Great location at top of road down to beach, really clean, neat and comfortable, although we were in room 6 which is super small (double bed room only) & doesn't have a car park space. BUT Sharon was really helpful and parking in the church car park 100 yards away for free (they make a donation) worked really well.

English breakfast was ace & the right size.

Service was with a smile always and very welcoming, couldn't do more.

Knocked one point off being 5 start merely because of size of room when paying the same full price. Likewise someone was moving their car at 4.30am which was right outside our room 6 window!!

But generally really good and would very much recommend it.

On arrival we pulled onto the car park and the owner came out and said you can’t park there (the room we booked doesn’t come with a parking space (but you can park for free on the church road the corner), there was nothing welcoming from here just told us the door to our room was open, nothing about breakfast when it was served, where it was served etc, when we enquired was told we should have received an email, but we didn’t!
We stayed in room 6 which is described as very small and it is, but beautifully presented. We booked through booking.com and is advertised with a sea view, so was disappointed as we really didn’t have a view at all as couldn’t open the blinds and we was ground level and onto the car park which was on a busy road.
Breakfast was average, seemed to have herbs on everything and I’m not a fan of chips for breakfast but that’s personal choice.
I do feel that this bed and breakfast was over priced compared to the others we stayed in on our holiday travelling around the south.

We stayed 2 nights at Downsfield B&B and had room 2.
It is large room with an extra bed for a family. It has windows to the front and patio doors with a Juliet balcony to the rear. Although it is a busy road, it is quiet at night and no issues with sleeping. The bed is very comfortable and the room is full of Cornish pictures and is really well dressed. The bathroom is roomy and has a large shower, good lighting with a window.
Breakfast is served in a lovely bright breakfast room and served to you by two young ladies. We were asked to choose what we would like full English or continental the night before, this was fine as I hate to see wasted food, however both days we were asked what we wanted to eat.
On the first day breakfast was served efficiently although my breakfast arrived before I had finished my cereal. On the second day it was busier and we had to wait for a bowl and milk to be delivered to the table and again my breakfast came before I could eat my cereal. Brown sauce was bought to the table after my hubby had finished his breakfast. I find it sad that no local produce such as jams and preserves are championed and the same for toiletries in the room.
Downsfield is beautifully decorated and very clean, it was a lovely place to stay and not far to get to other landmarks in this part of Cornwall and visit some NT properties.
There was parking and this was important as parking is premium in this area. We had a great meal in St Ives but we booked this weeks ago, due to staycations it is very busy. Would recommend researching where you would like to eat and book in advance.

Our first stay in Cornwall & didn't disappoint!
We arrived around 3pm parked our car on the drive. Sharon greeted us,we checked straight in & headed straight to the beautiful Carbis Bay beach to take full advantage of the glorious sunshine. B&B close to the beach & train station around 10min at the most down a steep hill not keen on the walk back up,all the hills in Cornwall were going back to Birmingham with more calf muscles than when we arrived.

B&B beautifully presented inside & out. We stayed in room 1 on the ground floor,room nice & clean. Sharon left us a little pack on the bed,towels & hand sanitizer & wifi code etc... Bed was very comfortable 😌 we had a little terrace area with seating & ate my gluten free Fish & chips a couple of times from Becks Fish & Chip Shop which is a 2 min walk away. Location of the B&B was perfect to all the places we wanted to visit whilst there.

Breakfast Sharon emailed me to find out our breakfast order,she catered to my gluten & dairy free intolerance. Breakfast was very nice & staff were friendly.

Free WiFi was very fast & didn't have any problems with connection,better than my own at home.

Checkout was contactless just drop your key in the box.

Sharon you have a lovely home & I'm a little jealous you live in it & I don't

Missing Cornwall already,will definitely recommend & would stay here again if we was to come back.

Sharon was an extremely welcoming and very helpful host. We had room 2 which was extremely spacious and very comfortable. The bed was very large and comfortable and there was a settee which added to the homely feeling. The room had a Juliet balcony which added to the feeling of spaciousness. The bathroom was spacious and well equipped. Towels were plentiful and regularly replaced and we were also supplied with bathrobes.
Breakfast was a feast. The omelettes were to die for. Plenty of fruit, muesli, juices etc also available. On site parking was a boon. It's such a problem in this part of the world. There is a bus stop almost outside the property so getting into St. Ives was easy by bus and far better than driving. You can also pick up the round the coast bus from the same stop, which we did. You could, and we have, stay in a good 4 star hotel and not be nearly so well looked after and pay more for the privilege. All round excellence. The only criticism I could possibly make was that the weather was a bit variable, which made returning to our room all the more pleasurable.

