Mullans Bay is a 36-acre private estate on Boa Island near Kesh in County Fermanagh. We specialise in luxurious self-catering accommodation that caters for groups of all sizes. Our range of properties includes 3 luxury 5-bedroom villas all with ensuite rooms, a 4-bedroom villa with ensuite rooms, an apartment and finally 6 luxury lakeside lodges each with 2 ensuite bedrooms with our Platinum lodges offering their own private hot tubs. All our properties have direct private access to the beautiful shores of Lower Lough Erne, where guests can explore lakeshore pathways, including the Mullans Bay fairy trail, or simply enjoy the peace and tranquillity from the covered lakeside seating area. We had a wonderful stay in The White House. It’s a beautiful house equipped with everything you need for a luxury home from home stay.
Located in a stunning lake side setting with plenty of views from inside and outside the house. Adrian met us on arrival with some delicious homemade brown bread which went down a treat with everyone. He was a warm and welcoming host who was very knowledgeable and kind to the children.
The house itself is pristine. Luxourius in every sense. High end fittings, utensils, furniture etc.
The robes in each room were a brilliant addition especially when used for trips to and from the spotlessly clean hot tub.
The children loved the outdoor space, the fantastic playground and the fairy trail. Adrian took time out of his day to take the children on a little train ride which they loved. The big kids loved it too!
We stayed in The White House for two nights as a group of 20. The house was the perfect size with ample space inside so nobody felt on top of each other.
The softest carpets I’ve ever walked on and the nicest smelling toilet paper. So so many little extras that all add up to this properly being one or the best self catering houses we have ever stayed. We were sad to leave The White House but will absolutely be back. Thanks again for everything Adrian.

We have just returned from a wonderful weekend at the platinum lodge, Mullans Bay. The Lodge was finished to a very high standard and perfect for two couples having two ensuite double rooms. Adrian was the perfect host and greeted us with delicious wheaten bread on arrival.
Mullans Bay is in a stunning location with great views of the lough, especially from the hot tub which was well sheltered from the inclement weather.
This was our first visit but will definitely be back.

Adrian and the team saved out family holiday after having to turn around from another venue due to poor hygeine standards, I thought it was going to be a week stuck at home occupying the kids, but on the off chance contacted Mullans Bay to see if they had a cancellation- we had left it too late to book originally and had to opt for a plan B. Low and behold the Gate House was free and we grabbed the opportunity to load the car back up and head to Boa Island.
Mullans Bay is the perfect spot for a family get together or holiday. There were 8 of us staying in the Gate House. We were so comfortable, never feeling on top of one another, all bedrooms are ensuite, beds are comfortable and linen spotless.
The kitchen is home from home. Given the current covid pandemic, we choose to eat in for the week and catering for us all was easy. There are ample pots, ovenware, plates, dishes and glasses. We also had two lovely BBQs enjoying the beautiful weather and surroundings on a BBQ of the appropriate size to account for the number of guests staying in the house- something I have never seen in another self catering property.
The grounds around the property are tranquil, peaceful and private. Our kids could safely ride their bikes as traffic is calm and you are within a gated complex. The kids also had a ball at the park, they loved the zip line, newly installed rope swing, tunnel and bouncy castle. We bought a few nets and they also patiently tried to catch a few minnows at the beach area. Our kids are water babies and they also went in for swim! I also enjoyed the opportunity to be active on holidays with tennis courts and a lovely trim trail taking in the grounds suitable for walking or running.
As we are an active family we loved the convenience of the location, we went swimming at Muckross, canoeing and swimming at Castle Archdale, water boarding at Rosnowlagh Beach and a day out at Castle Coole a National Trust property, all within a 30minute drive of the resort. We have noted a few other places we are keen to visit and know that we haven't seen or experienced all of Fermanagh yet.
Finally, Adrian is a warm and hospitable host, his weaten bread is one of the highlights of the stay and the kids are still chatting about their train ride through the grounds. He is always at hand if you need something and runs the resort as if you are visiting his home. It is spotless and given the current climate that is so important.

Our first experience of Mullans Bay and it certainly won't be our last. We booked 2 of the Lodges to accommodate 6 adults & 6 children for a family New Year celebration.
I booked via texting & Adrian responded immediately to confirm our reservation and answered any queries we had. He gave a courtesy text the day before we arrived and greeted us when we arrived.
The Lodges were amazing - designed and finished to a very high standard. Both were identical. Adrian had the gas heating on for our arrival & the lodge was so cosy.
The accommodation was perfect- 2 double bedrooms both with en suite. The Lodges were cleverly designed with a Mezzanine, the kids loved this area, it was spacious and comfortable with a double air bed, which the children enjoyed.
The kitchen / living area was very spacious and relaxing beautiful view looking down to the lake. The kitchen was fully equipped with every appliance and equipment needed.
The location was perfect for a relaxing break after the busyness of Christmas, we enjoyed walking around the grounds and the children had a fab time with the zipline & rope swing.
I would definitely recommend the Lodge accommodation & a stay at Mullans Bay!

