Just returned home after a lovely short break at The Black Swan Guest House.
Hosts Graham, John and Judy made us (and our dog Rufus) feel very welcome and 'at home' in their period property.
Our room, the 'Cromwell' was extremely comfortable; excellent facilities with a small kitchenette (fridge, microwave, kettle, tea coffee and hot chocolate supplied too). Tea towel, dish cloth, washing up liquid and kitchen towel also provided, with fresh fluffy towels, soap, shower gel and tissues. Even cotton wool balls and eye pads - nice attention to detail. We also had good night's sleep on a soft, comfy bed - which makes all the difference when staying away from home.
Breakfasts were fantastic; nicely cooked fresh to order, with a big menu choice. Hearty and wholesome full cooked English, fruit, yoghurts, cereal and porridge, toast and Tiptree jam, juice, and a lovely large pot of freshly brewed coffee. Tasty and a great set up for the day.
Rufus enjoyed his first break away too. Toilet facilities provided in the garden and some very nice walks down to the River Trent.
Thank you for a very pleasant stay and hope to visit again at some point.

Upon arrival the greeting that was given us by Judy and John and also Graham was the beginning of what was a Fantastic 2 day stay . The Outside Cottage that was given to us was Clean . Spacious . And very Comfortable. Easy parking straight outside your door . In the Cottage there were ample Tea . Coffee . Hot Chocolate. Clean Hand and Bath Towels . Immaculate Bedding and to say we have not slept so well in so long the Bed was Extremely comfortable Breakfast was Floor-less there was a wide range of cereals Fruit and yogurt to start followed by a choice of build your own Breakfast menu plus they also cater for Vegetarians. My wife and I will definitely be staying again with Judy John and Graham. A truly very pleasant stay with great company

Lovely guesthouse. The owner was really friendly and looked after me well. I was on an overnight stop on a bikepacking trip and the outdoor courtyard room was perfect for me to access with the bike. Nice room but knocked off a star for the pillows - a little thin for me. Breakfast the next day was superb - continental and cooked. Perfect fueling!!!

Just had a two night stay to visit Lincoln. A nice clean and friendly guest house. The owners are very pleasant and helpful. The room was clean and quite comfortable, and very quiet, but it was rather small and needs updating/refurbishing as very old fashioned. Booked through Hotels.com and was misleading as we thought our booking included breakfast, because there was no options offered other than the one we booked, and The Black Swan website also says that it is a free breakfast, but were told on arrival that our booking was room only, therefore the breakfast charge is £8 each extra. The website needs updating to make this clear to customers. We had breakfast once, which was cooked to order and served by the very nice lady, and it was quite nice, but would not say amazing as other reviews have said! The place is quite close to Gainsborough so we had a little look around there, where there are some eateries, pubs and shops, if needed. We were about 30 minutes (plus) away from Lincoln which was really nice . We explored everywhere there, including the beautiful Cathederal and Castle area, well worth a visit. There is one pub in the village which sounded very nice from previous reviews, so we popped to have a look as food is meant to be good and reasonable. Cannot comment on food as the owners were away in France, so no food available, but we would not have eaten there anyway , as the place was run down and dirty, so not for us! Overall a nice stay, place is clean and very nice hosts. I would say no more than a 3* property though, not a 4*. if we were to visit Lincoln again we would not choose to stay there, we would go closer ( or in ) Lincoln itself.

Thanks for posting your review. As we explained on check out, the information hosted on Hotels.com is not under our control, and agreed that the booking process could be more clear, however there is an option to book with breakfast, but the cheaper room-only option is offered by default. We believe that £8 per person is a reasonable charge for what we offer.

