New ultra-modern luxurious property sited at the confluence of two rivers- the Liddle Water and Black Burn. Guests have the use of a large glass-fronted lounge with wood burning stove for the chilly winter evenings. Breakfast is served at the local café , The Olive Tree a 2 minute drive away. The Scott Room is level entry to suit those who are less mobile complete with a King bed a sofa and modern en-suite shower room. The Armstrong Room is our largest King bed room with a sofa and superb bath and separate shower, en-suite with coloured led lighting. The Elliot Room with King bed and en-suite shower room over-looks the garden. All rooms have flat screen TV’s , dressing gowns and tea and coffee making facilities. We are situated on the Northern outskirts of village of Newcastleton with local shops, pubs , garage , filling station and medical centre. The area is steeped in history and the border city of Carlisle is just 23 miles to the South. Kielder Water is 15 miles East being the largest reservoir in Europe offers cycling, walking , sailing and fishing. The Dark Sky Park at Kielder Observatory is a must for skywatchers interested in the cosmos and has proven extremely popular with our guests.

After looking for places to stay as we were attending the nearby observatory, this was a great find. Michael & Jayne are great, extremely helpful when discussing things to do and places to go they provided maps and leaflets. Breakfast was extremely well presented and delicious, the rooms are spotless and the setting is fantastic, seats outside overlooking the fields and the river, plenty of wildlife. Will definitely recommend and be returning, we wish them all the best.

My wife (Storm) and I had a lovely stay with Michael and Jayne. We made a very impulsive decision to go up to Newcastleton on New Year’s Eve in order to stargaze nearby. This was the only location in the country that was forecast to have clear skies. So, even though it was a 5 1/2hr drive and it was very late notice and it was New Year’s Eve, we called Michael to check for availability. In all honesty, he did seem very surprised to be taking a reservation so late on such a day but he quickly realised it wasn’t a prank and was extremely helpful. Once we had made it up to them, they were very welcoming and Michael even set up his own telescope so that we could observe the moon before it set. The lodgings were beautiful and exactly as seen in the images, with a very homely, clean and cosy room and lounge area. This also had a lovely view of the beautiful surroundings of the property, including the river below and the hills into the distance.
After an extremely successful evening of stargazing, my wife and I took advice from our hosts and headed into the village to watch in the new year listening to bagpipes and sipping baileys hot chocolate. Although brief, it gave a sense of a really warm community and was a privilege to witness.
The following morning we were greeted with a sumptuous breakfast with everything you could hope to wish for, from fresh Scottish salmon, fruit salad, cereal and a large choice of cooked offerings...the list goes on.
We thoroughly enjoyed our brief stay with Michael and Jayne in this beautiful part of the country and we will definitely call on their hospitality again when we are next visiting the area.
Thankyou Michael and Jayne, see you some time in the future 😊

Staying at Blackburn Lodge was lovely. The room we stayed in (Elliot) was well appointed with a comfortable bed and was spotless. There was a shared lounge with everything you could want to make your stay comfortable, including a wine fridge, music system, and woodburner for cosy nights. For warmer evenings there are a number of outdoor seating areas including one overlooking the river, with heaters, blankets, and lighting. The owners, Micheal and Jayne, are excellent hosts, very friendly, accommodating, and Jayne cooked a very tasty locally-sourced breakfast. We stayed here to go to Kielder Observatory, it's ideally placed, and they provided very helpful tips on getting there including a map. Would definitely recommend.

Excellent B&B. Beautiful situation, we’ll appointed rooms and excellent service from our hosts. Our hosts went above and beyond to help us with our bikes, offering a secure garage and also helped us get in to town when it was raining heavily. The breakfast was exceptional

Set in a beautiful garden beside the river this expertly run B & B is a rare find. Jane and Michael are welcoming and knowledgeable hosts. The bright and airy bedrooms and bathrooms have been recently refurbished along with a comfortable guest living room.. There are several delightful places in the garden to sit and enjoy the views. Jane is an accomplished chef and her breakfasts are not to be missed. Newcastleton is a small, pretty village from within easy access of Hadrian’s Wall, Keilder and the Borders. A great find!

We stayed here for a night on our way further south. We wish we’d cancelled the rest of the trip and just stayed with Michael and Jayne!
The room was immaculate and very well appointed. The bed was super comfy - it’s hard not to sleep like a log when you can hear the river from your window - and the room was cosy and warm.
We had a glass of wine and enjoyed the sunset from the pagoda before retiring to the lounge in front of the wood fire.
In the morning, breakfast was something else! Prepared with artesanal local products, it was such a treat. As an Aussie and Colombian, we’re tough converts to pork sausages but along with the black pudding and haggis - we’ve been won over. The smoked salmon house specialty was similarly to die for.
After a good chat and laugh with Michael and Jayne, they had us full bottled on local sites and eateries and we spent the next few days exploring and getting through all their advice.
We’ll be back to the Borderlands just to stay here.

Weekend away with grandson
Ideal location for exploring Scottish border plus our visit to kielder forest observatory.

We stayed with Michael & Jayne for 1 night on our way back from Scotland. They were very welcoming and have a great house in a lovely setting. They helped with booking a local restaurant and were very helpful about local places to visit. We enjoyed an evening outside in the gazebo listening to the river at the bottom of the garden.
We will likely revisit if can get up to the observatory in Kielder.

Welcoming and friendly hosts who had great knowledge of the area. Comfy and clean room with a lovely view. A beautiful inside communal space with a variety of games, books, wood fire and a small fridge. The outdoor seating areas had great views of the garden and river. The location was great for us as it is 25min drive from kielder. The village has a spar shop, couple of cafes, local pub, fuel station and butcher. Breakfast was served at a local cafe, 'The Olive Tree', it was tasty with welcoming, friendly staff. It is a short walk (lovely river walk option) or even shorter drive to the olive tree.

Just returned from wonderful two night stay at Black burn Lodge and it lives up to the rave reviews. Stunning location by the river, where we spent the evenings in the gazebo enjoying the views and a glass of Baileys . The room was spotlessly clean with high quality bedlinen and furnishings. Also separate lounge if weather not great. The hosts make you feel so welcome and provide a lot of formation about where to eat and visit in the area. Would highly recommend and hope to visit again.
