These 7 lovely villas are located on the edge of a small, quiet harbour resort away from the bars and other noisy attractions that can be found in the larger resorts in Zante. The villas are homely, spotlessly clean, with a comfortable bed, a covered veranda to relax on and a small refreshing pool to sit beside and take a swim when the heat turns up. Breakfast is the feast, as commented by others, meticulously set out on your veranda. A special thanks to Nik and especially Athena for their cheerful "kalimera" and "kalo proino" along with a few other greek sayings Athena tried to teach us during our stay. Everyone at Kookis Village, both family and staff, were so welcoming and polite and do a great job in attending to the villas, gardens and the guests. One example being that we mentioned it was a special anniversary the following day and Nicky suprised us with a delicious chocolate cake with '40 happy years' iced on the top along with candles and a sparkler. There were also flowers from their garden and many good wishes from everyone. It was so thoughtful and made our day!

The villas are about a ten minute walk to Keri Limni with its small harbour, beach and a selection of tavernas/restaurants looking out towards 'Turtle Island'. When we visited, it was the perfect place if you want a relaxing holiday. Yes, there are stray cats (who looked particularly healthy on the scraps provided by the guests), and they do tend to congregate around the verandas at breakfast. However, we didn't find them troublesome, although we tended to keep our front door shut in case one wandered in. Some other small and positive points, free air con in the lounge and bedrooms, free security safe and free parking outside under the olive trees opposite. Also, fly screens to the windows (including the bathrooms, bedroom and kitchen) meant we could keep the windows open without the fear of letting in flies etc. Towels were offered to be changed every day, and the beds changed every three days. The only thing that did go wrong for us was that the pump for our pool stopped working, but this was rectified with a replacement within 24hours. A huge thanks to all at Kookis Village for making our special Anniversary extra special!

1st time back after the pandemic .. this is our 6th visit. It’s amazing. It is still wonderful. I was worried that after 2 yrs away I may have been remembering this place through *rose coloured glasses*..I need not have worried..it is still a wonderful place we both feel rested and have had the best holiday.. Yes there are cats ( I am allergic) ..have a water bottle to hand and this always deters them . Athena and Maria work hard daily cleaning your room and towels and bedding are changed every 3 days or so . They are always cheerful. If you have a breakfast with your holiday … these are a feast and set you up for the day.
So glad to have been back to our happy place .. a really wonderful relaxing comfortable clean gem of a location. Antonis and his staff are always helpful ( oh yes our pump for the pool broke ,.. all fixed within 24hrs and all was good ) and always pleasant. This was a special place for us ,,, would always recommend and always go back. Can’t wait for next year.

I can’t begin to explain the tranquility of Kookis Village and just how amazing the staff are.
Athena and Nico were friendly and attentive and set out our breakfast each morning on the balcony.
We had bed and breakfast but have an autistic son who is a fussy eater - I told them to just serve breakfast for 2 as not to waste anything but they made him little pizzas each morning, they will never know how much this act of kindness means! This was above and beyond.
The villa is cleaned daily - another amazing gesture as usually villas offer a couple of times per week.
All the families around were respectful of each other and there was no excessive noise or loud music.
First time to Zante and will return.

Very nice homes not far from the little beach at Keri on the island of Zakinthos. We enjoyed very much the private pool; the clean house and the delicious breakfast prepared by Nikki and Nico always served on our terrace.
The owner family was very friendly and helpful giving us hint where to go. It was late season and we were the last guests at Kookis Village and we left with tears in our eyes.

This was our first time to Zante and Kookis Villas, but we will definitely return. It was exactly the quiet and safe holiday that we needed during the current pandemic. The villas are spacious, clean and have everything you need. The staff are really friendly and nothing is too much trouble.

We were looking for a quiet, relaxing and sunny week to relax and Kookis Village fitted our requirements perfectly. The accommodation had everything we needed and was exceptionally clean, private and with our own swimming pool. All of the staff were very friendly and went out of their way to help. Excellent breakfast if required and a short walk to the sea front for a variety of good restaurants. We had a perfect week.

