This is a new park for us the 4 acre fishing lake is set in a well manicured grounds down a very quiet country lane. We are less than a mile away from the picturesque market town of Burgh-le-Marsh and 5 miles from Skegness. Offering the best of coast and country, our Lincolnshire holiday park is located only a few miles from the popular seaside town of Skegness, but is also far enough away to escape and relax. Currently we have lodges available for holiday rental all with individual Hot Tubs in their decking. The lodges are all either 2 bedroom which sleeps 4 or 3 bedroom sleeping 6. For the next season we will also have our rebuilt farm cottage and a number of apartments available to rent.

This review is about Sage Cottage & not their lodges as couldn't find where to review their luxury barns so here goes:

This was difficult to review & will be very honest after booking Home farm I contacted Hoseasons to advise that I read reviews regarding soundproofing issues & was concerned & Hoseasons rung home farm & confirmed that hey resolved this issue.
Not sorted at all, they have serious issues with soundproofing could hear loud music, people coughing & talking and the TV, you could hear everything, and I mean everything !!!
So very upset that Home Farm mislead us on this, as I would have changed my booking.
Other issues upon arrival: dirty cigarette butt ends left in a cup on the hot tub decking, windows full of cobwebs.
In one of the bathrooms a bathmat that was filthy & looked like what I believe was blood or the colour of blood this was left on the side, folded up to be used, this was changed the next morning by one of the maintenance men after complaining, how housekeeping missed this is beyond me. I advised the tap in one of the bedrooms wasn't working & they were going to send someone fix no one arrived.
No washer dryer to dry clothes. Only 4 glasses available obviously not replaced for breakages. No hairdryer when we arrived, the lady on night shift asked if we could wait until the morning, we wanted to wash our hair, so she did source one, so that was very good.
No mirrors in any of the bedrooms to do hair or make up.
Very poor welcome pack for a luxury barn, few packets of biscuits, UHT milk & a few teabags.
Freezer drawer was broken upon arrival. Such a shame as the scenery & location is stunning, the barns have so much going for them the main issue is the soundproofing as we were mislead, upon booking.
On an up note, great they have 3 shower rooms, barn is spacious & the pool table was a hit with the kids, and the staff were very friendly, the hot tub man was discreet & very friendly.
Upon leaving I spoke to one of the maintenance men, he asked if we had a nice time, I spoke to him re the soundproofing not being v restful & he confirmed they had many complaints regarding this, such a shame. Considering how much this cost I would have expected a far superior experience. If you read other reviews on Hoseasons you will see many other people complaining re soundproofing, so very poor considering the cost of this.

We have just returned from a Monday-Friday stay here, in a bluebell vip lodge.
a few hours prior to our arrival we were sent a text message containing all of our check in information. This was a good way of checking in as it completely avoided any congestion in a reception area and meant we could just get straight to our accommodation.
Our first impression was a very bad one… When we pulled up we were absolutely surrounded by duck poo! And I mean piles of the stuff, all around our lodge. We had to dance around it all to get from the car to the front door! We had a little look around the lodge and at the decking area, but again the outside was just full of poo! We’d have been squelching through it to get to the hot tub! Absolutely not something nice to arrive to! Especially as we were trying to unpack the car and making a few trips back and forward. We were really conscious of walking it inside the lodge on the bottoms of our shoes. So we decided to try and clean it up ourselves, not something you should have to do as soon as you arrive at a so called luxury lodge??
Once we’d done this and unpacked all our things we got a courtesy call from the reception to see if we’d managed to check in alright. We mentioned that we’d already had to clean outside but we’re told that we should expect it, as after all we are staying on a farm…
So we did expect that the next morning we would wake up to more piles of poo, but there was none?? And there was absolutely none for the rest of our stay either? So it’s pretty clear that the outside space hadn’t been cleaned or checked prior to our arrival. Also we were wanting a drink after our journey so went to put the kettle on which to our amazement was full of limescale another disappointment which could of been avoided. We told Emma about this too when she called us, but she did nothing. She didn’t care. Why give a courtesy call if your not interested?
Each morning we were woken up by a convoy of construction traffic going past at 7.30 am not something you would expect when you’ve booked a quiet holiday lodge, we weren’t aware that the place was still being built? And the staff will come and check the hot tub whenever they please, whether you are sat in it or not. We thought this was a bit rude as we had no privacy. Usually when we’ve stayed in a lodge this is done early in the morning before anyone would be in the tub.

