Set in ancient parkland. Beautiful Victorian farmhouse, offering two well-appointed bedrooms for B&B and two fully equipped, private, self-catering cottages, both with two bedrooms, set in an Apple Orchard. Walk, ride, cycle, fish, bird watching, golf nearby, watch the ships sail up the river. 1/2 hr drive to York, interesting market town of Howden, with Minster and boutique shops 7 mins away.

We stayed in Orchard Cottage for 2 nights when going to a wedding in nearby Saltmarshe hall. This is a perfect location for that, it is about 5 minutes walk. The cottage was well equipped and the bed very comfortable. A lovely part of the country as well, we had a misty atmospheric walk along the river.

Comfortable, spacious, well equipped and homely cottages, we having booked Orchard and River Cottages for the week while attending a wedding at nearby Saltmarshe Hall, 3 or 4 minutes walk away. The cottages shared an orchard which was well suited for drinks and/or a barbeque outside . The cottages were well situated for walks with the dogs by the River Ouse or further afield, to the coast, Beverley, York and the North Yorkshire Moors. Lots of really nice pubs/restaurants in the area for eating out. Had a lovely week in an area previously not visited, made particularly nice by Vivienne's wonderful cottages.

This was very last minute due to unforeseen circumstances, but Vivian and John couldn't have been more accommodating. Room was very nice, bathroom nice and shower great. It is in a very quiet area and that's the point. Breakfast in a great room and excellent.

We have stayed at Apple Tree Cottages on 4 occasions now, each time in one of the cottages. They are so clean and comfortable, feeling like "home from home" and certainly worthy of the 5star rating. Perfect hosts who make you feel so welcome as does Rufus their very friendly family dog. Lovely quiet setting, with opportunities for keen walkers, near to the delighful village of Howden.

We stayed in the main farmhouse what a lovely family home we were made to feel very welcome. The rooms were very spacious and the beds very comfortable. The english breakfast next day was lovely. Although only here for short time I cannot recommend the farmhouse highly enough especially if anyone attending a function at Saltmarshe Hall which is walking distance. Thankyou Vivienne a lovely host.

We stayed three nights at the B&B in the farmhouse, which is a beautiful building with lovely Edwardian mahogany furniture to complement its age. It is utterly immaculate throughout. We were warmly welcomed despite having made a complete mess of our arrival! Our room was on the first floor, huge, with room not only for the big bed but a sofa and magnificent mahogany wardrobe, and a table. The ensuite was small but well laid out, and, like everywhere else, pristine. Tea coffee and biscuits provided, along with hairdryer, hot water bottle and even dressing gowns. Bed linen was soft and the bed was snuggly and supportive. Breakfast was more than ample, with lovely fresh fruit as well as yoghourt and cereal, and there was a wide choice of hot food for the English breakfast, though we only wanted mushrooms and tomato. It is beautifully situated, secluded in its gardens, and is close to the river Ouse (the river that becomes the Humber Estuary, not the one that divides Lincolnshire from Norfolk). This is great birdwatching country. B&B is so reasonably priced - we recently paid £25 a night more for somewhere in Suffolk that was nothing like as good - and it is in the same league as the very best B&Bs in which we have stayed. One point - we automatically removed our shoes on entry; I later spotted a small notice politely asking guests to do just that. The carpets are thick and look very new. It is a lovely place to stay.…

We stayed at the B&B in the old dairy farm. We arrived well before the 4pm "book in time" and were still shown to our room before we walked to Saltmarshe Hall for the wedding of my niece. The FREE breakfast was arranged for 9am. We returned to our room after 11pm and had a very good night of sleep. We made our way down for breakfast at 9am. Lots of old furniture around, all immaculate. In fact everywhere was spotless in the Victorian building. Various cereals were on offer along with fresh fruit from the garden. A freshly prepared English breakfast was delivered to the dining room by our hosts when we re ready. Tea and ground coffee was also available. The hosts were very friendly and chatty. The road into the area was single track, but do not let this deter you if you want a quiet getaway, or you have a function at the Hall.…

Stayed at the B&B for a local wedding. Fabulous owners, very comfortable bed, delicious breakfast. Warm welcome on arrival. Cottages look very attractive and ample space for parking. A must for a return visit in the summer.

Enjoyed our stay at this tranquil cottage-so peaceful to sit in the garden with a drink after a day out-cottage well equipped with lovely décor-lots of great walks-daily visits from Rufus a treat-highly recommend.
