Over the years, Moddershall Oaks has been transformed from a beautiful country property into a magnificent setting for an adult-friendly country spa retreat and wedding venue. As a family run business we pride ourselves upon our service standards and welcoming atmosphere. Our ten luxury hotel suites are perfect for weekend spa breaks, a dash from the city or an escape from home. Our spa day packages offer relaxation and pampering to suit a range of budgets, alongside a full range of complementary therapies and beauty spa treatments. Our restaurant offers a stunning view of the property and outstanding food, for locals and residents alike. Moddershall Oaks is the ideal place to relax, unwind and indulge in complete comfort, where nothing is too much trouble. Moddershall Oaks are currently celebrating the launch of their fantastic new Spa facilities which opened in June 2014. The new facilities include a lovely reception and deli area for casual dining, snacks and cocktails. They have a beautiful new relaxation lounge with comfy seating areas, a cosy open fire place and floor to ceiling windows, overlooking the new outdoor space. The outdoor area includes a bespoke outdoor vitality pool, equipped with water jets and a hydro back bench and an outdoor Kelo pinewood Sauna.

    It’s been several years since I last visited this spa of which I had fond memories but sadly upon returning and perhaps due to it struggling over lockdown it is now in dire need of a makeover. The friendly staff and treatments can’t be faulted however the facilities either weren’t working properly or just felt tired and overused. The outdoor pool used to be quite a statement but now could only be described as tepid and in late November, not somewhere you could stay in for more than 5 minutes! The lounge area along with the sleep lounge were very cold and uninviting, with an electric fire that gave out zero heat. The dated changing rooms and dark and cold treatment waiting area, including the toilet were very tired with decor that looked a good 15 years out of date and hardly made us feel relaxed for our treatments. Again the treatment rooms were cold with tired looking paint and decor and white 90s microwaves that had seen better days and needed to be kept out of sight. We had a two and a half hour wait from our first treatment to our second and with the outdoor pool and lounges being too cold, the reflexology foot baths running cold water and after we’d made use of the tired saunas and steam rooms we were left twiddling our thumbs with what to do next. We wish we’d now made use of the gym area which did look more upto date and invested in, whilst the spa sadly seemed overlooked. Although we did get our spa day on a Black Friday deal it did not feel value for money, as the issues mentioned should be what makes up a spa day to be relaxing and memorable, however we were left feeling wanting to leave early and sadly will not be returning.

    Relaxing day with friends
    I visit Moddershall at least once a year with friends / husband and always leave feeling relaxed and rejuvenated. I had a spa day with friends today, which was a belated birthday celebration. We had a 25 minute treatment and lunch included in our package. The treatment was a back mask and massage , which was thoroughly relaxing and would’ve loved an additional 30 minutes! Lunch was delicious, with several options to suit dietary requirements and the staff were friendly and efficient. My only criticism is that the changing room area could do with a refurb. Issues with lockers, cramped, tired looking and overall not in keeping with the rest of the spa, which is tastefully decorated. Service in the outdoor tub was spot on and reception staff were welcoming and lovely. Thank you for another great spa day!

    Very disappointing visit!!
    After returning from a day spent at your ‘luxury spa retreat’, I have to say how unhappy I am as our day came to a close. After spending our day having a treatment (which was very good, I hasten to add, with Abbi), lunch and relaxing time outside due to the weather being so good the day didn’t end well. We decided to spend an hour enjoying the indoor spa before showering and then heading for home but unfortunately we were greeted with x8 guests who thought it was acceptable to scream and shout and play games on each other’s shoulders which to my thinking isn’t spa retreat behaviour!!! Felt like we were in a public baths… nit upmarket at all. Really spoilt our day and so we cut our day short and spoke to the ladies on reception where we were offered our hot chocolates to be taken off the bill and also the unruly guests could be spoken too - too late we’re now leaving. During our journey home I have thought about it and after spending £340 for a day out and being offered this, feel very dissatisfied with the venue and managers way of dealing with this matter - obviously your venue isn’t the the ‘luxury spa retreat’ that we were led to believe. Also, I decided to post this as after emailing the establishment, I didn’t even get a response Very poor customer service