We just had a fantastic family holiday here. Kookis Village is lovely, friendly and a great location. The villas are great with your own pool, everything you need and the service is excellent! The breakfast is very nice with a great selection of fresh food. We also had evening meals at our Villa on several occasions and all I can say is the home cooking by Mamma and Antonis is delicious and as good if not better than in the many restaurants that are just a short walk away. We hope to go back again next year.
A huge thank you to Antonis, Maria and Mamma and the rest of the staff/family for your lovely hospitality.

I am just finishing my 2 weeks holiday in the Kookis Village and thought I would write a review whilst sitting on the terrace with my wife and son by our private pool (with a bottle of wine in an ice bucket), fantastic!

The villa is very private and is one of only a few, so very peaceful. Saying that, the beach and restaurants are only a 5 minute walk at most if you want a change of scenery. There are not many restaurants in Limni Keri, but the standard is good, particularly if you like sea food.

Limni Keri is small and very Greek (whatever that means) and the locals are welcoming and friendly. There is plenty to do if you do not want to sit and relax, such as hiring boats, sight seeing and water parks etc. My son did scuba diving and we hired out a boat twice for a few hours to visit turtle Island and go through some of the caves.

I would absolutely recommend the Kookis Village as a place to stay, you have your own space, your own pool and your daytime/evening meals are delivered to your villa. The quality of the food is excellent and is prepared by Antonis and/or his Mother Athina especially for you, based on what you ordered from the daily menu. The food is fresh and locally sourced and I would say it was better than any of the restaurants we visited, not because they were not good, but just that the Kookis was great. Their own olive oil is the best we have ever tried and we are taking some home.

Maria does the day to day cleaning and preparation of the villas and is so friendly. She cannot do enough for you. Thank you Maria (and my first experience of eggy bread).

My wife will write a detailed review when we are back home with more detail, but I thought I would add my thoughts whilst fresh in the mind.

We will be back for sunshine and total relaxation.

