There’s no option to award a zero so I guess a 1 star will have to do. Long story, short, the place is in an obvious state of disrepair with a literal hole in the roof above one of the bedrooms and broken furniture throughout. The decking area is a hazard, several planks are warped upwards to the extent that they have worked loose from their fixings and there’s a lovely discarded fridge outside on the decking for children to climb on. The hygiene and cleanliness of the interior is all but non-existent. The floors are visibly dirty with several areas are unpleasant to walk through due to stickiness. Tabletops and worktops are also sticky a birthday card laid down over night, literally stuck to one of the tables in the house. There would be a nice view available if you could see out of the windows to take it in, such is the visible marks on nearly all of them. The state of the toilets are nothing short of disgusting. A variety of stains were evident, and clearly had not been given adequate cleaning (if it had even been attempted). It would be prudent to book elsewhere if you possibly can. Make sure your tetanus jags are up to date if you absolutely have to stay here.

The cleanliness of the house is severely lacking: and resembles that of a hostel: sticky, dirty floors; dirty glassware; lack of hand soap; broken beds; broken light switches and fittings; broken furniture; dead bugs and flies scattered around the property; cobwebs and dust; ripped duvets; taped shower hoses; loose decking boards; loose masonry at the front steps; broken slow cooker; garments left from previous guests; blood and urine left on toilet seats; no bags in bins, bin full of other peoples’ rubbish; loose/exposed electrics; discarded metalwork propped up outside the back of the property; unkempt grounds; discarded beer bottles in car parking area; broken/missing handles off chest of drawers and cupboards/wardrobes; loose shower door handles, dirty/soiled curtains throughout the property; loose radiator fittings; ceiling vents clogged with dust; loose/broken door handles; dirty/scummy shower screens; marked/heavily soiled walls; no brush, dustpan or brush or hoover; broken fridge/freezer compartments; old receipts and debris lying around the kitchen floor under the seating; marked and dirty window frames; broken glass on the floor of a bedroom – the list really does go on.

The firs cottage was filthy which was a shame as it has such a lovely view. This cottage is so run down. Food left in the cupboards from 2017. The cottage needs a good clean. The cooker & showers needed a good clean. Rubbish left outside and very messy. We left early as it just felt so dirty. The couch was held up with a plank of wood which was unsaved. Photos on the website its not the same as what you arrive.

Broch cottage was available at short notice, and communications with the host were great to arrange a check in, which was great. A few issues though, which were fed back to the host and she advised they would be looked at in the quieter months (now). Bin hadn’t been emptied from previous guests’ use, sky remote needed 2 new AA batteries and none available in cottage, towels had seen better days, as had bedding. Double bed mattress was awful! Desperately needs replacing. Wine glasses not available. No soaps/basic toiletries provided. Needs a little TLC (replacing broken light bulbs and repairing curtain/blind cords) but otherwise fine (minus terrible mattress) for a stay.

Still waiting for my refund after the hotel was closed in May 2020 due to COVID. Owner won’t refund money to Expedia which means I am still waiting. Owner did not answer phone calls from Expedia. Does not seem a reputable owner. Would avoid booking again. Very disappointed as this has caused me a lot of stress. Will need to simply keep fighting for my refund.

Booked this cottage for a family break (6 adults 3 dogs), the cottage bored no resemblance to the online photos. Cottage needs to be updated as well as the online photos and information regarding what’s available, as currently states free WiFi but in another review states that WiFi been unavailable for the last 8 years . Dishwasher not working . only 4 knives, 7 forks, 2 teaspoons . no instructions for how to work the oven . no plug for sink to wash dishes - was given 1 tea towel and 1 dishcloth, small amount of dishwash liquid . dining table was very sticky - not sure what the owner had done to this . one of the settees was held up by a breeze block . Old tissues under chairs . pillows were about 1 inch thick . rubbish left lying about outside of cottage, we had to cover this up with a slab to prevent dogs sniffing at it . No outside bins for rubbish e.g. dog waste (we bagged all dog waste) Wouldn’t recommend this place!

