About
The Waverly Hills Sanatorium is on the U.S. National Register of Historical Places. The massive five story hospital was built in 1926 and sits atop Waverly Hill today. It housed 400 patients and was one of the largest facilities of its kind. Waverly served the community through decades of the worse TB outbreak in the country. After closing in 1961, due to the introduction of life saving antibiotics, the hospital reopened in 1962 as "Woodhaven Geriatric Center" which operated the facility until 1982 when it was closed by the state. Ravaged by years of neglect, the present owners have breathed new life into the building by conducting tours though the facility in effort to restore it to a useful asset for the community once again. Waverly has earned her place as one of the most haunted places in the country and has been host to many films and TV shows. During tour season (March – August) Waverly offers several options of visiting. *2hr. Introductory Paranormal Tour which includes a 20 film then a walk through the building.*2hr. Historical walk through tour held one Sunday each month*Public or Private overnight sessions for ghost hunting enthusiasts. For all tour or overnight reservations or inquiries contact the office open daily 9am to 5pm Monday - Friday.

    Is someone here…..
    We did the six hour independent ghost tour. It was so exciting to be able to roam around on your own. The only downside it there were quite a few other people there so it was hard to listen for anything because you got a lot of background noise of other people. But all in all it was a great time.

    An intense tour
    My family which included myself, my husband and my two children 11 and 14 went on the 7-9 paranormal tour. The overall group was kind of large. The building is dilapidated and creepy. Even though you aren’t investigating we had experiences as a large group and individually. My whole family enjoyed our odd experiences and we still talk about it today. You never know if the spirits will make themselves known and they did even for a paranormal tour.

    Amazing Tour Guides
    My good friend and I recently went on their overnight 6 hour investigation and it was an interesting experience to say the least and it was our first ever ghost experience so we were jumping straight into the deep end lol! However, I will mention that for the first 4 hours of the investigation it was very difficult to find anywhere quiet with the amount of people there walking around touring so we didn't get any action going on to be honest, however, we were open and honest with the tour guides there and I cannot understate how amazing the tour guides were because every tour guide there brought me and my friend to a hallway that was closed off from the rest of the large group touring there and my lord there was constant activity for almost an hour straight and I would not recommend this place enough, I was hesitant in all of this ghost stuff going into it but after the tour guides who were very friendly and professional guided us into our own investigation I am forever a believer to say the least! Overall, the tour guides were amazing, professional, and very friendly and you can tell they love their job! I couldn't recommend this place enough and it made me into a believer, however, the one thing I will mention is if you are wanting a lot of "action" I would either go for the private investigation or go at a time where not a lot people would normally go so there isn't any interruptions to your investigation.

    Unique experience in a spooky building.
    This was probably the best experience of our KY trip. The staff do a great job with the tours. We did the 7pm when it was still light out. It was very spooky but not overly so for kids. You get to see all 5 floors. There are loads of stories about the history of the place. Our guide was Jason and he was great. The gift shop was also pretty cool. I would recommend this one on a trip to Louisville.

    Amazing experience!
    A once in a lifetime experience to witness a piece of American history that tells the tale of the suffering Americans faced at the hands of tuberculosis. Of course the main theme to waverly hills is to hear the tales of the resident ghosts and strange occurrences that have happened there. I enjoyed the entire experience and our guide made the tour fun for my children (10,12,13) and for my wife and I. This is such a great adventure for both ghost and history lovers! Our next visit will be an overnight family paranormal investigation

    Our tour guide Cristal was amazing! Overall great experience!
    My husband and I had a fun experience being here! Someone in our group took a picture of a dark figure/ghost. My hubby wants to come back and do the overnight tour. I’m not sure if I could do it. I know spirits/ demonic entities are real. I loved learning about the history. It was definitely worth going to see. 😊