Anyway, a few positives… The lodge was actually really nice inside, the beds were comfortable and the linen clean. The wifi worked well and we all had good phone signals. The lodge had a lovely location facing the pond. And the town of Burgh Le Marsh was only about a 15 minute walk using the signposted public footpath opposite common lane which was nice.
Mablethorpe isn’t too far to drive from the site and had a nice beach too.

We stayed in one of the barn conversion accomodations, which sleeps 8 - although we stayed as a family of 4. Exceptional standard in so many ways, as per pictures, with so much space and such a unique style (including an upstairs area). A private patio with hot tub and seating also. The site itself continues to be developed to a very high standard, with lodges situated around the lake. Would highly recommend.

We arrived on the 19th July for a family holiday when we booked it we knew this was a quiet location and there was nothing on the farm apart from fishing lakes we booked the barn as it stated in the listing there was a games room on the mezzanine floor and a pool table as our 18 year old son was coming with us we knew this would entertain us all whilst we were there. To our disappointment when we arrived there was no games room or pool table (not even a pack of playing cards) This is false advertising and should not be offered if not there. The hot tub was also a great addition which we was also looking forward to but even before we got in we could see that there was sand at the bottom and a greasy dirty film was around the edges we did ask if it could be looked at which they did but did not get any better unfortunately. On top of all that I want to bring awareness to the fly issue on arrival the barn was full of flys they were in every room we had to go and buy fly spray and spent numerous hours just going around spraying them just so we could go to bed without them keep landing on you. (this by the way is no exaggeration)when they were gone we would close all the doors and windows which was not ideal during 29 degrees but even then there would be more appear we believed they were getting in through the gaps in all the woodwork we called the owners to say we were leaving early due to the flys she just responded by saying yes we have a fly problem 😡 great wish we knew that before we booked and basically wasted our money .
The cleanliness could of been better the windows were dirty cobwebs in all the corners inside and out weeds in all the flower beds and don’t get me stared on the duck poo everywhere which is probably expected as it a lake but no attempt was made to clear it away every step you had to watch where you was walking as it was everywhere.
All the above is such a shame as the barn was done to a high spec and could be made fabulous if attention to detail was made we won’t be going back unfortunately
I have never made a review before but for the price you pay felt our experience needed to be shared.

Booked 4 nights in sage cottage end of March and for the price we paid I was very happy at £425 for 4 nights, I don’t however think I would of been so happy had I paid the peak season prices but for what we paid I was happy. The barn is huge lots of space and the decor is nice each bathroom has a lovely en suite with the master having a large free standing bath , hot tub is outside on the first floor , pool table in the living area on the ground floor , donkeys across from sage cottage which the kids loved. Now noise I had read about there being issues with the sound proofing and being able to hear everything from the neighbouring barn and had read on review replies that this had been sorted well all I can say is if it’s sorted how bad was it before because u can hear everything, there’s a locked door in the kitchen / living area which I presume is opened up for larger parties to use both sage and rosemary but it’s literally like the neighbours are in your barn too luckily when we stayed the neighbours weren’t overly rowdy but had we had say an all adult party next door whilst we were having a family holiday it would of been ruined for sure so take that into consideration before booking you can definitely still hear the neighbours and if sleeping in the master bedroom you can pretty much hear next door word for word . Now the only other couple of suggestions I have for improvement are put a lamp in the living area there wasn’t one we used 1 from upstairs but when you wanna get the place cozy on a night a lamp is a must , utensils there wasn’t a full set and no baking trays , lastly the bedding very cheap quality duvet and pillows and sheets I expect better quality in at least the actual duvet and pillows when booking somewhere advertised as luxury , would I return yes I would but only at a similar price with my own pillows lol

We have recently returned from a weekend away with three children aged 1, 4 and 9.