    Didn’t Meet Expectations
    I firstly visited Moddershall Oaks in November as a solo birthday treat. At first sight, the building and grounds looked impressive. At reception however, I found the staff to be more interested in chatting and gossiping with each other rather than being attentive to me. I had to wait ages for my welcome drink and then even longer to be shown to the changing rooms. In the indoor pool area, the smaller pool with jets left a lot to be desired. The water had a layer of dirt/froth in the corner. Around the sides, there were dead insects that had clearly been there for some time. I had a 50 minute treatment and the room was freezing cold. I alerted my therapist and she said that the heating was broken. She told me I was really tense and to “try and forget about the cold”, but I could not stop shivering and couldn’t wait to be finished. In the restaurant, I found a hair in my fish cakes. The food wasn’t great to be honest. I alerted the spa manager on duty that I wasn’t happy with the day overall. They were lovely and gave me a complimentary glass of Prosecco and a voucher to come back again to re-do the treatment. I would’ve preferred to have my money back, but accepted the voucher. I revisited in March to redeem the voucher and told one of the managers in advance that I would be coming. On arrival I was expecting some kind of acknowledgment, but instead had to ask reception for a robe. The receptionist had offered the people in front of me one, but I had to ask. I wasn’t shown any kind of welcome or made to feel special, the girl simply asked if I’d been before and when I said, “yes” she left me to it. My first 25- minute treatment, hot shrugs, was just what felt like a woman rubbing a lukewarm pebble up and down my back. My second treatment, neom well-being with Anna was great. It had been arranged that I would be given 3 hours complimentary spa use after my treatments, but I left after 1 hour. I just felt invisible and as if I wasn’t wanted. The manager who I’d been conversing with by email didn’t even reach out afterwards to see how my second visit had gone. You’d have thought that given how awful the first visit was that they would have gone above and beyond to ensure that the second one was great. I spent more time travelling there and back than I did in the venue itself. Overall I would say the whole experience was disappointing and missed the personal touch that you would expect from a family owned business. I wouldn’t recommend.

    It’s definitely lost the ‘luxury’ feel it used to have. Everywhere- indoor spa area, changing rooms, outdoor pool area and beyond were grubby. Treatment rooms not relaxing at all - cold and unwelcoming. The products used very cheap and in unbranded bottles leaving me feeling greasy after my facial rather than fresh relaxed. Glasses and cups left in the snug area for at least 4 hours ( from when we ordered to when we left! ) and no drinks orders taken in outdoor pool even though we were sat in there for a total of 4 hours throughout the stay. Food and service in the restaurant was good, the rest of the experience so poor compared to visits from years ago! Deep clean and refurb needed.

    This was my second time visiting the spa here. Had a really amazing treatment that left me feeling totally relaxed! The food at the Oak House was absolutely amazing and super tasty. The Deli is also a lovely touch.

    Not what it used to be
    Recently had an overnight stay here to celebrate my husband’s birthday. We had room 4 with the four poster bed which was beautiful. Everything is so clean. Food was delicious. No issues with the service. What is disappointing is the temperature of the outdoor pool. We have been coming here for years and I feel it is considerably colder. The jets are not powerful anymore either. The hot tub with the 30 minutes time slot is far warmer and how the main outdoor pool used to be. I also miss other little touches like hot drinks being served in the Emma Bridgewater mugs. It’s the little touches of luxury that I feel are now lacking which is really sad as we will probably consider another spa next time.

    A little disappointing
    A little disappointing just feel this place needs a bit of attention in some areas outside pool area the lounger cushions are very grubby and the loungers on the grass had no cushions on and every one had bird poo on it. Quiet/sleep room had cobwebs hanging from the ceiling just doesn't feel like a luxury spa and it's very expensive. Treatments were amazing as was the food we had a 2 course lunch and would much prefer a main and a pudding rather than a starter not really sure why that isn't an option I think we may try somewhere else next time

    A lovely treat!
    Had a day at Moddershall with my daughters to celebrate the end of treatment. The treatments we had were first class really lovely with professional staff. Lunch at the restaurant was really good. It did seem very busy and we did think the inside spa area was small there are only 12 sun loungers to lie on but the outdoor space is better. Some parts of the spa need a bit of tlc especially the changing rooms. Had a lovely day but felt it was expensive.