    Has a wonderful atmosphere the guides care a lot about the building but aren't easy to find after the initial tour
    Overall the energy of the guides was fun. They seemed really invested in the building and it's story, but tracking them down was near impossible when they're both wandering the building it would've been much better if they did a rotation of one wandering and another staying at the hub so finding a guide to ask questions to would be easy. It's a hassle to be dropped off and picked up if you decide to leave like 10 minutes before the exit time so if you're getting dropped off and picked up give adequate time for your driver to arrive since you can't walk off the property. (Review is for the overnight 6 hour public investigation)

    Meh, disappointed
    Waverly Hills has long been on my bucket list. Unfortunately, I found our tour guide to be mediocre at best. She wasn't a good storyteller and didn't seem to know much about the history of the building. If she did, she didn't share it. She also pushed the overnight stays at least a dozen times with comments such as, "if you want to do XYZ, you'll have to do the overnight." That became extremely tiresome to hear. Based on the tour she gave, I would not spend the money on a overnight because the building appeared lifeless and boring. Also, our tour had 30 people, which was too big in my opinion, especially if you are hoping to catch some paranormal activity. I know the owners are trying to raise money to restore the building for greater purposes, so it's become more of a tourist attraction than the one of the most haunted places in the US. Better tours with a little more ghost hunting could sell those overnights to get them to their goal faster.

Although TripAdvisor indicated the place was open, it was actually closed. Tried calling the place at their phone number and just got an answering machine. So if you plan to go to this place I recommend you call or make reservation ahead of time.

The overnight was amazing!!!! Listen, I get it. I’ve read the reviews and disappointment others felt not getting the hopeful ghost story they imagined. When you are hunting you have to keep in mind that patience is key. You have to wait on the ghost. I was walking on the third floor on 04/26 around 2am and something scraped in a room I was passing. Clearly it wanted attention. I had my EMF detector. Buy one if you go here. It is a real time communication device that is super simple to operate. I asked permission to enter the room and the response was only me and another person could enter. I asked questions to identify the potential spirit. It identified as a child under 15 years old, female, who was sick and looking for her mom and dad. No siblings. Likes the color green. Gave it a marble and rabbit foot. SNL cam showed a finger prodding/pointing to the rabbit foot. Thermal camera showed an entity climbed on my back like I was giving it a piggyback ride. It followed around the room as I walked. When the pain in my lower back was intolerable I became very agitated and told the entity “no more, please don’t touch me anymore”. The entity disappeared and the EMF detector went solid green.

Be optimistic and respectful when you go here. I definitely plan to come back.

We drove 3 hours to tour this place!!! Website says it is open!!!!! Took forever to find the right entrance and the gate was locked!! It was a waste of time!

This place is so amazing!!! Everyone was wonderful and knowledgeable. So worth the money to see it. we feel privileged to have been able to see this gorgeous historical site!!

I bought tickets for a group of 5; however, a member of our party had an accident with critical injuries 2 days before our visit. So we didn't go, and WH would not work with us on either a refund or raincheck. I understand their policy is no refunds, but life happens, and it seems extreme to withhold that much money or refuse to even communicate about a raincheck. Very disappointing. Make sure before you buy tickets that you're ready to lose money if something happens to disrupt your trip.

Had a great 6 hour investigation!
Yes!! There WAS a black cloth in the morgue!
The staff was awesome! The place was just amazing to walk thru.

We did the two hour paranormal tour and our guide Jason was phenomenal! Can’t wait to go back and do a private overnight tour at some point!

Well went to Waverley last night for the overnight. This was my wife’s second time. There were 50 people for the overnight. Although the guides did mention to the group to be respectful they didn’t mention what that entailed. The guide just set all 50 of us out and said go enjoy. Well about half the groups were people who were actually trying to catch noises, voices pictures etc. the other half were just there for frills. Several groups were just walking around yelling running around and having a great time. Good luck trying to capture anything. What a joke.!!! Left early. The guides sat in their room downstairs and no supervision. Will never go back.