Arrived and was greeted by Adrian who showed us to our lodge. First impressions of the lodge were breathtaking, it was spacious, clean, full kitted and homely. We had a hot tub at our lodge which was well worth it, amazing at nighttime as there are colour changing lights with a view of Lough Erne. Adrian also makes the most amazing wheaten bread, not one bit was wasted!! Inside the lodge, bedrooms spacious, beds very very comfortable to sleep in, each bedroom with its own ensuite. The very sofa in the living area was so comfortable also, plus it has a smart tv so you could log onto your Netflix at night time. The kitchen was fully equipped with a large fridge freezer, easy to use oven and hob, plus a dishwasher!!! I have to say the detail was even down to the pots and pans which were Stellar. Beautiful class dining table inside and beautiful outdoor table and chairs. Everything was 100%, looking forward to our next visit.

Absolutely fantastic couple of nights here! We stayed in lodge number 4 (however 1-5 are identical) Every single thing has been thought out, location of verandas for privacy, right down to high end utensils. The lodge was super clean and fresh. There is a really cool hidden mezzanine floor in all of the lodges which we didn’t realise, we will definitely book this next time for the extra bed space for the teenagers. The lake is a stones throw away - which was great as our kids brought their paddleboards to use. There’s a beautiful walk way to the fab kids play park and seating area by the lake. Adrian is a real gentleman and met us with the most wonderful homemade wheaten bread on arrival, this was absolutely amazing toasted for breakie with real butter!! We can’t wait to make plans to return to this outstanding location and accommodation. Looking forward to returning before the end of 2020!!

Our family arrived here to celebrate our mum’s 60th birthday. 10 members of the family from different parts of Northern Ireland. We found this house incredible. Each room has its own en-suite- perfect. The bedrooms are spacious with plenty of storage space and really comfortable beds. The kitchen area is really well kitted out, and even comes with a utility room with a combi washer/drier. There is a lovely walk down to the lough, which is lovely (if the weather holds out). I don’t hesitate at all in recommending this house.

We have stayed in ‘the apartment’ twice and most recently in one of the executive lodges. Mullans bay has never disappointed. All accommodation is finished to a very high standard and so well equipped, compared to other self catering. It is a safe and secure environment for young children and lots to do on site - lovely walk, sandy entrance to water and space to build sandcastles, park and tennis courts. Adrian is very helpful and accommodating. Melanie makes the best wheaten bread you will ever taste is left for your arrival. We will be back many times!

We arrived at the lodges and where greeted by Adrian who is nothing short of a perfect gentlemen. He walked us through the lodge ensuring we where happy and even going as far to leave us freshly made wheaten bread which was delicious. The accommodation was spotlessly clean and the lodges have all been finished to an incredibly high standard. You could instantly tell that a lot of love and care has gone into there construction. The view out of the main room is beautiful and makes for an ideal place to have dinner and some evening drinks. The private hot tub is brilliant. It was freshly cleaned before we arrived and is positioned under a roof so even if it starts to rain, it is no issue. The structure in which the hot tub is situated has large glass sides so you can relax in the evening while still admiring the view. We had an amazing long weekend here, with no issues whatsoever. We will definitely be returning as soon as we can!

Our family have stayed at Mullans Bay on numerous occasions over the years (including the Apartment and the Willows).The recently constructed Lakeside Lodges were a new experience for us and didn't disappoint!
We stayed at the Platinum Lodge which had a sheltered Hot Tub outside which was so relaxing. We have used Hot Tubs at hotels etc before but this was on a different level as the Hot Tub was secluded in the specially built shelter which offered wonderful views across Lough Erne.

As always it was a pleasure to have your family to stay and its great to hear you enjoyed the Platinum Lodge. It was designed so guests using the hot tub have privacy whilst still enjoying the lake view and the outdoor spa experience regardless of the weather. Reading your review it sounds like we got that just about right. We have enjoyed seeing your girls grow into young ladies since their very first visit to Mullans Bay many years ago. Its nice that they still enjoy their visits here and we hope that Mullans Bay continues to be your sanctuary in Fermanagh when you need to escape for some peace and tranquility. Regards, Adrian.

No willows didn’t have one when we stayed there although lots of the other properties do.
While there we had brought food and shopped locally. Delivers may have to come from Enniskillen. I suggest you ask Adrian as his local knowledge is superb. He is extremely helpful too.