    Great spa poor food
    First used thus spa in January. We had an amazing time so booked for my mom's 70th birthday for the overnight package .Everything was as lovely as first time around apart from the food .Our evening meal was really poor .Boa bun was awful. Most of us had steak which is extra supplement of £7.The steaks all came medium well when we all asked for medium. These were taken back an returned in less than 2 minutes they were the same steaks. Chips were triple cooked but were totally burnt to a crisp .Peppercorn sauce was returned just terrible. We did tell waiter staff but there was no comment back or apology. Next day me an my friend had cream tea £16 for 2 people. The scones were rock hard again like they had just came out the freezer an microwaved.Also the smallest pot of cream we had to ask for another .Such a shame as we all enjoyed everything else .These little touches go a long way .I did nothing but rave about moddershall to people I tell but would slighty put of at returning because of the food. Such a shame .

Moddershall is lovely intimate venue, just the right amount of people so didn’t feel crowded. It is modern clean and stylish oak outside area surrounding the out door jacuzzi. We had a tasty two course meal as part of our package.… The water in the jet pools both inside and out were warm which was very welcome on a chilly November evening…The only issue we had was one half of the jets in the outdoor jacuzzi and jets in one of the indoor foot bath didn’t work which was disappointing given the cost… But this did not spoil our stay as we were able to relax next to the working jets and went home feeling regenerated would definitely recommend.

Do not go here, we saw a couple having sexual intercourse in the private pool and when we told management they lied and said they couldn’t do anything about it because the couple had left. They were still there. We raised complaint via email and I’m telling you they do not care and have done NOTHING for us. We are disappointed and disgusted. Shoddy establishment.

We have visited Moddershall several times now and always had a great experience. There were a couple of things that let it down on our last visit (mainly the food) but they didn’t warrant a reduction in the 5 stars. Unfortunately, this visit was okay but just nowhere near as good as previous. We booked an overnight spa break for three days after our wedding prior to going on our honeymoon, we put this in the booking notes and staff called my husband to see if he would like to add rose petals to the bed and a bottle of champagne for an extra £80 or something like that, when he said no they asked if we would like to do a ‘cheaper option’ which came across a little insulting. Every hotel / restaurant / hospitality venue that’s been involved either in our wedding or the places we have stayed after it (Moddershall was our third stop after the wedding) had offered complimentary upgrades/champagne etc & the phone call asking for us to pay for these if we wanted them took the edge off the service element a bit. We also struggled this time with getting drinks around the vitality pool, we found we were constantly having to call the staff over whilst they were cleaning up other guests glasses from around the pool and we felt a bit like we were an inconvenience to them. We got the impression whilst staying that things had been scaled back a bit, it didn’t feel as luxurious as normal, we stayed on a Sunday which meant no steak options for dinner as this is on the menu for the rest of the week (quite disappointing) I had the baked salmon with orzo which was very bland and then my lunch the following day was actually burnt and did result in a complaint to the restaurant. The vitality pool could have done with being a little warmer. The new private pool for overnight guests is advertised on their tv in the deli area as having prosecco and brownies available but nothing is brought over unless you ask and it’s at extra charge. I think when paying £550 for an overnight break and averaging an extra spend of £150 ish whilst there you just want things to be better than what they were. It also felt much busier than usual and we were struggling to get the spaces we wanted to relax in. We ordered coffee whilst at the vitality pool and there’s no alternative milk options it’s straight out of a machine and this really needs to be improved to a decent level of coffee with a proper coffee machine so different milks etc can be used. It’s a shame really because whenever anybody asks we always say that’s our favourite spa and go once a year at least and have recommended lots of people to go, now we feel as if we do need to look elsewhere for our future spa breaks.