I can see why the hill up to the lodge would be an issue for many people but I had fun getting my wee car up there and then pulling off a very dangerous 7 point turn at the top. What a rush. The lodge is remote and has beautiful views . Very peaceful. That's all the positives. The place needs a deep clean. It has so much potential and it looks like the owner has stopped caring. We had no contact with them which is fine, I did like the self check in but not even a note or a list of advice about the property. The heaters were on the Da Vinci code setting so that was a nightmare once it got cold. The shower tried to get warm but couldn't (good news there is a Bluetooth speaker that works well in the bathroom) so at least while you freeze in the shower you can blast decent music with disco lights. I don't know what to say about the bed it was lumpy , like a water bed but it was just the metal springs moving you about. We actually slept fully clothed on top of the covers as the mattress was so bad and the bed just seemed so unclean. The whole cabin was clean at first sight but look for longer than a second and you see the dirt. The fridge! oh my god. It had a smell of the worst kind of bad breath imaginable . That smell was throughout the whole cabin. My partner watched a YouTube video to see what it could be and she fixed it thankfully for us. I don't know for sure that this placed was checked over before we got there but I'm hoping somebody just messed up and forgot because if that is the standard you deem acceptable then you need to have a word with yourself. To end on a nice note it is a lovely quiet location with a nice scenic view but it needs some TLC . I wouldn't go back based on my stay . Hope it's better for anyone that does go.

On the positive side the cottage has lovely views from a hillside in a rural setting. We heard owls, and saw a red squirrel The downside of the situation is that there is a very steep shale track to surmount to reach it. The first time up - having had no warning - was a real challenge. Subsequently I knew to engage first gear and take a run at it and ignore the clunking from loose rocks. The cottage fitments need renewing. The dishwasher had an aged notice saying Out of Order. The old cooker and separate grill above it may have worked but there were no instructions. The microwave had plastic glass liner that was peeling. There was no WiFi free or otherwise. My wife was sitting on a settee when a leg suddenly collapsed. We are well past retirement age and do not jump on furniture! The double bed had a spring mattress which creaked annoyingly. Go for it if you are young and resilient but not otherwise.

Very disappointing. Lovely setting, but a lot of faults. Couldn't find wi-fi so telephoned Donald who told me that there is no wi-fi in the cottages and hasnt been for 8 years as everybody uses 4G now. The dishwasher was out of order on our arrival, the tumble dryer did not work and could not be mended. the man who came to look at the dryer said that he would come back and mend the front door that was sticking badly, I was going to ask him to mend the bathroom door also as this was sticking but he never came back. The heating kept going off so I had to keep resetting it, as instructed on the post it note near the boiler. The shower is badly chipped, dirty and the handrail is on the outside. Only 1/2 roll toilet paper provided no complimentary shower gel, etc. Also no complimenary food basket, the washing up sponge was old and I found bits of bacon in the sink on arrival. I have put photos up on Tripadvisor. This certainly is not a 4 Star cottage, i have stayed in many cottages and this is the only one I have had an issue with. \I booked with Hotels.com and got in touch with them to complain, they telephoned but she said that the man was very unpleasant with her on the phone and would not discuss the issues. Please avoid Brocks Cottage.

Left feeling quite disappointed we were their 6 nights ,this was meant to be a treat for my wife after a period of ill health.cost a considerable amount of money, could have been far better.arrived 21.00hrs after nightmare journey, brocks cottage looked really appealing.on the approach to it after negotiating crazy Rd to get there, stones on it the size of half bricks.all the lights were on for us,a Good sized cottage all round, lovely furniture and wall art and wooden floor through out the property, but after having a look around we realised the cottage was quite dirty, dirty sink(food lying in bottom),dirty cutlery and plates, dirty oven and hob and hood, the biggest thing dirty bedding and towels, dirty greasy bin lying in kitchen,on the back of covid should be immaculate, spent 2 hrs cleaning it up with Dettol wipes.spent the first night on top of the bed, bunk beds did not look clean either, company gave us crisp brand new bedding and towels the next day,we were OK after that or so we thought ,oven not working correctly, dish washer out of order, tumble dryer not working,no whirly outside fot clothes,no sky tv freeveiw, heating in need of service kept going to failsafe(alarm flashing)missing light bulbs, lovely walk in shower ruined by shower control falling off and damaging shower tray(small grub screw to fix)taps slack i tightend them up.all in all just needing some basic maintence, other cottages dont appear to be any better.i would say avoid.also read review july 2018 ,2years to put in order, nothing done.i think they have let these cottages go a bit in the last 5 years.
