[1,800 m2] This completely restored farmhouse overlooks a beautiful valley, bathed in warm sunshine from early morning until evening. In addition to the farmhouse, which has been divided into three apartments [Uno, Due, and Tre], there is also an adjoining storeroom, used as a breakfast room, lounge, and for dinners prepared by the owner. It is possible to rent the three apartments separately [in which case outdoor areas will be shared] or all together. Both the farmhouse and the storehouse are constructed of 60 cm thick stone walls, making air conditioning unnecessary in the summer. Available for use at this farmhouse villa is a swimming pool [7.5m x 14m] with sun lounges, several grassy areas equipped with table and chairs for outdoor relaxation, and a barbecue. Shared parking is available for several cars.

First Floor [55 m2]: The entrance to this apartment features a small loggia with a lovely view of the castle. Entering in, you will find a combination living/dining room with a sofa bed [suitable for one], fireplace, satellite TV, and a dining table for four. At the far end of the room there is a kitchenette equipped with a cook-top, microwave, toaster, American coffee maker, and Italian coffee maker. There is one bedroom with a 160 cm queen-size bed and a bathroom with a sink, toilet, and shower.

Just 2 km from the rural village of Mercatale di Cortona, this Tuscan farmhouse apartment is within reach of all the major cultural locations and natural wonders of Tuscany and Umbria, including Florence, Siena, Perugia, and Assisi. Vineyard areas within day-trip reach include the Chianti, Montalcino, and Montepulciano. Mercatale itself has several banks with ATMs, a mini-supermarket, pizzeria, bakery, wine shop, butcher, and several bars. Built high on a hill, Cortona [made famous by Under the Tuscan Sun] is absolutely beautiful from below... and once you get to the top, there are simply marvelous vistas over the entire valley. A couple of main streets feed into a charming piazza, and at the edge of the historic center there is a lovely public garden with fantastic views. Cortona is, however, a town for walkers. Streets run either uphill or down, and there are plenty of historic sights dotting the hillside just begging to be explored on foot.