Although it is not the parks fault, the weather was absolutely rubbish which did not help! We were saved by the hot tub! Even in extreme weather!

I will start with a few opinions that I believe are the parks, 'room for improvements'...
Although the park is new and is still being built, there is literally nothing there...not a shop, swimming pool, pub or anything. There is a field with a cow, a field with a couple of donkeys and a lake. The views are lovely but without the hot tub, we would have been bored out our brains!

Also, we arrived a couple hours earlier after a rubbish meal at the lakes down the road. To get into the park, they were suppose to text me the code to the intercom and our lodge number but this did not come through. We could not access the park without the code to raise the barriers. I phoned and recieved an impolite response when asking if we could come in earlier. So we went to the town and came back later on at 4pm. I was told I would receive a text between 3.30 and 4pm but did not so rang again and got on to the park.

The lodge was beautiful, absolutely beautiful! The decor was new, and was tidy and clean throughout. We had a issue with not enough bed linen and phoned, this was resolved within the hour with no issues.

The hot tub was wonderful and really saved our holiday with the crappy weather.

There is not much signal at the lodges and no wifi available. If you've got children who rely on wifi, be prepared! Monopoly might not cut it ;)

Overall, we had a good weekend which would have been a lot better if the sun was shining. Unfortunately it wasn't. However, it was a good deal. We paid £180 for 2 nights and stayed at the lodge as a free upgrade after their being issues with our previous booking on booking.com

We would stay again, although I would not pay £200 per night which is the standard rate for the lodges. I just feel that it is not a good price as it is very isolated. There isnt even a playground on site.

Hopefully as the building work progresses, there will be more on site to keep all guest entertained - even the smaller ones!

Thank you for your review. Im sorry that you felt you had so many problems with your lodge. Firstly Im very sorry about the weather it does seem customary for the rain to lash down during bank holiday weekends. I would like to apologise that you felt our staff were a little impolite when you arrived earlier than your designated check in time but unfortunately check in particularly on bank holiday Friday is a little manic with over 30 properties checking out and in on the same day which is why we set up the automated check in texts to take some of the strain off our reception staff so it is a little disappointing to us that it failed to deliver. We are so pleased you liked the lodge they are all brand new this year, we are still waiting for BT to connect the Wifi which was supposed to be connected at the start of the season but was postponed due to Covid and we are still waiting to reach the top of the list. The ethos of this park and that of Sycamore Farm is quiet and relaxation. We do have other family friendly parks in Ingoldmells which we would have suggested to you as an alternative park if you wanted to keep the children entertained as we have no plans at present on building any hospitality on Home Farm.

This is our third time at home farm park, and our third time staying in the converted barn Lavender.
We stayed here last June, again in December with friends and this time with family.
It has three bedrooms and a mezzanine with a sofa bed.
On arrival this time was a lovely welcome message and a fruit loaf which was a nice touch. There were some games also and the pool table is great. The property is clean, well stocked with all the kitchen essentials that you need and has shower gel and hand wash in all the en suite bathrooms.

We have been lucky with the weather again this time so get to sit outside on the patio with its lovely furniture. There is also a table outside the front in the courtyard which in the sun is lovely to sit early evening.

They are building a reception/ shop as you enter the grounds which looks quite big and apparently have just had permission to build three more cottages as well which will be lovely. There are lots of holiday home plots overlooking the lake that are being developed further up the park.

On Friday we visited the windmill restaurant in the village as we went there in December and again have had a lovely meal and great service.

