.

You will be on the hills of Montalbano, the hills where Leonardo Da Vinci was born, a land which stretches between Florence and the sea.

In the sixteenth century, this area was a hunting reserve of the Medici family. Even today the hills are covered in woods: if you are fond of ecotourism, this place will definitely excite you. In the area you will find a numerous foot and cycling paths which will lead you into the discovery of very ancient woods, archaeological sites, old villas, churches, and old hamlets. You can even take a wine and food tour on a way called ‘Strada del Vino e dell’olio’ (Road of the Wine and the Olive Oil) and visit wine cellars and oil-mills.

You won’t be far from the sea. At only 40 km (about 25.9 miles) away, you will find the small town of Viareggio, famous for its splendid beaches and elegant shopping streets.

You will also be close to Florence, Pisa, Lucca, Siena, San Gimignano: you will be able to go on convenient daily excursions to search for the cities of art of Tuscany with their beautiful castles and historical hamlets.

The swimming pool

At Villa Filippa you will have a shared 12 x 5 meter (about 39 x 16 feet) swimming-pool at your disposal. It is located in a flat area facing the main façade of the villa. In one angle of the swimming-pool, you will find a whirlpool corner.

Around the swimming-pool you will find a large sun-drenched area furnished with umbrellas and sun loungers. From the sun-drenched area you will enjoy the vast scenery consisting of the surrounding green and the valley.

The swimming-pool is open from the first of May to the 30th of October.

The garden

At Villa Filippa you will have a spacious park some hectares large at your disposal in case you feel like going for strolls. It is a wooded area in a sloping land. The land boasts paths and steps which will lead you to an area furnished with deck chairs so you can relax in the shade of trees or to an area where there is a barbecue or even to a playground for kids. You can even use such paths and trails as shortcuts to reach the town of Porciano on foot, which is about one km (about 0.6 mile) away; you will be hiking amidst the green.

The house

Villa Filippa B is on the first floor, and you can reach it from the patio of the villa by climbing an outdoor staircase of 16 steps. In the living-room you will find a double divan bed, a table with chairs, a satellite-dish TV, and the kitchenette. The kitchenette is equipped with a four-burner stove and a fridge.

From the living-room you will be able to reach the double bedroom and the bathroom with shower.

The double bedroom has windows overlooking the hills.

The apartment is completely furnished, well-cared for in details, elegant, and cozy.

At Villa Filippa you will have a shared laundry room available.

During your stay at Villa Filippa, you will be in a territory whose history dates back to the ancient Romans and which has preserved, since the year One Thousand, historical castles, churches, villas and palaces rich in master pieces, all to be absolutely visited. You will also be near the small town of Vinci, birthplace of Leonardo da Vinci.

You will be in the area where the ‘Chianti del Montalbano’ wine is produced. And as an addition to all the cultural visits, don’t forget to stop at the beautiful wine cellars of the area while taking the “Strada del Vino e dell’Olio” (Road of the Wine and olive Oil). Don’t miss out on having lunch in one of the characteristic trattorias, often attended by local people and where you will taste the genuine Tuscan cuisine!

1 km (about 0.6 mile) away from the house you will find the first shops, right in the center of Porciano. You will find the first restaurants three km (about 1.9 miles) away. Pistoia is 15 km (about 9 miles) away from the villa. From Pistoia it is possible to get trains to Florence. If you feel like enjoying some thermal baths, 20 km (about 12 miles) away are the famous thermal waters of Montecatini.

In addition, Lucca is 40 km (about 25 miles) away, San Gimignano is also 40 km (about 25 miles) away, Florence is 45 km (about 28 miles) away, Volterra, the city of the Etruscans, is 45 km (about 28 miles) away, Pisa is 60 km (about 37 miles) away, and Siena is 70 km (about 43.5 miles) away. You will be able to easily visit the great artistic and historical attractions of Tuscany and also go on excursions to the sea, as the beautiful and famous beaches of Viareggio are only 40 km (about 25 miles) away.
