We booked to stay in a fan cottage for 3 nights via the hotel’s own website which had a rate of 900THB per night which seemed better than that on booking engines.

First impressions were that it’s a large ‘resort’ right on the beach next to where the speedboat ferries dock and adjacent to Walking Street which is 5 minutes walk away (though we heard no noise from it). There are a range of rooms- cottages with a/c and a block of rooms which also had a/c. There are about a dozen fan only cottages at the rear of the complex. Ours was rustic but clean with intact insect screens and a large bed. The bathroom was half open which was good for drying towels etc. All cottages have a balcony, ours was shaded by trees which kept the room cool though the fan worked well too and we actually slept better than we had in a/c rooms. Only downside to the room was no fridge. It had an old fashioned TV but who watches TV anyway on a Thai island?!

Breakfast was included in the price- buffet style with Thai and western dishes. It was nothing special but eatable and enough to put you on until lunch.

We liked Ko Lipe and were happy with the room so decided to stay for an extra 2 nights and that’s where we had problems. Again we booked on the hotel website and received a confirmation. We then received an email in broken English which we interpreted as saying the fan bungalows were all full and we would be ‘upgraded’ to an a/c room. We replied that we were already in the room so it would make more sense to upgrade someone else.

After getting no response we attempted to clarify the situation with reception. I don’t speak Thai so can’t criticise people for not speaking a foreign language but when dealing with mostly European guests you would expect at least one member of staff to have the basics of English. Unfortunately not. We ended up in a confusion of Google translate messages with a teenage girl who was clearly sick (coughing, sneezing, red eyes and nose) and shouldn’t have been at work. I ended up speaking to ‘a manager’ on the mainland by phone but still couldn’t get any sense from them. Eventually we resorted to replying by email and were eventually told we could stay in the same room.

You can go into any tour operator on Walking Street and find staff who speak excellent English. Why the hotel are unable to find staff with foreign language skills is beyond me. My guess is they are employing cheap intern labour from mainland tourism schools which is fine for basic check in and out but they should have at least one person who can communicate with guests if there’s a problem.

The majority of rooms seemed empty when we stayed, the exception being the fan rooms which were very good value and always seemed booked out. Maybe the hotel could look at a way of turning off the a/c in some of the bungalows and selling them at a fan room rate?

In summary, we were happy with the location of the hotel, the facilities and the room. The stay was spoilt somewhat by a disorganised booking system and patchy service.

We were sceptic after reading all the negative reviews. No regrets in chosing this hotel! Great price for what you get. Just 5min walk from the immigration and smack next to the Walking street. The resort has sand all over which gives it a real beachy holiday vibe, together with all the wooden cabins. LOTS of mosquitos!! We booked the deluxe room and had our bungalow right infront of the swimming pool. It was really small, would not recommend this for more than 2 people. It has a tiny outdoor back room to dry your towels etc. The electricity went out a couple of times, this needs some attention.
The pool is big and clean, it can use more beds/chairs and a poolbar :) The beach is beautiful, but busy. The beach on the other side of Walking street is much better for swimming and snorkeling.
The staff was friendly but their English was really bad which made it hard to communicate. I tried calling and emailing pre-travel and they did not even respond.
Despite the negative, we really enjoyed our stay here. We stayed in Andaman resort last year, and had a better Koh Lipe experience at Varin.

Great location which next to the custom & walking street. The fan room is very basic with CRT TV 🙄 and it is very warm during the day even with the fan on. If you are staying in the room during day, suggest you pick the AC room. Many locals stay in the resort, maybe the budget fits the local & budget traveller like me. The breakfast is mostly same everyday, I stay for 4 nights, I knew it. And you better the there around 8am or else nothing much left after. The breakfast is just to fill the stomarch if you are not fussy eater or else get your own. I guest it is 'you get what you paid type of accomodation' and I saw people yelled at the receptionist that they didn't replenish the drinking water to thier room. Well, that's true, they didn't bring water to my room too so I bought the water from 711. However, I think if you walk to the reception everyday to remind them, they will do it for you maybe. The distance between recep to roos are at least 300m or more.

The hotel prices at Ko Lipe have gone up a lot...but not at this place. It was very reasonably priced for a beach side resort on Pattaya beach, with very good breakfast included. Staff was polite and courteous. Next time will be back for longer.

The hotel is overpriced for what it offers. The rooms are poorly maintained, and we had open electricity wires in the closet.

They charge extra per hour for the use of the indoor play room, which was nowhere indicated before booking.

The staff is rude and unfriendly. When I asked to speak to the manager I was told the manager wasn’t on site and couldn’t be contacted as he doesn’t have a phone.

Dont stay here, they steal your money and the room are really dirty.
The staff is terrible to solve problems and they don't care about the customers.
The only good thing is the location.
If you want to avoid problems, stay away from this place.

I've never given a hotel or hostel a bad review before, but this place really deserves one. We arrived in Koh Lipe just before New Year's Eve and took a room here out of desperation, as everything else was either booked out or very overpriced. They charged us 900 baht per night for a fan only room, which turned out to be the worst we'd ever stayed in. The room was ugly and tiny (the bed took up almost all of it), there was no way to flush the toilet (no handle or button, we had to use a bucket filled with water to flush it) and the walls were nothing more than light partitions between the other rooms. The shower was cold with smelly water and the sink was close to falling off the wall. I could hear people farting in the next room and could even hear someone turning pages in a book! The closest description of the room is that it was like staying in a small and very ugly caravan. We're not fussy people, but there's a limit to how bad a cheap room should be. The air conditioned bungalows were also small, but looked much nicer and were detached. They were charging 2,500 baht a night and nice as they looked, they were not worth that price. They also charged for facilities that would normally be free, such as wifi (300 baht per day) and clean water. You had to make a special request before 10 am if you wanted your room cleaned and they refused to give us fresh towels, even though we were there for 4 days.

We knew we'd only be sleeping in the room so we put up with how nasty it was, particularly as everything else was at least 3 times the price, but our worst experiences by far were with the staff. The reception staff in particular were incredibly rude. When I asked them for our breakfast vouchers on the first morning, they stood there giving me dirty looks for a few minutes, before grudgingly handing them over. They refused to help us in any way throughout our stay and even went so far as to accuse us of not paying for our room when we were leaving! They refused to return my boyfriend's passport on this basis and were really horrible in the way that they spoke to him. Once they found their copy of the receipt and realised their mistake, no apology was made. We were also abused by 2 staff members for going for breakfast at 9.50 one morning, because breakfast stopped at 10, even though they had served until 11 the previous morning. We'd understand if they had to make something especially for us at that time, but it's a buffet! We were able to take our breakfast because it was still within the time frame, but they seemed to just want to give us hassle for the sake of it. We were respectful and polite towards them at all times, so there was no need for their behaviour. The only good experience we had with staff was on the morning we left - it was raining and one man came to our room with an umbrella and sheltered us as far as the reception area, so we could bring our bags out without getting soaked. He was very sweet and polite - it's just a shame about everyone else working there.

Overall, it was in a good location, but the room and service were not worth the money. I would never go back there again, even if they offered us a free stay! Unless you get a very good deal on an air conditioned, detached room and avoid the staff entirely while you're there, I'd recommend going somewhere else.

Location is good. We stayed 6 night in aircon bungalow, which is ok, even though we checked in with a dead cockroach in the shower.

We first booked a fan room, which is way to expensive for the standard, which is very poor!!

The staff in the reception is very rude, and don't know anything about service!! They hardly understands or speak english, or else they don't want to...

Breakfast is very poor... Stay there for the location, and thats it..
