Don’t know where to start but everything was more than perfect. We’re a family of 4 and we stayed in the lodge, was big enough for us all. The lodge was super clean and luxurious, very very comfortable beds, full equipped kitchen with fridge, freezer, oven, dish washer and washing machine. Plenty of dvd’s and board games for family nights. Our lovely host Venessa welcomed us with a freshly baked lemon cake, strawberries which was extremely sweet. There were croissants in the fridge enough for all our stay, a cold bottle of Prosecco and ice. A nice warm hot tub in the garden was a plus and chemicals were added daily for safety hygiene. Our amazing host also sent us plenty of suggestions and brochures for activities and places to visit. Our boys were welcomed to play anywhere in the farm with her friendliest dog ever. Will definitely plan another visit soon as we have a new favorite staycation

We (two couples) stayed at Ann’s lodge. The lodge itself was absolutely beautiful. The bedrooms were good sizes. The ensuite and main bathroom were beautiful. The beds theirselves were so comfortable we all slept like babies. We were only ever so slightly disappointed about not receiving any breakfast baskets as we read that most people do. Also on arrival we were not met at the property but Vanessa did explain she was otherwise engaged. Luckily we have a hot tub at home so knew how to operate the lid. We were also a bit disappointed that no one came to check the chemicals in the hot tub whilst we were here. The facilities were great; shampoo, conditioner, body wash, hand soap, towels, robes, iron, hair dryer, straighteners. Literally everything we needed was there. We would definitely return again as we had the best time despite the heavy showers. Thank you Vanessa for letting us stay at your beautiful property. We were checking out and we did query how much late check out would be and we were quoted £150 just to have an extra 5.5 hours which we thought was ridiculously expensive as we were told if the place was cleaned by us for the next people we would be okay to stay a few extra hours.

We booked Ann’s Hill Cottage for a relaxing long weekend away with a bit of luxury and that’s exactly what we got. Vanessa was a great host and sent clear information for check in. A lovely surprise to find Prosecco, chocolates and brownies with strawberries in the fridge! The cottage itself is beautiful, well looked after and has everything you need with lovely little touches to make it special, the hot tub an added bonus. The cosy log fire was perfect at this time of year. We’ll definitely be back, a perfect getaway and location.

Excellent first class holiday 5 star plus . Vanessa is a wonderful host . The farm is beautiful and clean. The accommodation is first class. There is not one fault in this cottage . Perfect spotlessly clean and has every amenity you need in a beautiful location. Definitely recommend and will definitely go again

Just had a fantastic week at The Cottage and can say that after 50 years of travelling this establishment is right at the top of the tree in terms of quality, hospitality and location – it’s stunning! It is so well equipped with everything you could wish for and all the rooms are huge. Vanessa is a great host and immediately makes you feel so welcome. Lovely thoughtful extras like a chilled bottle of Prosecco in the fridge, chocolates and even a freshly baked cake. The Cottage was also well stocked with fruit, pastries, tea and coffee etc. Our stay is going to be a very hard act to follow and Vanessa deserves all the excellent reviews she receives. We certainly hope to return.

Wow!! We stayed here 12 years ago for our 18th wedding anniversary and we fully intended to return before now but for one reason or another we never made it back, until now! The memory of that visit 12 years ago has never left us and we are so happy to have celebrated our 30th wedding anniversary here this week. The cottage is simply stunning, it is sumptuous and luxurious whilst being welcoming and homely at the same time. The bedroom and bathroom are beautiful. The kitchen has everything and I mean everything you could possibly need. The welcome pack is beyond expectations, homemade muesli, natural yoghurt, apples, milk, butter, tea, coffee, croissants, pain au chocolat, chocolates and Prosecco!!! There was even a home cake in the cake tin! A new addition since our last visit is the private hot tub, situated in a secluded garden! A perfect way to relax after a busy day! Vanessa is so friendly and welcoming, nothing is too much trouble. Her dogs are gorgeous particularly Jess who will happily lay at the door waiting for you to throw a ball for her! The location is stunning. We have had a great week after a very traumatic period in our lives, we didn’t want to leave today but are doing so refreshed and a little better able to face the real world. If you are looking for the 5* luxury of a hotel whilst enjoying the beauty of a cottage with a hot tub look no further. This is most definitely 5* Thank you Vanessa it won’t be another 12 years before we return 12 months at the most!! Take care Ivan and Angie

On arrival we were greeted by Vanessa who cannot do enough for you. The cottage is immaculate and bigger than expected! The food is plentiful and the cake delicious, she even made me one to take home!

