Built in 1846, Archontiko once traded as an olive oil factory, flower mill and winery. Archontiko Villas is situated in Katastari (Alykes) in the Northeast part of the island of Zakynthos (Zante), which is one of the most fascinating Greek islands in the Ionian Sea. With Warm and Clear blue waters, fantastic child-friendly beaches and Ambrosial forests and blooming plants, no wonder, the popular island or Zakynthos is also known as "Fiore di Levante" or Flower of the East. The outhouses of Archontiko were restored and converted with emphasis on its heritage. The Villas are surrounded by our traditional mansion which is still being used since 1846 as the Voutos famly home. Both the house and the outhouses are protected as a historic monument. The whole complex is a rare jewel and is open from April until end of October. It is truly a place of peace, serenity and steeped in history in which the Voutos family would like you to experience. It is an ideal holiday location for couples and families who are seeking relaxation.

Beautiful location with lovely views. Quiet but close to the beach and restaurants. Very kind owners. They sincerely want to make sure you have a wonderful vacation. I stayed in one of the villas. The beds are good and airconditioning works well. Lovely place to stay with a nice veranda.

Can not recommend this place enough! The view from the Villa was amazing, the food cooked at the restaurant was impeccable, the room was clean with traditional decor, and the pool was lovely. Mary and Dimitri are truly wonderful people, warm and welcoming, and always create an excellent atmosphere in the bar and around the pool; they could not do enough for us! The drinks are made with premium ingredients and branded alcoholic mixers that are of a high quality. The hotel does have 2 dogs and some cats also, though they are incredibly placid and would be safe to be around children, though it is worth knowing in case of allergens. The owner’s kindness will stay with me forever and I would love to return to this beautiful place.

This is our second holiday at Archontiko villas. Both visits have been with our Family and we all absolutely adore the place. The villas are situated in the grounds of a very old Olive Mill in Katastari with great views of the bay of Alykes. The walk into Alykes is pleasant but the return journey is tough due to the steep hill. Your reward though is a very peaceful Idyllic setting out of the hustle and bustle and noise of the main resort and well worth the effort! (The taxi fare is approx 8-10 euros from Alykes if you don't fancy the walk). The owner Pavlos is super hospitable and very helpful and knowledgable about the Island and its history and the family run bar and restaurant at the pool offer home grown and home cooked food throughout the day and late into the evening which is delicious. We will definitely be returning to this beautiful place .

The best thing about the apartments is their beautiful setting. We loved the pool and gardens and views of the sea and olive groves. Pavlos and the family are very friendly and accommodating and we were well looked after. Fairly steep walk to town- do-able but hot! Meals are available at the apartment but otherwise nothing in walking distance so would recommend hiring a car (car hire was fairly cheap.) Ideal for those looking for a peaceful break (we were with our young baby), and in fact, we preferred this location to the resort which was just okay, in my opinion. Pretty, rustic, charming place - would recommend!

This was the second time we have visited the villas. The minute we arrived we relaxed with a large beer at the pool bar. Pavlos was quickly on hand to show us to our villa. The villa suited our needs perfectly- the children have beds in the lounge area and we take the bedroom area. The balcony is perfect- we sat for hours in the peace and quiet on an evening. We enjoyed many hours in the pool which is very clean and has the benefit of a pool bar. The walk into town takes around 15 minutes down some steep hills. Coming back up we managed a personal best of 22 minutes, (This was walking/running) our 7 yo loves a challenge. It is steep but manageable if you are fit and healthy. We always hire a car to give us a bit of flexibility -Pavlos organised this for us and it worked perfectly. All in all we had an amazing holiday. Pavlos can't do enough to help and we had the pleasure of meeting some lovely families around the pool this year. We have booked for the 3rd year running!

We rented a villa for 1 week (myself, my husband and my 18 year old daughter). The town of Alykes is around a 20 minute walk from the villa down a steep hill. We walked up once back to the villas, but never again! You definitely need a car while staying here. The villa/apartment complex was very quiet on an evening. The villas had wooden shutters on the windows which made sleeping so much better. The bed was very comfy, but my daughter said the sofa bed was very uncomfortable. The 'kitchen' facilities were very basic. Just 2 electric rings (no oven), a kettle and a sandwich maker, which we had to use to toast. A toaster would be much better. There was nowhere to hang up the shower head, which was over the bath. Not ideal, as balancing with 1 hand holding the shower, other hand holding the soap! The toilet did not flush all the time (we had to lift the cistern lid up on many occasion for it to flush). We found the villas not very clean. Dust under the beds, cobwebs in corners of the room and when walking bare foot, dirty feet! Dirty windows and mirror in the bathroom was dirty. The villa needed a thorough clean! Cleaner came most days, but only emptied the bins. The electrics/air conditioning set up was very awkward as the key for the door was attached to a magnet which you had to attach to a pad to make the electric work. It was impossible to remove the door key from the magnet. So, when locking the door, you had to remove the magnet, electric goes off, and you can't see what you are doing!The pool area was very nice. Always enough sun beds. The pool bar offered drinks and food, but found it more expensive than in the town. Before our arrival I emailed to say we would be late due to our flight times. Arrived at 11pm, carried our cases down some steep steps to the bar area where we found Dimitri. He said he would phone Pavlos to come and take us to our villa. It took around 20 mins for Pavlos to arrive! We found that communication with the owners was difficult and hard to get things done. We had to be out of our room on the day of our departure at 12.30, but we were not due to leave for the airport until 7pm. Before our arrival I did ask if they had somewhere for us to shower and change and was told there was a changing room/shower. In fact, the only facilities that were available was inside the pool toilet block. This consisted of a shower area with no separate room to change in, therefore no privacy from people around the pool using the toilets!! We found that when we went up to the bar for a drink it was an 'effort' for Dimitri to get off his chair, to be pulled away from his laptop, to come up and serve us. On the evening of our departure, we had to take our cases up the steep steps to the carpark, with no offer of help from Dimitri. Alykes is a lovely place, fantastic beaches and friendly people. We will definitely be returning to Alykes, but not Archontiko Villas. These problems could all be turned around with a bit more effort from the owners.