I actually stayed here in April 2022, but never wrote a review at the time as I was going through some personal difficulties and didn't have the time or headspace. From the outside it looked lovely, an old coaching inn, however a little dated and dark on the inside. The woman who "greeted" me came across as quite cold. I was put in one of the front bedrooms with a four poster bed, it looked lovely but I couldn't sleep a wink. Traffic noise all night long. The next day I mentioned the noise but they said they couldn't move me as all rooms were fully booked. I remember on one morning I woke up and there was no hot water- the owners were out so I was forced to wait hours until they got home to sort it. Turned out it was an oil burner which gets turned off at certain times of the day, which I found extremely odd for a hotel. They offered me to use another bathroom to see if there was hot water there, which I did, and mid - showering the lady owner let herself into bedroom and said something like " your not the sort of customer we want" which shocked me a bit. I said nothing and pretended I couldn't hear her as I was going through enough in my life at the time and couldn't take the extra stress. Decided not to stay the last night of my booking as I was too exhausted from lack of sleep. Although the male owner was friendly enough I really disliked the woman - she came across as a narcissist who couldn't take any sort of customer complaints. Recently drove past this guest house and thought i should finally leave a review. Wasn't exactly the happiest of stays.

Thank you for taking the time to post your review. I am sorry to hear that you didn't enjoy your stay with us, and that you were experiencing some personal difficulties at the time, I do hope things have improved for you. As our property, originally built as a coaching inn in the 18th Century, does sit at a busy junction, it has secondary glazing units fitted in the guest rooms to mitigate traffic noise. If guests are disturbed by the noise we try to move them to a quieter room away from the road, however, as you say, on this occasion there were no quieter rooms available. With regards to “the woman”, sadly she was also dealing with her own personal issues at the time, so I am sorry her behaviour caused you distress.

Very clean and comfortable stay, room temperature is perfect. Toiletries very nice and soft, nice fluffy towel. shower gel and handwash soap smelt so good and refreshing. Tea-making facilities in the room are superb, a lot of choices of tea, biscuits were also provided. The breakfast was very delicious and on time, fantastic, and friendly staff. Would definitely recommend this property. The location is ideal for a quiet stay.

John and Judy were amazing and supportive when we stayed 2 nights while attending my dad's funeral. Our German shepherd was made very welcome they cooked extra cooked breakfast for 3 who were staying at the family home. Breakfast was lovely. Beds very comfortable Can highly recommend

This place is fantastic. Its cute and cosy like all guest houses should be, the breakfast was delicious but the thing which made it stand out were the lovely, friendly, helpful owners. We booked the accommodation as we were off to a gig at Lincoln Showground. When we arrived, we attempted to book a taxi (I know, we are not very organised), the owner saw that we were struggling and offered to take us himself to the Showground. He also offered, if we were unable to find a taxi at the end of the night, to come out at 11pm to collect us! When we went to leave the next morning, our vehicle was not happy and we had to call out the RAC. Again, the owner came out several times to check on us, offered us our rooms back, offered us tea and the use of the facilities. They could not have been nicer, they were also genuinely interested in our conversations and we could have chatted all day. Would 100% recommend this accommodation.

My husband and l were booked in for two nights .. due to an unfortunate family emergency we were unable to use our booking. The owner of the Black Swan must have been the kindest more empathetic host we have yet to encounter, and assured us that it was not a problem and contacted BOOKING.Com for us to cancel. Lovely friendly convenient. Visited with friends for a bag making retreat. We were greeted with a very warm welcome and shown to our rooms. Very clean with ample supply of shower gel and towels. Lovely selection of tea/coffee/hot chocolate replenished daily. The breakfast was amazing. All cooked to order with quality ingredients and endless supply of drinks. Plus a selection of cold cereals and jams for toast. We ate our meals at the village pub across the road (Ingleby Arms). We were spoilt by the choice of lovely pub food at very reasonable prices and huge portions. One not to be missed.
A short drive into Lincoln where there is an array of historical sites and lovely shops.
I would thoroughly recommend a stay as the value and level of hospitality is outstanding. We were fortunate with beautiful weather and a lovely place to sit in the garden.