We stayed at Anns Hill Lodge for 4 nights at Christmas and it was perfect in every way. The Lodge is a stunning property, with the ideal mix of modern comfort and traditional features. It is immaculate throughout with 5 star hotel quality beds, bedding and towels. The state of the art kitchen is very well equipped, with every imaginable appliance and amenity and the adjoining dining area is very stylish. Our favourite room was the lovely lounge with its gorgeous views, comfortable sofas and cosy wood burning fire - made even more atmospheric by the addition of a beautifully decorated real Christmas tree. The perfect place to relax after long country walks. Anns Hill Lodge has large private gardens, surrounded by stunning scenery and is in an ideal spot for walking straight from the door, as well as exploring further afield. Vanessa is a very considerate and unobtrusive host and we were very appreciative that she thoughtfully provided fresh flowers, beautiful Christmas decorations and even a delicious homemade lemon drizzle cake - extra touches which made our stay even more special. All in all, Anns Hill Lodge is an exceptional property in every way and we will definitely return.

These days its rare to find somewhere that goes above and beyond what you expect but this place ticked every box and more for us. For starters before you even enter the cottage you get an amazing host, Vanessa. She was so welcoming and made us feel like nothing would be too much trouble. The location of the cottage is superb. Its near enough to Cockermouth for all the local ameneties but its also secluded enough to feel like you're tucked away from the world. Keswick is only a half hours drive away and pretty much the rest of the Lake District is on your doorstep. The Cottage itself is charming and located on a working farm but we weren't disturbed at any point although you are aware they are probably quite busy in the background! The cottage has so many beatiful features which we loved including the chunky front door with huge origional key, a log burner to keep you toasty, a stone spiral stair case, lovely exposed floor boards upstairs and a massive free standing bath that we relaxed in after a long walk every day. The place has a feel of stepping back in time with some lovely antique furniture yet it has all of the modern touches and technology to make this place feel like a home from home. Absolutely everything we needed was already there but im sure if you were missing something Vanessa would be more than happy to sort it for you. The only thing that has changed since the covid outbreak is the breakfast basket. Instead of the basket being left at your door each morning, all of the goods that would normally have been delivered are left in your fridge and freezer. There was milk, butter Crossaints plus a home baked lemon drizzle cake. Also other essentials such as Prosecco and choccies! Vanessa even said if we go up again to get our shopping delivered before we get there and she would put it all away before our arrival. At the same time as wanting to keep this place a secret and keep it all to ourselves we also wanted to share our experience and give it the credit it deserves. Our 4 night stay at Anns Hill Cottage was superb. The accomodation exceeded our already high expectations, and Vanessa was a warm & welcoming host who couldn't do enough for us. The Cottage is really special, and full of character. It's beautifully furnished and has absolutely everything you could want and need for your stay. The log burner in the Living Room is perfect for winding down on an evening, with an endless supply of fire wood provided. The roll top bath in the bathroom is amazing, and I guarantee the superking bed is the most comfortable you'll ever sleep in. When we arrived, we were greeted by Vanessa who gave us loads of really great sightseeing tips to help us make the most of our stay. Although current COVID restrictions meant Vanessa wasn't offering the usual daily breakfast baskets, the Kitchen was well stocked with fresh fruit, pastries, granola, yoghurt, tea & coffee etc. Vanessa was happy to replenish anything we needed at request, but what we had was more than enough for our stay. There was even a bottle of Prosecco chilling in the fridge, along with a box of Chocolates and a freshly baked Lemon Drizzle Cake. Towels, robes & toilet rolls were supplied, along with White Company toiletries. We are very glad to have stumbled across Anns Hill following a last minute cancellation, and we are already looking forward to returning.
