Definitely 3* (or less). Very dated with what looks like 10-20 year old furniture from MFI. There are 4 (I believe) bungalows right next to the beach, so in this respect an excellent location, but this is where the good bit(s) end. Very small, un-ventilated bathroom. Relatively small rooms and available space. There are also a number of properties situated up on the "hill"side or perhaps rather mountain side. VERY steep access paths and roads (even the car could only just get up to our "villa"), certainly need to be young and fit to even get to your property. It says these properties are 1km from the beach, maybe as the crow flies, but its nearer 2km/1 mile and a bit of a hike up from the beach. Sorry but I give honest reviews and TBH this is not a good hotel and I am perplexed at the overall review level TA states. If you can get it cheap GBP50 a night or less (and less for the mountain villas) then it might be VFM. Otherwise I suggest you look elsewhere.

Huge villa overlooking chaweng beach from afar, built around huge boulders in rhe hillside. Air conditioned with all mid cons ie fridge, microwave cooking facilities and two bathrooms. Very clean property and we received a warm welcome. But we were disappointed as the property is not what one would expect for a four star rating, being in need of modernisaton especially the bathrooms. Access to this property is via a very steep hill which our hire car struggled to get up and it was quite scary in daylight having to race up the curvy steep incline whilst watching out for dogs and pedestrians! We returned the keys early as the property did not meet our expectations and more importantly kind of imposed a curfew on return times in the evenings as we did not want to attempt the steep drive home in the dark.

We paid over 4.5k baht per night for a two bedroom seaview villa. On booking.com it says 4 star. Frankly I think this is a joke. I don’t normally leave bad reviews. But I found the high reviews of this place very misleading. Pros: Very helpful host, speaks good English. Nice cleaners. Aircons work well. There is a outdoor shower which we liked. Beds very comfortable. Has sufficient plates etc for takeaway food. Also a table outside. They also have fresh water in a drink cooler. 5 minutes walk to a nice breakfast place and right opposite the street there are a few shops where you can get nice Thai food. Also a short walk to 7-11, and about 10-15 minutes to Lamai where all the shops are. Cons: Location: we had the beach villa which is right on the beach, and this was the reason I booked it. However, the beach outside the hotel is not useable. It’s not maintained so lots of rubbish. And it is right next to where the river goes in the sea. The river was very dirty so the sea water is murky. It’s also very smelly. Although the place is not far from shops, it is not a pleasant walk - you have to walk on the dirty beach and set you food in the dirty river, or on the street which is not pedestrian friendly at all (there are some construction work so this might improve over time). Also as it’s close to the main road so it’s quite noisy with traffic. Cleanness: I don’t know whether it is due to its location or maintenance, there are a lot of insects (roaches coming out of drainage). General condition: the furniture is all very cheap quality and half broken, everything was flimsy. Right outside the windows of one of the bedrooms you could see all sorts of random rubbish. Also small details: power socket not securely fitted, no place to put shower gel in the shower, etc etc. We first thought maybe Thailand are all like this? But later we moved to other hotels and they are much much better. More like a motel than a 3 or 4 star hotel. We didn’t have a relaxing time there. If you really want to book this place, maybe book it for 1-2 nights to have a try first. I hope they could improve over time. Although the location is unfortunate, the general maintenance really could be improved. Also as we stayed at the beach villas we didn’t go to the pool (have to take a shuttle bus, not walkable distance in the heat).

My wife and I had the privilege again of staying at Seaview Paradise from mid February to mid June in the The single room beachfront unit. The treatment and caring we received has definitely made this home away from home. The unit has all that is required and the patio is the most used area being maybe 10 paces from sea. There are a number of really good authentic Thai Restaurants almost directly across the road for eat in or takeaway. The distance to central Lamai is also a comfortable walk although the period we were there the heat was intense( hired scooter direct from resort- Joe) No visit to Seaview cannot be made with acknowledging the owners Gary& Thip and the care they take of there guests.Also all the staff go out of there way to ensure a comfortable stay. Special mention must also be made of Nha at reception who is a delight to deal with. Would recommend the various options available to anybody visiting Samui and wanting to kick back, relax and not be to far from the mainstream. Till next time!

The beachfront villas is perfectly located right on the beach. Massage options right outside the villas and restaurants nearby the hotel. The villa was big with plenty of room for 4 people, and clean. Absolutely something we can recommend to others.
