What a great find. A 'proper' Guest House, with a most welcoming host! (Yes you Karen).
Comfortable clean room, with a en-suite Shower and Loo. Some interesting mid century furniture, in particular the Beautality Gentlemans Wardrobe. (Why can't we make Furniture that is so useful today?.) The bed was very comfortable, and all in all, a most enjoyable stay. Plenty of on road parking, in a quiet area. And lots to see and do, in the local area. Full breakfast was not available at the time of my visit, but the substitute, breakfast sandwich with a croissant, and some fruit was fine for me. I look forward to staying here again.

We stayed at Avon Manor for one night in June. We were given a warm welcome on arrival by the owner’s daughter. . Rooms were clean and tea/coffee facilities available. We didn’t stay for breakfast as we were having this at family close by but we were brought fresh milk in the morning for our drinks . Nothing was too much trouble and the owners checked up on us throughout by phone. Would definitely stay here again. A good B&B for a good price.

Karen is a lovely lady who couldn’t have been more accommodating for us. The hotel isn’t far from the beach so can take a nice walk. Breakfast was lovely and the rooms were clean and tidy. Thank you so much!

I politely addressed some of my concerns with the owner of this guest house to avoid giving a negative review on Trip Advisor. She seemed oblivious to the fact that the place was shabby. And then, a few hours later, she phoned my brother (who made the reservation) to complain about my complaint! Frayed towels (which didn't smell particularly fresh), horrible bed linen, filthy carpets, a single barely accessible electric socket that only provided current intermittently, an unsecured towel rail weighing over half a kilo which dropped on the floor (so very close to my foot) each time it was used. Staff, apart from the elderly lady who did the cleaning were noticeable by their absence, abrupt and unfriendly. As I say, I took the time to provide honest, objective feedback - all I got back was "No one else has complained!" I'm British but live overseas. I've always had great stays in guest houses and B&Bs. 5 nights I'd soonerer forget about

I stayed in room number 2.
Good points:
Clean rooms, quite and peaceful area, very good breakfast, excellent customer service by Karen, bed quality is very good, sleep quality excellent, no disturbance what so ever from other residents.

To Improve:
1. Off-street car parking - may be one could feel safer if there is a secure car parking.
2. Electric shower - poor flow.

We needed a B&B on July 8th in order to see our Grandson at his school sports day. Karen was very pleasant and made us feel welcome. My grandson needed some sports clothing and we asked Karen the directions to the nearest supermarket, once she became aware that we didn't know the area, she popped off for a few minutes and came back with the exact item we needed, how much more helpful could anyone be? Avon Manor was a pleasant experience all round. We will be visiting again. Top marks Karen.

Visited last weekend for the purpose of seeing 3 Cunard liners leaving Southampton in formation.
Great choice for somewhere to stay. From the minute we arrived to the minute we left we were made to feel very comfortable. On arrival, which was late evening, we were shown straight to our room. It was a very homely, comfortable room. The antique furniture, which was in very good condition, brought back memories of staying at my grandma's. The room was very relaxing with the added bonus of having the heating on, which was a welcome treat on arrival, as it was a cold evening.
There was plenty of teabags, sugar, coffee, etc along with a chocolate biscuit each- yummy. The bathroom was a good size. all very clean as well. From the bedroom window the sea could be seen, even if not on the seafront but very near, another added bonus. Parking was no problem, either off road or street parking. Avon Manor is set in a very peaceful area but very near to the seafront and not too far from the town centre.
Now for the even better bit, which is hard to do, - the breakfast. Well all I can say is wow. It was wonderful. It was a lovely cooked breakfast which also came with saute potatoes. Plenty of toast, tea and coffee. Also available was a large assortment of cereals, jams and also a fruit salad. The room for eating the breakfast in was lovely and bright. set you up for the day.
Nothing was too much trouble.
This definitely somewhere I will visit again if down that way.

A family member spent two nights there in order to attend a funeral in the area. She was very impressed with all aspects of this B&B and recommends it as being of a high standard and very good value.
I live locally and am delighted to pass on her comments. I will be recommending it to future visitors to the area when my guest-room is occupied.

I have been working away so staying at the Avon Manor Guest house since May during the week.

I think i have stayed in all the rooms and they are all lovely.

Beds, very comfortable, 2 pubs within walking distance (as is the sea) and a great fish and chip shop!

Karen and Lynn are great hosts and provide everything you would need. They also have excellent wi fi available.

Whenever i need to stay in Gosport now i shall be staying here :-).

Myself and my partner stayed here for a couple of nights for a family wedding, as it was being held nearby. We immediately felt welcomed and comfortable. The rooms were clean and accommodating and the breakfast was delicious. Just what you need after a wedding! We shall be returning to use this guesthouse as a place to stay when we visit the family. Thank you very much.