We have just returned from 2 weeks at Kookis Village in Zakynthos, and our hopes for a great holiday were exceeded, due to the lovely people who own and run Kookis Village, and welcomed us warmly. Antonis, his wife Athina and their family, and housekeeper, Maria,who is polish but now a big part of their family, made our stay perfect. The complex is just eight villas, two one bedroomed and five two bedroomed villas, all with bed settees in the lounge area for additional guests. All have private pools apart from two villas which share a pool. The family live in the last villa. Separating the villas is a paved walkway and courtyard beautifully planted with palms and flowering shrubs, which is kept meticulously clean, and lit with coloured lights at night.
Your every need is catered for here. Each morning a menu for an evening meal is left should you wish to eat in on your terrace. Food is cooked by Athina using local produce and served on your terrace complete with pristine tablecloth and a big smile. Prices are inexpensive - breakfast is also available whenever you wish it at 7 euros per person, and great value. You can have eggs & bacon, but also you receive yoghourt, croissants, bread, home made jam, honey, fresh fruit, fruit juice, cheese, ham , salami. sliced tomato, cucumber, plus some sweet cake, and not forgetting tea and coffee. It's very nice to come back after a day on the beach or whatever, to have dinner served whenever you choose.
Crisp white sheets are changed regularly and fluffy white towels daily if you wish. There is a good selection of toiletries in both bathrooms. Maria does an amazing job with cleaning etc, and speaks very good English. There isn't a thing here that isn't possible. Every request is answered with 'of course', and room service is available any time, for coffee, cocktails, salads, sandwiches, ice cream etc served in your villa. Antonis will also help with booking car hire etc
The pool is checked daily and sunbeds with clean white mattresses are tidied into place. Large yellow towels are provided for the pool and changed every second day.
Their mascot, Kooka, an adorable little grey dog and her feline friends visit regularly, which is lovely if you're missing your own pets!!
The villas are very comfortable. I can only speak for ours, no 7, but we had a lovely dual aspect bedroom with balcony, and en suite shower room. Downstairs is a modern kitchen, second bathroom with bath and shower, and a lounge area with fireplace, bed settee, tv with dvd (only news channel in English) cd player, and coffee table. The bedroom and downstairs is all air conditioned, with heating for cooler days. It was 30 plus every day we were there!!
Why this complex is rated 3 star is beyond me. It should be 5 star. We couldn't find fault with it and loved every minute we were there.
The island is beautiful and Lymni Keriou was our favourite place, and just a five minutes very pleasant stroll away. There are 4 tavernas, all overlooking the sea and Marathonisi island, and a few snack and drinks places, one large shop selling all local produce, honey, olive oil, etc along with the usual souvenir type things. There are 3 or 4 supermarkets, one with bakery, and a gorgeous cake shop and bakery attached to a very nice ceramics shop. The cakes are to die for, to the detriment of my waistline!
It's not a touristy place at all - the only sales pitch is for boats to hire to visit Keri caves and Marathonisi island where the turtles breed, although going ashore there is not allowed in nesting times.
The people are the friendliest I've ever known anywhere. Everyone calls and waves to you so brush up on your 'kalimeres and kalisperes! or just just say hello! The waiters shake your hand entering and leaving the tavernas. We found the food to be very good, better maybe in some, but being made up for with atmosphere and views in others. Again nothing was too much trouble should you wish to exclude or include something in the menu.
The west of the island is rocky terrain with cliffs to the sea. It's not as mountainous as it's neighbour Kephalonia, and road signs apart from mainroads tend to be in greek only! The east side has the beaches, the best of which are south of Zakinthos town. Gerekas is described as the most beautiful and also where many turtles nest, but Banana beach, a few kilometres before it is the best in our view. The sea is wonderfully warm and safe. the shallows go a long way out, and it's boardwalked from the carpark, has lovely tavernas, and sunbeds, parasol and table cost just 6 euroes for 24 hours!! Oleanders abound, as they do all over the island and they smell divine.
Zakynthos town lies along the sea, and fishing boats sell fish from the seafront. The church of st Dionysios, the islands saint is worth a visit. Churches elsewhere tend to be locked but a monastery run by nuns in Macherado is open daily 8.30 - 12 and again at 4pm
The island depends on tourism and its fertile central to eastern agricultural area and is like stepping back in time to visits to Greece 40 years ago. Many things aren't readily available - cosmetics, english books and papers, so take plenty, but the airport is modern, having been quite recently rebuilt.
Olives, olive oil, honey and wine are produced here, and we had wine at ridiculous prices that were really good. |Should you want to shop in a supermarket, there is a Lidl just a short distance from the airport.
We can't praise Kookis Village enough. It's an amazing little gem and I defy anyone not to enjoy their stay there. It combines the best of two worlds - your own villa and pool, and hotel service. When we left every member of the family came to say goodbye with handshakes, hugs and kisses, and Athina gave me a bunch of Jasmine from their garden. A lovely stay and lovely people. Long may they do well. They deserve to. Give them a go. You won't regret it.
We found travelling the Thomsons cheaper than booking independently as we would normally do, and they were excellent

Excellent place to relax and come to rest on the beautiful island Zakynthos. The villas are well equipped with (the one we had) 2 bathrooms, a complete kitchen with breakfast area, living room (airco) and a separate bedroom on the first floor (also with airco.). Maria makes perfect breakfasts to start of the day good and also the dinner in the evening is very good. Also the private pool was nice bonus to make the villa complete. Limni Keri (Keri Beach) is a small (quiet) place, but there is everything you need. Definitely a place to go back too.

We’ve just come back, couldn’t get any WiFi in villa 5 but if you went up to the bedroom or sat outside on the patio great WiFi then. Then again it was nice to switch off and enjoy holiday time 😊

Difficult to give a truly accurate answer as we were there the week everything was closing down for winter. However my best judgement is that if your children are happy just in the small pool and sea you will be ok - if they need more than that to be entertained you will either need a hire car or pick somewhere less quiet.