We have just spent 5 days at the most beautiful bed and breakfast. Sharon was fantastic and the communication was great, from recommending places ( all of which we tried and were spot on) to giving us our check in instructions, it all made for a seamless process. The room and accommodation itself was delightful, very clean and quirky, beautifully decorated and a real home from home. We were in room 5 which is upstairs to the front, lovely large double bed and nice size en suite with a lovely walk in shower. Beds and comfy and we slept very well.

Breakfast was fantastic, we tried both the Full English and continental and both were equally delicious with plenty of options. The 2 girls serving were both delightful, nothing was too much trouble for them and they were so polite and efficient, a real credit to Downsfield.

Location was great too, a 15 min walk down to Carbis Bay. St Ives was a 40
Min walk or 1 stop on the train and regular bus stops. Hayle beaches are worth a visit (20
mins away by car) and the last night we visited the Minnack theatre which is absolutely stunning and a must visit!

Theres a cafe across the road (cafe 54) where we had lunch a few times, they served delicious sour dough rollls and pizza and it was perfect to grab something quickly inbetween the busy days.

Can’t stress enough what an absolute find this place is. We will be recommending to everybody and will hopefully be coming back again in the future.

Downsfield is a nice B & B but in my opinion a little overpriced.

The location is good and the parking convenient. Bus stop is right across the road and rail station is just down the hill and it is £1 by train to St Ives. The hill down to Carbis Bay is very steep, which is to be expected in a coastal town, but is you have mobility issues, I would suggest getting the bus to and from St Ives!

We stayed in room 3. The bedroom is small and is advertised a such. Bathroom nice and large with bath and shower. We found sound resonated through the building quite a lot. There seemed to be lots of door slamming but it was fine at night. I wouldn’t suggest staying in the main house if you are hoping for a lay in!

One issue we found was that the duvet on the bed in our room weighed a ton and think it might be the wrong tog for this time of year! We couldn’t work out if the duvet was too big for the cover or what the problem was but it made for a couple of awkward nights sleep.

Breakfast was lovely and the girls doing the breakfast service were really nice. Very attentive, efficient and polite.

I did find the attitude of the owner a bit short and as if he was doing us a favour letting us stay. I did not feel overly welcomed at Downsfield. I understand that currently checking in and out is contactless due to COVID, but the interaction we did have with the owner just let the stay down a bit for me.

Just returned home from our stay, it was our 24th wedding anniversary weekend away. We always come back to Cornwall for a long weekend/getaway if we can as we love it so much. We stayed in the Cozy Cabin and that it certainly was, loved it! Located in a very pretty garden, it was very welcoming, clean, warm and comfy - those pillows were so comfy, (I’ve even come home and replaced my own pillows with goose down filled pillows!). Full English breakfast every morning was delicious and set us up for the day. Location super and thankfully the weather wasn’t too bad at all, except our last night we had heavy rain but was bright again by morning. Sharon and her staff were very pleasant and we had a thoroughly enjoyable stay, couldn’t ask for more. Will definitely love to go back one day. Thank you Sharon & team x

This B & B is tasteful, beautifully clean, with delightful and high quality furnishings and decor throughout. We stayed in Room 2 which had a superking bed that was incredibly comfortable and beautiful walk-in shower. Landlady Sharon was friendly and helpful, as indeed was Phil. Breakfast was delicious, beautifully cooked and presented by a very friendly and attractive young lady. From the experience we had, I have no hesitation in recommending this B & B. We will certainly book in again when next visiting the area.

We recently stayed here for two nights, booked through Booking .Com before we left Australia.
In a good spot on the main road Carbis Bay which is only a few minutes out of the very busy St. Ives.we had a very nice room upstairs overlooking the main road, nice and quiet , road noise was not a problem.
There is a supermarket across the road which came in very handy .Each morning we had the full Cornish breakfast in the dining room downstairs looking out over the garden , very pleasant. Breakfast was very nice .
You have to order the breakfast the night before, good idea.
The room was very comfortable and good bathroom, free wifi worked well.
Place is popular and has only limited car parking.
We parked a couple of minutes away in the back of a church which is arranged by Downsfield, that worked ok

Full English - eggs bacon sausage beans tomatoes mushrooms toast fruit juice. Choice of tea/coffee Cereals yoghurt and fresh fruit. All served in the light airy conservatory.