Home farm park doesn’t have anything on site, ie no bar/restaurant or play area for children which maybe in time they may consider? But regardless of that it is fine for us as my little one brings his bike and can ride around and we have the hot tub and can take him into Skegness to the beach and arcades etc. It is such a calming place here and there are three donkeys on site that are lovely.
If you want somewhere with entertainment swimming pool etc it’s not the place but if you want a chilled weekend to get away from the hustle and bustle def book here.

Would we stay here again, yes obviously haha.
Only thing that I would ask for and I mentioned this previously was some hangers poss to hang towels in the bathrooms as we have been hanging them over the bedroom doors, (outside when warm to dry them) and maybe a floor length mirror in the bedrooms.
There could be more furniture in the bedrooms but to be honest for a weekend stay I don’t mind using the hangers provided maybe for a week you would need more storage for clothes etc.

I read some reviews re the noise from other properties next to us, this hasn’t affected us when we have stayed. Also there was no smell as I have previously read. There was a bit of one in December when we stayed but only when we checked in it disappeared over the weekend and this weekend no bad smells only lovely smelling air fresheners. If there was an issue I think it’s been sorted.

Each time we have stayed here we have enjoyed it, thank you home farm park for another lovely relaxing stay. We will be back.

Stayed for 4 nights beginning of sept in a bluebell vip. Firstly there is building work going on, there is machinery driving through the center of the lodges at 07.15am which is not great, and if you end up at the far end of the site, you will have them all day right next to you, so be warned.

That said the site is really nice, well kept and very peaceful once the machines are done at 5pm. The lodge we had was fantastic, very big, comfortable in every sense, clean and well stocked. Hot tub is spot on although not very “hot”, 38 degrees but within 20 mins your down to 35 which is warm at best. Asked to turn it up but got no joy. Oh.. and the decking furniture is horrendous so much so we didnt dare sit on it incase it collapsed, serious upgrade needed there.

Location is great, 10 mins drive onto skeggy front, 10 mins from the raceway, 20 mins from lincoln wildlife park, less than 5 into the village where there is a co-op, spar, chippy and chinese.

If down that way, and the building work was finished (or we could guarentee the cabin we had this time), we would defo return, it was an enjoyable break.

Firstly, I would definitely recommend staying here, the site is in a very peaceful location, outside the hustle and bustle of the many caravan parks, around the Skegness, Ingoldmels and Chapel St Leonards area, but very easily accessible to the town and seafront, only 5 mins by car, or a short walk to the main road into Skegness for the bus. The site has a shop, no bar or entertainment so generally quiet. (unless your neighbours are a bunch of moronic silly women who have no respect for others, and should know better at their age). We stayed in 'Marjoram. barn and the facilities were excellent, hot tub, pool table, en suite to all rooms, balconies to the two first floor bedrooms, everything you need for a great family stay. The barns are spacious, large kitchen, dining area, living space, just great. Only critical feedback on the barns would be, there's very limited storage for clothes, the floors are a bit hard, polished concrete downstairs and vinyl wood effect flooring upstairs, some rugs, especially in the downstairs bedroom would be nice, only one tv in the bedroom downstairs and the kids would have loved one in each of the rooms they commandeered upstairs. As is clear in my review we unfortunately had a 30th birthday weekend party of six horrendous women in the barn next door (Marjoram is in the middle of a row of three semi detached barns), who insisted on blasting out music, and singing to karaoke, unnecessarily loud, which very selfishly spoilt our experience and special weekend. However when reported to the manager the next morning they were very helpful trying to sort it out and offered assistance, but it didn't really improve. I would recommend no single sex groups and not allowing the use of personal music systems, especially karaoke machines and boom boxes, there's plenty of that if you go out and enjoy the entertainment in Skegness, but I didn't want that to affect the overall review score as the barns are great and staff were very friendly, welcoming and helpful, not their fault. We will definitely return and hopefully have a bit more peace and relaxation next time.
