positive : location 10 m away from the beach. breezy. basics but clean and comfortable cabanas. great service & staff. Fantastic food. large and spacious resort with limited number of cabanas.

the location is very good, by the beach. The accommodation is basic but good value for money in expensive Kalpitya.
What really made our stay special were the people running it! We ended up staying much longer than planned thanks to the friendly atmosphere created by the staff. Dinuka is very helpful and welcoming and the cooks Susila and Kalpy served the best food we had in our entire time in Sri Lanka! Highly recommended.

Staying at www.kitevilllaskalpitiya.com made our holiday tour meaningful and enjoyable.in this resort there are many chances for a visitor to make his holiday amazing and wonderful.First is first.Resort has a great staff.The guys-- Dinuka,Lalith and Isuru-- are very helpful,supportive and friendly.They know how to pamper their guests.HI guys..... Thanks a lot.
This quaint cabana resort is endowed with the unique charm of the island that is so often missing in other guest houses.Our cabana room was cool and quiet.The beach is just steps away.We had a great chance to walk more than 4-5km along the beach in the gentle breeze.I would definitely recommend this wonderful,affordable and adorable resort to anyone.For sure I will go there in coming years.

Booked the place well ahead and paid a pretty big sum for a total disaster ! We had just walked in and was greeted by two friendly staff members , but realised later on that our cabana had no lock on the main door . Called the manager( owner ) to inform her about the issue , and was rudely told to not bother calling her and to speak to the staff there. She also said that the place was under construction and there was nothing she could do at the moment , and had failed to inform us about the construction work going on .To get directions too she spoke to us in an extremely rude way , and only answered after calling her many times .She does not know how to speak to her guests and managed to disappoint us greatly .
However the two ladies at the resort were very friendly and informed us of other places we could stay at .
Dear Jeewani of kite beach villas ; learn how to speak to your guests before you open up a resort !

We're travelers,we always like wild staff,but this time was too much. The website doesn't show you how it really is. Cabanas are very simple accommodations but when we arrived the toilet was dirty,we cleaned it and we had to ask for toilet paper. The shower area is nice,it's outside and you can have a shower looking at the sunset but the shower and rinse basin where rusty. The room should be nicer if clean. Blankets were dirty. Pillow really smelly. The staff doesn't speak a good English so it's difficult to communicate. You have to pay Wi-Fi as extras. The prices of extras and food are higher than other near by places, so we preferred to go out. The cooker is a nice person but we didn't have food there. The kitchen it's like Sri Lankan old village style...and for that price...we could get double outside. We suggest to go and have a look before giving advance deposit. Maybe you like it,but if not..you're on time to change your mind. Last thing:the owner gives euro rate, so make sure to get the right money exchange. Anyway Kite surf it wonderful in kalpitiya area.

We stayed at Kite Beach Villa in January.
The huts are of a decent size, however, they are rather basic and in our case a bit dusty.
If you are in Kalpitiya for Kite Surfing beware that you have to take a tuc-tuc to the good spots every time as the location is not optimal.
We would have given 4 stars but due to unclear communication on the side of the owner, we ended up paying considerably more than agreed upon. We also didn't get a receipt for our stay, a first during our entire time in Sri Lanka.

Stayed here and I thought it was a great place. Clean and comfortable rooms, Very close to Kite beach. Food was excellent, any dish with sea food. I can recommend. Owner ledy and his staf were more then helpfull. Helped us plan our camping and realx trip. Always ready to. We will be back for sure.
Prices are a lot better than most kitecamps, and rooms are nicer too.
They are expanding so there is some construction noise during the day at the moment .

The people are very friendly and atentive, well service and very professional. The villa is very comfortable and well organised in a very simple way. Such a nice place to get relaxed and you can find the very clean beach with nice sun shine.

We phoned the day before arrival only to be asked could we come a day later as our room was still occupied. As we were just starting on an 8 week tour of the island and we had booked months in advance we were not amused. We refused the alternative room and were then shunted off to another guest house. When we did get our room the next day we found it to be quite quirky and pleasant.However we did think it a little strange that the windows had no curtains especially as they looked out over the dining area.
The open air shower was what we expected but not with an external gate, damaged so that it could not be locked.
The food here was the poorest we have had in all our visits to Sri Lanka

Good location, private beach with NOBODY inside, no tourists! Very good team, Sheranty the manager is very kind and does her best to satisfy customers. but rooms are very basic, bathroom dirty, full of mold on the walls in the room, sheets dirty, mosquito nets very very dusty, for a rate of 40€ by night. Meals are overcooked and very expensive for this quality (rs 1000)! So prefer another hotel to come relax on this very quiet beach!