A lovely Saturday night meal for 9 to celebrate a birthday. We all arrived and enjoyed a drink upstairs before being called to our table. Our starters were all excellent, I had the garlic mushrooms which I really liked, and a big portion too. We all enjoyed our main courses, the Fillet steak was superb. The service throughout the night was excellent and all food came together for every course. A few of us finished off the night with deserts and a few cocktails which were all lovely, just a shame we couldn’t stay a bit longer to try a few more ! A massive thank you to Suzie who makes an amazing Old Fashioned who was happy to talk through the recipe and brought a good atmosphere to the bar with her personality and cocktail knowledge, we could have gone through the whole cocktail menu if we had more time !! Just back from a lovely stay at Moddershall Oaks. Our night was generally superb but there were a few things that could have made it even better!

The rooms are fabulous, spacious with comfy beds and a terrace that would be lovely to sit out on during the warmer months. The bathroom had everything we needed, toiletries and a lovely rainfall shower. The TVs are equipped with “Scriptcast” which allowed us to stream through our phones. The rooms have complimentary tea, coffee and water.

The spa is wonderful and we really enjoyed the half an hour slot in the hot tub (available if you are stayed the night). The layout of the spa meant the infinity pool and indoor areas were never too busy. However, there were quite a few elements of the spa not working (one foot spa and 3 of the jets in the hydrotherapy pool) which was a little disappointing. The main swimming pool could also do with being a tad warmer!

The evening meal and breakfast we had were delicious. Although beware that for the 2 course meal you must have a starter and main, dessert is extra. Breakfast was a mix of continental and menu based.

All of the staff we encountered during our stay were polite, attentive and provided excellent service. Nothing was too much bother for them!

A fantastic venue in a lovely set-back location, surrounded by lots of greenery with no noise/light pollution.

A quick review of the main bits...

ROOM: The venue is limited to 10 rooms available, of which all have recently been renovated and are generous in size (bathroom included). Comfortable bed and pillows, and nice extras (free recently released films on smart TV), with good access to the outdoor hottub. You get a private timeslot to use this.

RESTAURANT: Very good food options in the restaurant with a 2 course dinner included in the rate if you're staying over (I believe). Catered well for vegan/gluten free, especially for breakfast - top top notch.

SPA: Great facilities available with indoor pool, steam room, tropical shower, and hydrotherapy pool as particular highlights.

However..... I was quite surprised that the treatments started without a quick chat/brief to get to know the specific requirements (if any) of the guest. Very poor as myself and my partner both stated health conditions that required adjustments. I was also surprised to see the beds were typical foldaway massage beds - not purpose built or with heating capabilities. This made for quite an uncomfortable bench to be massaged on. I had to reluctantly deduct a star for this.

I did also notice that accessibility to the rooms is quite poor. Some steps from reception to the room area could easily be converted to accommodate a ramp.

Overall though, a fantastic experience with great staff on hand. If the above minor issues could be ironed out, I'd place this as one of the / if not the best value for money spas in the North West. I sincerely hope this will be the case.

Just returned home after an overnight spa break with 6 friends and felt that I had to leave a review.
This was my second visit (the first being over 10years ago!) and I had recommended Moddershall Oaks for our girls get-together and it did not disappoint!
From the warm welcome we received, until we left, every member of staff was happy, chatty and more then willing to help. The facilities on site are great from the outdoor pools, the wellness centre to the bedrooms. Our evening meal was lovely and the service from the upstairs bar staff was excellent (I didn't get her name but the young lady was knowledgeable and more than happy to fix whatever drinks we requested). This morning following our lovely breakfast we had booked Glow yoga which was a great way to start the day. Our 50min spa treatments were very relaxing, we just needed more time to explore the inside pool area so an excuse to visit again!

Will definitely recommend!

2 course meal in restaurant excellent.
Staff friendly and helpful from calling to book to checking out nothing is too much trouble.

Absolutely superb yet again,this is less expensive than a lot of pubs,the service,decor and outside views are unbelievable, people you must try it,i travel 25 miles and it's definitely worth it.
