Julie and Michael Lennon invite you to relax, unwind and be spoilt at their Five Star, Gold Award, Bed and Breakfast, near Southwold. Set in two acres of beautifully landscaped garden, our Grade 2 listed Georgian home is positioned a five minute walk from Kessingland’s vast beach and just a fifteen minute drive to Southwold; an ideal location for exploring the wonderful Suffolk heritage coastline. We have a breakfast award for the extensive range and quality we offer and all our produce is sourced locally. Our guests are welcomed with a complimentary Cream Tea with home baked scones, handmade preserves and clotted cream. Each of our rooms are tastefully decorated and equipped to a high standard and furnished with antiques in keeping with the property. We take great pride in the service we offer and our aim is to provide a peaceful, relaxing and pleasurable break.

This was our second stay at the Old Rectory and proved to be just as amazing as the last time. Julie provided a wonderful service tailored for these Covid days which included delicious breakfast in our wonderful double room which overlooked the beautiful gardens. The bed was so comfortable and everything sparkling clean. Also a couple of great restaurants within walking distance near Kessingland beach . We highly recommend this place and will definitely be returning for another visit.

Having stayed here for 5 nights in September, and another 5 nights in October, my Wife and I agree completely with the numerous favourable comments of other Reviewers, and appreciated the easy drive on good roads from London. Guests have returned year after year and we can now understand why.

Situated within a fine garden, The Old Rectory is a secluded, idyllic spacious property, easily found being just off the A12, but only walking distance from the attractive Kessingland beach. During our stays, we had enjoyable visits to nearby Southwold, Somerleyton Hall & Gardens, Walberswick, Gorleston, Beccles, Dunwich, Henstead Exotic Garden, Pakefield, Lowestoft, Oulton Broad, and the "undiscovered" villages of Westleton and Thorpeness.

For family reasons, the current owners are now selling the property which will make a fine home, and, if the new owners provide B&B too, my Wife and I will be pleased to return to this thriving and award winning gem (Savills, Norwich are dealing with the sale)

We have just had a wonderful stay at the Old Rectory. The breakfasts were superb and the en-suite room was really comfortable and spacious. I cannot praise this B&B enough, beautiful gardens, plenty of parking, a high standard of cleanliness and a lovely host.

We stayed for a night at The Old Rectory, and as the title of the review states, we wish we could have stayed longer. We stayed in August 2010 and the room cost £94 per night including breakfast.

We got a warm welcome from Chris upon our arrival and then we were shown to a elegant, spacious room (room 1). I really think that Carole and Chris had "thought of everything" to make it extra special - fluffy bathrobes, slippers, fresh milk for tea, fresh fruit to name just a few things. The room looked on to the gorgeous garden which we didn't get chance to explore unfortunately. For me though, the best thing was the sleep that I got that night. Being located up a long drive off the busy main road meant that the Old Rectory was exceptionally quiet and combined with an extremely comfortable king-sized bed and wooden shutters on the windows meant I got the best night’s sleep I'd had in ages.

I can easily see why it has won an award for its breakfasts as EVERYTHING about it was superb. Another couple mentioned that the evening meals were really good too - next time we'll try them - which means we're definitely going back, can't wait!

Within minutes of our arrival my partner managed to spill tea all over himself. Carol immediately offered to wash his clothes and they were returned the next day beautifully ironed! This act of kindness completely sums up the ethos of the Old Rectory. Nothing is too much trouble and everything is perfect.

This is the best B&B I have had the pleasure of staying in.
The owners, Chris and Carol show superb attention to detail without being intrusive. Nothing is too much trouble for them.
Our room was excellent, very clean and well appointed. Our breakfast was excellent great sausages and everything cooked to perfection.
It is worth visiting just for the home made cakes!
We will be making another visit in the summer to see the gardens in bloom, the gardens have won awards in Britain in Bloom.
All in all a wonderful break and a B&B that is well worth a visit.

We stayed here on 24th March 2011 - our first trip to Suffolk. There is not a lot of accommodation in Kessingland, but we would have chosen this B&B wherever it was! Such a beautiful house and such welcoming and friendly hosts. There was everything we needed in the room and spacious bathroom, plus all the nice little touches we wouldn't even have expected. The room overlooked the beautifully kept garden which looked wonderful with the spring flowers in bloom. Breakfast was exceptionally good! Would thoroughly recommend to anyone wanting to stay in the area (not only in Kessingland), and we do hope to return again sometime. Thank you, Carole and Chris for making our overnight stay so good.

This is a great place to stay. Very clean, comfortable, and spacious, with plentiful tasty breakfasts, and helpful, friendly hosts in Julie and Michael. Easily found being just off the A12 and situated on a 2 acre plot, surrounded by a glorious tranquil garden visited by Muntjacs (please see the photo taken this week), and within walking distance of the attractive Kessingland beach, and numerous inland and coastal attractions easily reached by car.

My Wife and I have just thoroughly enjoyed another stay at The Old Rectory where we hope to return later in the year.

Not only is this b&b of a high standard, it is the perfect place to relax. The location was perfect, with a beautiful unspoilt beach just a short walk away.

We received a warm welcome and nothing was too much trouble throughout our stay. The only disappointment was that we were a bit too early to appreciate the garden which was about to burst into bloom.

We will definitely return and couldn’t recommend staying here highly enough.

We stayed for 3 nights as a pre-Christmas get away. From the moment we arrived we were made to feel so welcome and even treated to a cup of tea and scone - just what you need after a long drive. The room was awesome - clean, comfortable and lovely views over the garden which are fantastically maintained. The breakfast room was superb - complete with fabulous Christmas tree!! And breakfast was truly delightful - fantastic quality local produce and a great way to start the day. To top it off - The Old Rectory is situated perfectly - a 10 minute stroll to the local beach with great walks, and the fabulous 'Waterfront' restaurant. And a quick 15 minutes in the car takes you to Southwold - lovely shops and pubs. But what made our trip extra special was the fantastic hospitality-we came as visitors and left feeling like good friends. We would definitely recommend- this place really is five stars and more. You won't be disappointed.
