On check in you're given a map and sent to find you're accommodation. The facilities are in separate buildings so come rain or shine you go outside to get to them. A lot of the parking has reserved spots for certain accommodation. If there is a party or event on you would struggle to park near where you're hotel room would be anyway. Room 8 was in the basement and you can here every noise. You're view is the kitchens. Room 13 newly refurbished is cold. It had been made as a double, but to my surprise it was 2 single beds pushed together with rollers on the feet which slid. Never slept. Breakfast was underwhelming. 1 waitress serving everyone. You don't choose its given to you. 2 slices of brown 2 white, a sliver of butter on a plate. 1 small cup of juice, no pastries. On check out when I explained it all I got was "Sorry about that". But when it's pay in advance it makes you see. "Buyer Beware". Money first.

I was a bit concerned about all the recent bad reviews, but as it turns out we had nothing to worry about. 5 of us and a dog stayed in villa 81. It is a little tired round the edges and needing a paint refresh etc, but really, it was a lovely space with cosy sofas, a fully fitted kitchen, hot power showers, lots of space, breathtaking views out the back and everything we needed. In this day and age some sort of streaming service should be available and the main TV kept glitching. When you've been out and about all day, you just want to chill out with some screen entertainment and a few old terrestial channels isn't going to do it. Also the small TV in the twin room where our son was didn't work at all which was disappointing. I don't think it even had an aerial. I have read many complaints about the wifi. We had no problems at all and my son could stream YouTube. I've also read that the villas aren't warm enough. Well, there are old-fashioned heaters, but we were certainly never cold and it was freezing outside. It's upto you how high you want to set the temperature. There were two small power cuts on site when we stayed, but staff came round with candles and kept us informed. The on-site facitities were excellent. We used the pool everyday and although it does get busy sometimes, there are times of the day when you can almost have the whole place to yourselves. Adult only swims in the morning are great. Not sure what it's like in the height of summer mind. Terrific sauna and we had an ace 18 hole game of pitch and putt. I loved the on-site restaurant - The White Cockade Bistro. We ate there 3 times. It is of a high standard, despite all the negative reviews. I write about food, I should know! Sometimes it does seem like the odd dish is revamped if they don't have all the right ingredients, but it's always fresh and delicious. Huge portions mind! You will waddle out. The service is warm, friendly and engaging. We didn't try the Lindsay Room special night, but if we return we will as the location looked stunning. There is lots to do round and about, a walk to the pretty village, Elie beach, the secret bunker and so on. It is a lovely part of Scotland and we all felt welcomed. I had a bit of a health scare just before Christmas and Kilconquhar Castle Estate was just what the doctor ordered. I feel relaxed and rejuvenated.

We stayed at the weekend there and when we were arrived we received such a lovely welcome from Vicky at reception who explained about the facilities and gave us a map for the estate. We stayed in the garden flat and found it to be extremely dated. All the furniture seemed to have been there since the 80’s and I’m not in good condition. The bed had no mattress protector and our daughter had to sleep with us as there is no way we would have let her sleep on the sofa bed as it looked very grim, it is such a shame as the room as so much potential, especially with the little conservatory. We dined in the restaurant and unfortunately they didn’t provide any cocktails. The meal was lively but the service was slow and the waitresses didn’t seem to want to be there. The grounds are lovely and the place has the potential to be great. It just needs some very much tlc. Unfortunately we wouldn’t return unless the rooms are renovated.

We recently attended the Xmas party night We stayed in one of the villas as there were 6adults the villa was lovely and suited our needs The party night the meals were very slow to serve almost an hour between courses The entertainment was “ok “ started late after 9 and had a break 30 /45 mins then finished at 11.30 ! We went for breakfast in the morning after being told it was served in 2 areas The bistro which was full and the Lindsay room The server in the Lindsay room was rude and very unhelpful and there was no food to be had when we arrived , the Ashets were filled but the food was poor and lukewarm and the plates were cold so by the time we got it back to table it was cold ! We asked on a few occasions for cutlery cups and glasses and this was meet with another charming response from the young lady ! There was no option for vegans , one of our party was vegan and had to ask for food as none of the food that was available was vegan friendly .. oh sorry she was told the sausages were but they were in the same dish as the bacon so I doubt this was the case ! There was no options for us to have cereal or fruit or anything else other than the poor excuse for a Scottish hearty breakfast that has been advertised I definitely wouldn’t be recommending this service to any of my friends in the future

Advise renters and exchanges large property making Electricity very expanses as hard to heat. Vaulted ceiling & inadequate heating in large bathroom due to being tiled ceiling to floor. Entry directly into kitchen with nowhere for shoes or Coates.

Been going for 20+ years and the standards are dropping. Mould and blood on bathroom blinds. Dried faeces and toilet paper on the toilet brush Radiator held together with tape Dirty and mouldy pull cord Tiles coming off wall Windows literally falling apart from mould/wet. It’s going down hill and money is needed to regenerate the villas, they are freezing and damp.

Booked a last minute night here and could not be more happy . Lovely location with plenty to do within the grounds . The room was spotless clean and had everything you need . We had dinner and breakfast there and both meals were grand . What made the stay extra special was the staff . Rare these days to stay in a place where all the staff without exception were lovely and could not have been more friendly . Looking forward to a return visit . Being of a certain age finding an outrun machine made it the best trip ever lol

We stayed in castle apartment 3 as a family of three. Huge apartment freshly painted and very well equipped . Very good value for money. Grounds are nice and well kept . Swimming pool ok if you go at a quiet time . Good sports facilities. Only downside was the restaurant. Breakfast was good and food was nice but staff at dinner were terrible . Made a lot of mistakes and bordered on rude . Shame as the rest of it was very good

I am a kinship carer for a baby aged 1 and a toddler aged 2. I get one weekend per month respite. I booked a 2 night stay several months ago and was so looking forward to some me time away from home to unwind and relax. My respite carer for the boys took unwell overnight of the day i was meant to travel. I phoned and asked if i could reschedule and was told no. I was told to email through the booking site which i did. Got patronising response about sympathising with me but as they are a business couldnt chamhe the dates. They basically were putting profit before compassion for their guest. Ive since written another email to the manager and not one word of acknowledgement of my email. Feel igored and irrelevant by this hotel. Would definitely not recommend booking here.

Stayed in Villa 7 with book group., Beautiful well maintained setting- with parking, Nice spacious Villa with an outside seating area, well equipped kitchen and a sauna! Comfy beds (can request single or double make up) and sparkling clean bathrooms..lovely that there was dishwasher tablets, w-up liquid and opportunity to buy kindling and logs.. We didn’t use any of the hotel facilities but will check them out, as we intend to return!