We (2 adults + 1 toddler) rented a villa at the end of July 2017 for 6 days, villas are perfectly located on the island and also close to the beach, restaurants, shops, pharmacy etc... The villa has everything you need and are located in a peaceful atmosphere with a beautiful view over the ionian sea. Pavlos was easily reachable and was extremly helpful during our stay. We strongly recommend it if you plan on staying close by Akyles (please note you will need a car).

The location is the best where to stay in Zakinthos: right in the middle of the island, mid distance from Southern and Northern Island attractions, close to restaurants and nightlife of Alykes, but far enough from noise, traffic and night music. If you like an old Greek style mansion with beautiful view over the valley and the Ionian sea, quite relaxing swimming pool surrounded by olive trees and a well staffed bar where you can order cold beer and amazing souvlaki , this is the perfect place for a one-week stay in Zakinthos. It's a pity though that the apartments are furnished with cheap and uncomfortable staff, that the daily cleaning (when it's provided) is really basic, that spider webs are in every corners, that the shower curtain doesn't get to the bottom (so that the bathroom is flooded at every shower), that no TV or stereo is available.

We booked this two week stay on line. The ratings looked good, the website pictures attractive. We were not disappointed. Next to the beautiful old Venetian buildings, which have accommodation themselves, there six villas. All are quite delightful, clean and simple, sat above various trees and affording the most fantastic views over Alikes. As they all face due east one is rewarded with the most glorious sunrise which you can even enjoy from the comfort off a double bed. Luxurious. The pool and small bar is just a short walk away where you will meet a most lovely Greek family, Maria, the mother and her sons, Pavlos and Dimitri who cannot do enough to make your stay as enjoyable as possible. You can eat here too, and it's good, if a trifle expensive. We have a four year old girl and so it was great to discover there were other families staying, of varying nationalities, and the children could play together quite happily and safely. Alikes is in walking distance, just, but we hired a Jeep for the two weeks so were able to discover much of this delightful island with ease. Personally, I think that a stay here needs a car. Above, on the main road of Katastari there are a couple of shops, the larger one by far the better, for supermarket basics. Greece, as you may know, is expensive now but we would highly recommend Pavlos Corner which you can see from the villas. It sits to the left of Alikes as you look out. It's very friendly, offers great simple Greek food and won't break the bank. Again, if you have a car, get into the hinterland towards Volimes and one can eat very well again for good prices. To give you an idea, my little girl likes plain spaghetti with butter and grated cheese. In one taverna this came in at 8 Euros! I speak a little Greek, I complained and it was taken off the bill. Conversely, however, we went to a delightful and remote taverna towards Volimes (easily recognised, it has two stuffed mannequins sitting in a jocular fashion on the corner!) where we all three ate and drank fantastically well for 18 Euros in total and were given the most delicious quince desert as a gift. So, in conclusion, Zakynthos is great, we knew that, but we can't recommend Archontiko Villas enough as a place to stay and take full advantage of it.

Just returned from a lovely break in Zante with my partner. We booked it last minute and found the villas when looking on the Internet. After booking on the phone we flew out 5 days later. Our flight arrived at 5.30 in the morning and we arrived at the villas around 6.45, we were met by Mary who made us coffee free of charge. We were unable to get into our room until 12- this had already been explained to us when I booked on the phone, However Mary was very apologetic about this, on the plus side we were able to see a beautiful sunrise which we wouldn't have been up for during the rest of our stay (see photos). Having visited Zante last year my partner and I were happy to take a walk into Alykes and Alykanas to see if we could find some of the places we visited last year and to kill some time, when we mentioned this to Mary she kindly offered to drive us into Alykes. Here we were able to walk into Alykansas. Mary was so welcoming and lovely during our short five days there and our maisonette offered us fantastic views, in addition to this the maisonette was a lovely size and we were more than happy. We hired a quad for our stay which was a fantastic way to get into Alykes and Alykansas as well as exploring the island. The villas are about a 15-20 minute walk into Alykes and further for Alykanas, they are also on quite a steep hill however the views make it all worth while. There is a small supermarket about 5 mins away and there are plenty of bars and restaurants in Alykes and Alykanas. Our favourite restaurant was Paradisiako which we visited last year and again this year a few times! We love Zante and the archontiko villas were a lovely find, would definitely return and recommend!
