After two nights stay at this b and b both my wife and myself were totally exhausted, there was so much noise from other guests due to creaking floor boards it was impossible to sleep. We came here for a short break with our 3 children for 3 nights but left after 2 after we couldnt stand it any longer. We booked this last minute. As a positive it is only about a ten minute car journey into York City centre and we had a warm welcome from the land lady who was very friendly. We wanted somewhere close to York but not in the city and this was the perfect location as busses run every 20 minutes up to middnight for £4 return. B&B was clean and well maintained with a great English breakfast if wanted. Good links to Whitby and the coast and N York moors. Owners were there if needed and happy...

Apart from the less than warm welcome this guest house lacks the attention to detail evident in top quality B&Bs. No detergent for washing up, a washing machine and no dryer, minimum tea and coffee sachets.
