I keep returning to Palm Villa for numerous reasons, the main being that it feels like a home away from home. This colonial style hotel was converted from a family home, with a majority of the original architecture still in place. It is located right on the beach, with absolutely breathtaking views from every angle.

The rooms are airy, clean and spacious. Access to the beach is just a short walk away with safe areas within the bay to swim for both children and adults. Also easily accessible is Parrot Rock (Giragala) and the Coconut rock. Snorkeling in this area is also highly recommended.

The staff are superb and go out of their way to make our stay excellent. The food is delicious with a selection of Western and Sri Lankan dishes being available. Added bonus is yoga taking place on the premises with a sea view!

Suitable for families and friends alike. Highly recommend!

The location is enviable (in between two beaches, overlooking both of them!). The cafe is in front of the beach. I recommend the rooms that are very close to the beach (can see sea upclose from the windows/ patio). The food is standard Sri Lankan good fare. I was told about the availability of Sri Lankan breakfast at the end of the last days breakfast else would have ordered it more. The pet / friendly animals in and around this property add to the charm. Owners are kind and friendly. Service staff is ready to serve with a smile. Room was cleaned daily and towels changed upon asking. I'll recommend this place

I was fortunate enough to stumble upon Palm Villa and liked it so much that I ended up extending my stay on 3 occasions. The couple that run the place, Nadeesha and Sarath are so friendly and delightful and will help you with whatever you need and make you feel at home - thank you! There really is not a better place to stay in Mirissa. It is close to the main beach and restaurants (2-3 minute walk), but you have your own private balcony that is metres from the bay.

The room we had was sufficient for the both of us - with aircon and the usual necessities.
We stayed for 4 nights - enjoyed the fresh fruit for breakfast BUT got REALLY tired of the same mediocre daily breakfast of egg omelette and toast. The staff were friendly but I do feel the place and its guest could benefit from an all round upgrade. We stayed at several other venues in Negombo, Anuradhapura, Sigiriya, Kandy, Nuwera Eliya, Ella and Colombo on our tour of Sri Lanka and we got excellent service. Hope this helps the hotel and future guests

Palm villa has some good reviews which I am confused about and found them not to be a true reflection of our five night stay.

So for a bit more accurate information for people to manage your expectations are below.

Let’s start with the good

The location is great

Breakfast with a lovely view

Lovely staff especially Sochi the manager

The bad

The rooms are infested with insects ants, mosquitos and cockroaches

There is damp and mold everywhere

The air con units are so loud it’s hard to relax on the balcony

Palm villa is very expensive for what is provided .

The whole place needs renovating and is dirty

The owner / agent Maria is very rude and arrogant.

We didn't complain when we arrived but asked her to look at the air con unit next door as it was horribly loud.

Aggressively she came round banging on our door and was very rude. We didn't want to speak to her again so just put up with it.

I would suggest she should learn some customer service skills as it wasn't very nice

Genuinely surprised by the positive reviews for palm villa, so much so I wonder if they are fake, which of course is not possible.

We booked for 5 nights based on these reviews but I was so disappointed when we arrived, we tried to find alternative accommodation but couldn’t find anything else so had to stay.

The location is absolutely 5 stars, it has great views and it is at the quieter end of the beach which we appreciated. The staff are also very pleasant and friendly and we had nice breakfasts looking at the sea each morning.

The property however, is full of damp, infested with ants, mosquitoes and cockroaches. To call this a boutique spa which I have seen on other platforms is completely misleading and is quite upsetting to feel you are being so mislead after travelling from very far and spending so much money.

Our room was on the 1st floor, it was unclean and is in desperate need of investment and renovation. I wonder if the positive reviews are based on the other building, as they are worlds away from the building we were in.

Whilst we were there our neighbours also shared the same experience and we saw staff taking bug killer and disinfectants to various rooms.

I am a seasoned traveller and have stayed in many budget accommodations so expected simple rooms with basic amenities but I have never stayed anywhere like this, in fact I think it is grossly overpriced for the standard.

I would not stay here again or recommend anyone to stay here.

I've been visiting Sri Lanka and Mirissa for 20 years. Whilst much has changed, the understated charm of Palm Villa remains. And on my most recent visit, I was reminded why this place is so attractive.
Firstly, the location and views are hard to beat.... there is nothing better than falling asleep to the sound of waves on the shore and awake to a cool morning view of the garden and the bay. I will never tire of the view.
Secondly, it's good value. Palm Villa is not trying to be a resort and neither is it a back-packer hotel. It's a lovely family owned and run place which is clean and with lovely colourful touches and tasty local food to remind you of where you are.
Finally, and perhaps most importantly, the family who run it were so generous on my last visit going out of their way to assist.
I look forward to returning again soon...

Loved it !!! A 250 year - old former family home right on the beachfront.

First of all the staff. A very pleasant Sachi, Ruchika, Indika, Aloka and Hiransa delivered excellent, unobtrusive service and always with a smile. The room was clean and comfortable with A/C. Breakfast was included, complete with a front - row seat to see the surfers and you haven't lived until you've had the local curry for dinner!!

The location itself is quiet, just off the centre of the beachfront, with peaceful gardens to sunbathe or to relax with a book. The gentle sea breeze provides the air conditioning. Other amenities are within a 10 minute walk away including a supermarket and laundry. We checked out most of the other hotels in Mirissa and this one wins hands - down.

Their kindness is so compelling; there’s a review above that says they came for 2 days and stayed for 3 weeks! When i read that I thought how odd, having now stayed at Palm Villa I completely get it.

This simplicity is a refreshing contrast to the uniformity found in many modern hotels and apartments along coastlines worldwide. It’s this unpretentious charm that makes Palm Villa feel like a hidden, exclusive retreat, yet it’s conveniently located just a few minutes’ walk from the bustling town center.

This was our 3rd stay at Palm Villa in Room 1. Really friend staff who are always on hand to help with anything. Clean room and lovely garden surroundings with sunbeds and palm trees for shade. The property is situated in front of a sheltered bay which is great for swimming and snorkelling. It's a shame they no longer offer evening meals but there are lots of beach restaurants a few minutes walk along.

Hi Pia and Caro, it definitiv is a lovely place! Therefore it is quite popular, too, so I would recommend to Maje a reservation. Especoally to get the best room. For prices you should ask at the hotel as they vary a lot depending on the season. Good luck and enjoy!
