I had a last minute booking here and found it easily on google maps.
Its 350m away from shin okubo station which is only 1 stop from shinjuku station, and about 4 stops from shibuya using thre JR YAMINOTE LINE ( bright green one).
The hotel is very close to the subway station. The staff are nice and helpful. We enjoyed our trip in Tokyo. If you prefer this hotel don't expect luxury but you can enjoy the clean room and clean environment.

We ended our trip to Japan in Tokyo and stayed at the Shin Okubo International Hotel Annex for 3 nights. This hotel is about a 6 minute walk from the Shin Okubo subway station and walking distance from the Shinjuku shopping district (15-20 minutes).
Shinjuku is the commuting capital of Tokyo, and contains the busiest train station in the world. To the west, there's an office district with the Tokyo Metropolitan Government Office at its center. To the east, there’s a district with long-established department stores, cinemas and theaters. Shinjuku Gyoen is a park originally built as the garden for the Imperial Household. It is quite famous as a venue for
cherry-blossom viewing in March and April. In Shinjuku, many restaurants operate all night, and districts such as Omoide Yokocho (Memory Lane) or Shinjuku Golden Machi have back streets filled with tiny restaurants and bars that reflect each owner’s unique taste and style.
